ROCKWOOD, MICH. — Colliers International has brokered the sale of a 10,076-square-foot freezer/cooler industrial building located at 31607 Gossett Drive in Rockwood, approximately 25 miles south of Detroit. Kezu Cold Storage LLC purchased the building for an undisclosed price from Instant Whip. Kezu Cold Storage will use the building as a distribution hub to serve southeast Michigan. John Lominack and Jim Roberts of Colliers International represented the seller, Instant Whip. Peter E. Kepic, Peter J. Kepic and Ryan Brittain of Colliers International represented the buyer.

ROSEVILLE, MICH. — L. Mason Capitani has arranged the sale of two industrial buildings totaling 35,000 square feet in Roseville, five miles east of Warren. Special Tool & Engineering purchased two industrial facilities located at 15585 Sturgeon St. and 29800 Calahan Road from an undisclosed seller. The buildings are located approximately three miles from Special Tool & Engineering’s current operations headquartered in Fraser. The company offers engineering, design and complete tool manufacturing for the automotive industry and for household appliances, office equipment, electronics, and the packaging industry. Jason Capitani and Joe DePonio represented Special Tool & Engineering in the transactions.

WOODBRIDGE, N.J. — Advance Realty and F. Greek Development have broken ground for the construction of a 190,000-square-foot refrigerated warehouse and distribution center at 275 Blair Road in Woodbridge. Situated on a 9.33-acre site, the property will be fully leased to Preferred Freezer Services, a nationwide operator of temperature-controlled warehouses. The joint-venture partnership of Advance Realty and F. Greek Development is developing the built-to-suit warehouse, which is slated for completion in April 2015.

MILWAUKEE —The Dickman Co. Inc./CORFAC International has brokered the sale of a 202,358-square-foot industrial building, located at 2800 W. Custer Ave. in Milwaukee. 2800 Custer LLC purchased the building from RockTenn CP LLC for an undisclosed sales price. Samuel M. Dickman Jr. and Samuel D. Dickman of The Dickman Co. represented the buyer in the transaction. Jim Larkin of Colliers International represented the seller.

SECAUCUS, N.J. — HFF has closed the $29 million sale of the leasehold interest at One Emerson Lane, a 340,000-square-foot light industrial property in Secaucus. Situated on 18.64 acres and constructed in 1978, the vacant property features 35,712 square feet of two-story office space. Michael Nachamkin and Steve Simonelli of HFF represented the seller, Trinity Place Holdings, in the transaction.

GARLAND, TEXAS — Garden Ridge, a home décor superstore, has leased 146,600 square feet of warehouse space at Logistics Pointe/Garland, a 1.1 million-square-foot dry storage and warehouse center. The property is located at 2600 McCree Road in Garland. David Sours and Kevin Kelley of CBRE represented the landlord, Westmount Realty Capital LLC, a Dallas-based real estate investment firm. Nathan Lawrence of CBRE represented Garden Ridge in the lease transaction.

FLETCHER, OHIO — Industrial Property Brokers has arranged the sale of a 297,940-square-foot industrial facility in Fletcher, approximately 35 miles south of Dayton. Robinson Investments Ltd. purchased the facility located at 6990 U.S. Route 36 East for an undisclosed price. Robinson Investments is the owner of Robinson Warehouse, Wright Distribution Centers Inc., Logan Express LLC and Robinson Building Solutions. Robinson Warehouse will be housed at the Fletcher facility, which is approximately 32 miles from the company’s corporate headquarters in Bellefontaine, Ohio. Robinson Warehouse provides the facilities and labor to supply a variety of logistic functions such as purchasing and procurement, packaging, transportation, warehousing, and reverse logistics. Tim Echemann of Industrial Property Brokers represented the buyer in the transaction. The seller was undisclosed.

ROMEOVILLE, ILL. — Molto Properties plans to develop a 189,731-square-foot distribution facility in Romeoville, approximately 30 miles southwest of Chicago. The 10.8-acre development will be located at 1485 Normantown Road. The building will feature a 32-foot clear height ceiling, car and trailer parking and ESFR sprinklers. The building will be visible from I-55. Jim Estus of Colliers International will market the speculative building on behalf of Molto Properties. Meridian Design Build has been selected as the general contractor for the project.

MIAMI AND MEDLEY, FLA. — JLL has brokered the sale of two industrial facilities totaling 312,000 square feet in South Florida. In the first transaction, Marjam Supply Co. Inc. purchased a 271,000-square-foot warehouse located at 18000 State Road 9 in Miami’s North Dade submarket. Brian Smith and Audley Bosch of Cushman & Wakefield represented the seller, ProLogis, in the transaction. Steven Medwin, Nick Wigoda and Matt Maciag of JLL represented the buyer. In the second transaction, the JLL team represented ProLogis in the sale of a fully leased, 41,000-square-foot facility inside of the Pan American North Business Park at 11200 N.W. 138th St. in Medley. An institutional investor purchased the asset for an undisclosed price.
