ZIONSVILLE, IND. — Meridian Design Build’s National Projects Group has broken ground on a 303,000-square-foot package sorting and distribution center in Zionsville for Scannell Properties. The build-to-suit facility will be the first development in the new Ripberger Business Park, which is located about 20 miles north of Indianapolis. The main building will include 291,000 square feet of package sorting/distribution space and 12,000 square feet of office space. Three separate out-building structures will be constructed on the 43-acre site to accommodate security, vehicle maintenance and seasonal storage requirements. Michael Winger of Meridian Design Build is leading the project team. Bob Kolcz and Fred Jennings, also of Meridian Design Build will coordinate work at the project site. Precept Design LLC is the architect, and American Structurepoint Inc is completing civil engineering work.

LUFKIN, TEXAS — Tulsa, Okla.-based AmeriBid LLC has plans to auction off a 13,172-square-foot warehouse with frontage along U.S. Highway 69 in Lufkin. The bank-ordered auction will take place on-site at 3630 E. Denman Road on May 28. The property was built in 2006 as a gymnasium but was converted in 2008 to a nightclub with multiple bars, a wood dance floor and office space. The steel-frame building features 25-foot ceiling heights and has central air and heat.

JESSUP, MD. — A joint venture between New York Life and Mosaic Realty Partners has acquired Maryland's largest warehouse — the Maryland Wholesale Food Center, located at 7600 Assateague Drive in Jessup. The 775,000-square-foot property is situated on 60 acres and is minutes from I-95. The new owners are currently leasing the property. The project includes a main building with loading on three sides and truck courts, a vehicle maintenance building and a guard shack with full perimeter fencing. Cris Abramson, Brian Kruger, Nick Signor, Michael Elardo, Jared Ross and Michael Kimmel of Cushman & Wakefield represented the seller in the transaction.

INDIANAPOLIS — Neher Group South LLC has sold a 23,395-square-foot office/showroom facility located at 7427 Company Drive in Indianapolis. The freestanding facility is situated on a two-acre site. The building was primarily used as an office/distribution facility. Mark Writt of CBRE represented the seller in the transaction. The purchase price was undisclosed.

PASADENA, TEXAS — Silver Eagle Distributors has begun construction on a $25 million Anheuser-Busch distribution center in Pasadena. The 400,000-square-foot facility will be located at 3503 Pasadena Freeway. Silver Eagle expects to wrap up construction in the second quarter of 2014. The new facility will be able to handle the distribution of 6 million to 8 million cases of beverages annually. The Pasadena facility is Silver Eagle's eighth Anheuser-Busch distribution center in Texas and is expected to employ 200 people.

RED OAK, TEXAS — KBR Building Group has been awarded a design/build contract to construct a 730,000-square-foot aircraft manufacturing facility in Red Oak. Triumph Aerostructures-Vought Aircraft Division, a subsidiary of Triumph Group Inc., awarded the contract to KBR Building Group. The assembly and composites fabrication facility will handle the manufacturing of aerostructures for commercial, military and business jet aircraft. Site work is underway and occupancy is slated to begin in the second half of 2013.

GARLAND, TEXAS — Henry S. Miller Brokerage has arranged the sale of a 235,000-square-foot industrial facility, located at 1111 S. Shiloh Road in Garland. Greg Trout and Jerry Averyt of Henry S. Miller handled the marketing and sales negotiations for the seller, Grand Six LLC. Jack Godhwani of Beam Real Estate represented the buyer, an owner/user that will use the property as the Dallas headquarters for a commercial copier refurbishing business.

NORWALK, CALIF. — Ameripak Industries has signed a 62-month lease for a 72,000-square-foot building in Norwalk. The lease is valued at about $2 million. The space is located at 15500-15510 Blackburn Ave. The company will be relocating from nearby Pico Rivera. Ameripak was represented by CBRE’s Philip Christian, David Ellis, Josh Bonwell and Rick McGeagh. The landlord is Majestic Realty.

CHANDLER, ARIZ. — Gold Medal Gymnastics Academy has signed a seven-year lease for 24,492 square feet of office and warehouse space at Warner Commerce Park. The space is located at 455 E. Warner Road in Chandler. The new lease will bring the center to full occupancy once the academy opens in August. Gold Medal Gymnastics was represented by Andy Kroot and Christina Biagiolo of Velocity Retail Group in Phoenix. The landlord, Dalfen America Corp., was represented by Evan Koplan and Mike Parker of CBRE’s Phoenix office.

FRANKFORT, KY. — Lyons Magnus Inc. plans to expand operations in Frankfort, adding 50 jobs and investing $5 million in the project. The company, which develops and markets products in the food service industry, plans to purchase land to build a new facility for food processing, warehousing space and shipping. The Kentucky Economic Development Finance Authority has approved the company for tax incentives up to $400,000. The news follows other major project announcements in Kentucky. Last week, Southern Air said it would move its global headquarters to Northern Kentucky, adding 150 jobs in Florence. ZoomEssence announced that it plans to invest $3 million in a research and development location in Hebron, and Baluff Inc. has broken ground on the company's new U.S. headquarters in Independence.
