HOUSTON — Levey Group and TriStar Glass Products have executed an earnest money contract for a design-build facility on more than five acres of land inside IAH Business Park. The development will include a 66,000-square-foot facility featuring a 4,000 amp electrical service, drive-through site plan configuration and additional land for future expansion. The property is adjacent to Bush Intercontinental Airport along Aldine Westfield Road. Nick Peterson and John Ferruzzo of NAI Houston represented Levey Group in the transaction. LA PORTE, TEXAS — Marcus & Millichap has arranged the sale of La Porte Office Warehouse, an 18,000-square-foot industrial property in La Porte. Alex Bouchard of Marcus & Millichap’s Houston office marketed the property on behalf of the seller, a private investor. La Porte Office Warehouse is located at 930 S. 14th St. in La Porte.
SUFFERN, N.Y. — Meridian Capital Group has arranged a $65 million loan for the purchase of an industrial property in Suffern. The borrower is Raymour & Flanigan, a premier furniture and home design store. Located at 30 Dunnigan Dr., the industrial warehouse totals 871,600 square feet. Raymour & Flanigan and Par Pharmaceutical occupy the property. The 10-year loan, which was provided by CMBS lender, features a 4.57 percent fixed-rate and a 25-year amortization schedule. Ari Adlerstein and Ari Dobkin of Meridian Capital’s New York City headquarters negotiated the transaction.
OTSEGO, MINN. — Duke Realty has arranged a long-term lease with Blu Dot for the development of a 150,064-square-foot, build-to-suit bulk warehouse in Otsego. The designer and distributor of modern home furnishings will occupy space on nearly eight acres in the Gateway North Business Center. Neil Kolatkar and Dan Swartz of CBRE represented Blu Dot in the transaction. Josh Budish of Duke Realty’s Minneapolis-St. Paul office represented the firm.
HOUSTON — JLM Commercial Advisors Inc. has arranged the sale of a 140,110-square-foot office/warehouse building on 25 acres at 5750 Brittmoore Road in Houston. Lane Guinn of JLM represented the seller, Goya Foods Inc. The buyer was CHI Tanner LP. Goya Foods formerly used the property as a plant and distribution facility. Plans for future use of the building were not released.
MILWAUKEE — The Dickman Company, Inc./CORFAC International has arranged the sale of an 8,186-square-foot industrial building in Milwaukee. The property is located at 1036-1038 W. National Ave. Palko Energies LLC purchased the building from the city of Milwaukee. Zach Noble of the Dickman Co. represented the seller and the buyer in the transaction.
MUNSTER, IND. — Paine/Wetzel TCN Worldwide has arranged the lease of a 56,800-square-foot space at 9200 Calumet Ave. in Munster. AM Manufacturing Co. will occupy space in the Munster Lake Business Center. AM Manufacturing makes equipment for the pizza, tortilla, bagel and baking industries. The company is expanding its facilities and relocating from Dolton, Ill. Ed Wabick of Paine/Wetzel TCN Worldwide arranged the lease for the landlord, Munster Development LLC.
INDIANAPOLIS — Brennan Investment Group LLC has acquired Jackson Industrial Park in Indianapolis. The portfolio consists of four multi-tenant, light-industrial facilities totaling approximately 260,400 square feet. Brennan Investment Group successfully utilized crowdfunding with Realty Mogul to complete the purchase. The property is 77 percent occupied.
PHOENIX — First Commons at West 10, a 99,528-square-foot industrial complex in Phoenix, has sold to Enright Capital for $6 million. The building is located at 4625 and 4635 W. McDowell Road. It was built in 2002. The property was 60 percent leased at the time of sale. Bob Buckley, Tracy Cartledge and Steve Lindley of Cassidy Turley represented both the buyer and seller, MDI Capital, in this transaction.
ONTARIO, CALIF. — Guthrie Development Company and its private equity partner have acquired Airport Distribution Center, a 221,171-square-foot industrial park in Ontario, for a reported $20.2 million. The center is located at 1500, 1550, and 1590 Milliken Ave. The park contains three buildings and 30 units. The Class A space is 93 percent leased. The seller, Panattoni Development Company, was represented by CBRE’s Barbara Emmons, Darla Longo and Michael Kendall.
