MIAMI — Miller Construction Co. has begun site work for Flagler Global Logistics’ new 252,000-square-foot Building 34 at the 900-acre Flagler Station business park in Miami’s Airport West submarket. Miller Construction previously delivered the park’s 171,944-square-foot Building 31. The new property will be located at 9290 N.W. 112 Ave. and will feature 30-foot clear ceiling heights. Architectural firm Ware Malcomb designed the tilt-wall structure. The building is 87 percent preleased to Starboard Cruise Services.

COMMERCE, GA. — Hillwood Investment Partners, in a partnership with Brookfield Asset Management and the Hillwood-Brookfield Industrial Partners fund, has signed Ollie’s Bargain Outlet Inc. to a 962,280-square-foot industrial lease. The bargain retailer has leased space at Commerce 85 Distribution Center in Commerce as its distribution hub for the Southeast. The property is located at 1523 Steve Reynolds Industrial Blvd. The property is Ollie’s first distribution center in Georgia. John Van Buskirk of Jones Lang LaSalle represented Ollie’s in the lease transaction. Greg Haynes of CBRE Inc. brokered the lease on behalf of Hillwood.
NORFOLK, VA. — CBRE | Hampton Roads has arranged the $4.1 million sale of the Virginia Renaissance Center at 2424 Springfield Ave. in Norfolk. The Schaubach Cos. purchased the former Ford plant from VRC Ventures. Ken Benassi and Worth Remick of CBRE | Hampton Roads represented the seller in the transaction.
WOODRIDGE, ILL. — Morgan/Harbour Construction has completed a 180,480-square-foot speculative warehouse within Park 355 in suburban Chicago on behalf of HSA Commercial and Industrial Income Trust. Located at 2143 Internationale Parkway, the new building is situated on 9.5 acres in Woodbridge and includes 30-foot clear ceiling heights, 28 exterior truck docks and four drive-in doors. The property sits near the junction of I-55 and I-355 and features frontage on I-355. The facility can accommodate up to 196 vehicles and is expandable by an additional 23 exterior docks and five drive-in doors. Leading Morgan/Harbour’s construction team were Ben Warriner, vice president of construction; John Becker, project manager; and Robert Papineau, superintendent. Cornerstone Architects provided the architectural services. The building is a joint development between HSA Commercial and Denver-based Industrial Income Trust.
SECAUCUS, N.J. – Cushman & Wakefield has arranged the sale of 60-70 Seaview Drive, a 146,000-square-foot industrial building in Secaucus. Stephen Elman and Jules Nissim of Cushman & Wakefield represented both the buyer, C.R. Laurence Co. Inc. (CRL), and seller, Principal Real Estate Investors. For C.R. Laurence, a supplier to the glazing, architectural, railing, construction, industrial and automotive industries, the acquisition marks a relocation and expansion by 100,000 square feet within the Secaucus market. Constructed in 1981, the single-story distribution facility at 60-70 Seaview Drive is situated on 6.7 acres. CRL’s existing 45,000-square-foot warehouse/distribution facility, located at 211 County Ave. in Secaucus, also company-owned, is currently available for sale.
FORT WORTH, TEXAS — General contractor Speed Fab-Crete has broken ground on a 67,081-square-foot manufacturing and distribution facility for Granite Security Products Inc. in Fort Worth. The single-story facility, to be located adjacent to the Granite Security’s existing office and production headquarters at 4801 Esco Drive, will be the third facility constructed by Speed Fab-Crete for the tenant, a manufacturer of security containers. This design-build development involves a combination of precast concrete and pre-engineered metal superstructure. The project team also includes Callahan & Freeman Architects, Civil Point Engineers Inc., Hulsey Engineering and Leeming Design Group.
HOUSTON — Boyd Commercial has brokered the sale of a 30,675-square-foot industrial property in Houston. The building, located on 1.8 acres at 4321 Directors Row, is in close proximity to the interchange of I-610 and State Highway 290. David Munson of Boyd Commercial represented the buyer, 7100 North Loop East Inc., in the transaction. Lucian Bukowski and Wyatt McCulloch of CBRE represented the seller, Max 5 Holdings LLC.
DALLAS — Henry S. Miller Brokerage has arranged the sale of a 10,000-square-foot industrial building in Dallas. Located at 11464 Harry Hines Blvd. and in close proximity to the interchange of I-35 and I-635, the property will be used as a wholesale outlet by purchaser OM Imports, a jewelry and fashion accessory company. Turano represented the seller, Neal Mehta LP, in the transaction.
FONTANA, CALIF. — American Bolt & Screw has leased 72,650 square feet of industrial space at a Fontana industrial building. The 186,118-square-foot building is located at 14650 Miller Ave. within the Fontana Commerce Center business park. The five-year lease will commence in April. Walt Chenoweth and Bob Woods represented both the tenant and the landlord, Dolphin Partners, in this transaction.
WEST PALM BEACH, FLA. — McCraney Property Co. has plans to develop a new speculative warehouse/distribution center in its Vista Business Park, a 500-acre, Class A business park in West Palm Beach. The two-building, 100,000-square-foot project is the first new construction at the park in five years. City National Bank provided construction financing, Jose Jaramillo of JJ Architectural Group designed the facility and Michael Falk of Michael Falk & Co. LLC is handling leasing responsibilities. McCraney Property Co. expects to break ground in the first quarter of this year.
