Located at 11464 Harry Hines Blvd. and in close proximity to the interchange of I-35 and I-635, the property will be used as a wholesale outlet by purchaser OM Imports, a jewelry and fashion accessory company. Turano represented the seller, Neal Mehta LP, in the transaction.

FONTANA, CALIF. — American Bolt & Screw has leased 72,650 square feet of industrial space at a Fontana industrial building. The 186,118-square-foot building is located at 14650 Miller Ave. within the Fontana Commerce Center business park. The five-year lease will commence in April. Walt Chenoweth and Bob Woods represented both the tenant and the landlord, Dolphin Partners, in this transaction.

WEST PALM BEACH, FLA. — McCraney Property Co. has plans to develop a new speculative warehouse/distribution center in its Vista Business Park, a 500-acre, Class A business park in West Palm Beach. The two-building, 100,000-square-foot project is the first new construction at the park in five years. City National Bank provided construction financing, Jose Jaramillo of JJ Architectural Group designed the facility and Michael Falk of Michael Falk & Co. LLC is handling leasing responsibilities. McCraney Property Co. expects to break ground in the first quarter of this year.

CHICAGO — Arthur J. Rogers & Co. has completed a lease on behalf of DHL Global Forwarding for a 491,120-square-foot, build-to-suit near O’Hare International Airport in Chicago. The $35 million project, located on a 24-acre parcel north of the airport, recently broke ground. The new Global Forwarding Center for DHL, the largest facility for the firm in the nation, will include 53,000 square feet of office space and a 423,030-square-foot warehouse. Jeanne Rogers of Arthur J. Rogers & Co. represented DHL Global Forwarding in the transaction. Ken Franzese and John Cassidy of Lee & Associates represented the ownership. Aeroterm is developing and constructing the facility, which is slated for a fall completion.

ALSIP, ILL. — Resource Plastics has signed a long-term lease for 170,563 square feet of industrial space at 5623 W. 115th Street in Alsip, a southern suburb of Chicago. The 399,511-square-foot industrial property was recently redeveloped by KTR Capital Partners to attract new tenants. Resource Plastics, a major plastic recycling, manufacturing and raw material distribution company, is relocating from Blue Island. FAIRVIEW, N.J. — NAI James E. Hanson has arranged a 13,100-square-foot lease at 815 Fairview Avenue, a 318,413-square-foot industrial building in Fairview, located about 25 miles north of Newark. The tenant, Paramount Services Inc., is relocating to 815 Fairview Ave. from Secaucus, N.J. Paramount, a construction company specializing in multifamily interior renovations, will use the space for storage of materials and light assembly. The space features 1,000 square feet of office space, a loading dock, 17-foot clear ceiling heights and ample parking. Thomas Vetter, Jeffrey DeMagistris and Nicholas Herrick at NAI Hanson represented the property’s landlord, Fairview Industrial Park Inc., in the transaction.

HOUSTON — NAI Houston has arranged a 38,070-square-foot warehouse lease in southwest Houston for Tool Mart Inc., a distributor of mechanical, plumbing and electrical tools for contractors. The facility, located at 13721 S. Gessner Road, is within the Beltway Crossing Business Park. John Ferruzzo and Chris Kugle of NAI Houston represented the tenant in the negotiations. Justin Robinson of Stream Realty represented the undisclosed landlord.

HOUSTON — Full-service commercial real estate company Levey Group has leased 18,300 square feet of warehouse space in Houston to RIEX Co. LP, a manufacturer of fasteners, sealing products and construction supplies. Located at 8850 N. Sam Houston Parkway West, the facility is part of the Sam Houston Business Park, which includes three tiltwall facilities. Joseph Smith of CBRE represented the Levey Group in the negotiations, while Nick Peterson of NAI Houston represented tenant.

NEWINGTON, CONN. — ADS Warehouse Solutions has signed a 306,900-square-foot lease at 475 Willard Ave. in Newington, located about eight miles south of Hartford, Conn. ADS Warehouse Solutions, a logistics management company for Jade Marketing Group and Onyx Design Groups, signed a long-term lease to become the largest tenant in the building, occupying nearly half of the 614,600-square-foot distribution center. Boasting both exterior and interior loading docks, the space will now serve as a distribution center for the clothing manufacturer’s jean brands, which include Amethyst Jeans, Ariya Jeans and T.K. Axel Brand. Chris Metcalfe and Bill Bronson of CBRE New England represented the landlord, Hampshire Cos., in the transaction. Tim D’Addabbo of Cushman & Wakefield represented the tenant in the transaction.

DALLAS — Investment firm Karlin Real Estate has provided a $7.2 million loan to DFW Economy Industrial LLC for the refinancing of a three-property industrial portfolio in the Dallas/Fort Worth Metroplex. The assets total 268,000 square feet and include two buildings in Arlington and one in Mesquite. The properties, all of which include incubator and office space, were collectively 88 percent leased at the time of the closing. DFW Economy Industrial purchased the portfolio in 2006. Karlin Real Estate, an affiliate of private investment firm Karlin Asset Management, is based in Los Angeles.
