BIRMINGHAM, ALA. — Birmingham-based EGS Commercial Real Estate Inc. (EGS), a company specializing in tenant representation, leasing, management, sales and commercial real estate development, has completed four industrial lease transactions in the Birmingham area, including two at Cahaba Valley Business Park, one at the Distribution Center and one at Southside Business Center. Cintas/American First Aid, a supplier of first aid safety equipment and related services, renewed its 11,250-square-foot lease at 602-612 Cahaba Valley Pkwy. at Cahaba Valley Business Park. Graham & Co.’s Jack Brown represented the tenant. Astral Industries, a steel purchaser that produces finished powder coated products, signed a 3,750-square-foot lease at 227 Distribution Center Dr. at the Distribution Center in Birmingham. Graham & Co.’s Ogden Deaton represented the landlord and EGS’s Stuart Brock represented the tenant. Computer Resources Inc., which provides software, hardware, training, support and other services to the communications industry, renewed its 3,300-square-foot lease at 300-304 Cahaba Valley Pkwy. at Cahaba Valley Business Park. EGS’s Brad Moffatt and Brock represented the landlord. Finally, Goodwyn, Mills & Cawood Inc., an architectural firm, renewed its 3,300-square-foot lease at 2501-2523 Fifth Ave. at Birmingham’s Southside Business Center. Moffatt and Brock represented the landlord.
SOUTH BRUNSWICK, N.J. — Niki International, a textile company, has sold the former American National Can building at 925 Georges Road in South Brunswick. The 141,000-square-foot manufacturing and warehouse facility is situated on 30 acres and previously housed the seller's textile business. The new owner plans to modernize the property and use it for industrial purposes. The building — originally built by the American National Can Co. — features 30- to 40-foot clear ceiling heights, heavy power and rail capabilities. TEWKSBURY, MASS. — Craft Floor has acquired a 32,160-square-foot warehouse and manufacturing facility at 19 Barker Road in Tewksbury for $1.6 million. The property, located at the intersection of I-495 and Route 38, is situated on three acres. David Gilkie of NAI Hunneman represented the seller, Flauto Realty Trust, in the transaction. Ed Carbone of Carbone Real Estate represented the tenant.
SALT LAKE CITY — The Sun Products Corporation has signed a lease for 1 million square feet of space at Freeport West Landmark Industrial Park in Salt Lake City. This is the largest lease signed so far in Utah in 2012. Sun Products will be consolidating six of its warehouses into two main distribution centers. Sun was represented by Zach Anderson, Bryce Blanchard, Kyle Roberts and Mike Falk of NAI West. Freeport West was represented in-house by Brad Ross.
CHINO, CALIF. – A 65,837-square-foot industrial property in Chino has sold to SBC Enterprise LLC for $5.2 million. It is located at 13900 Sycamore Way. SBC was represented by Richard Schwartz, Brad Yates and Stefan Pastor of Colliers International. The seller, Feldhron Trust, was represented by Mark Kegans of Grubb Newmark Knight Frank.
ATLANTA — Maxwell Chase Technologies LLC has renewed its 49,888-square-foot industrial lease at Atlanta’s Westlake Business Park at 125 Westlake Pkwy. S.W. Matt DiLeo and Nicolai Schwarzkopf of Stream Realty Partners LP represented the landlord, DRA Advisors LLC. Stream Realty Partners assumed leasing and management responsibilities of the 1 million-square-foot Atlanta industrial portfolio owned by a fund managed by DRA Advisors in May. HAUPPAUGE, N.Y. — GSE Dynamics has purchased a 56,877-square-foot industrial facility at 110 Oser Ave. in Hauppauge for $3.3 million. GSE engineers and manufactures high-tech components for aerospace and defense equipment. The new building features ample power, 16-foot ceiling heights and is ideally suited for high-tech manufacturing. CONROE — BANDIER Realty Partners has arranged the sale of the 29,000-square-foot Hilltop Business Park, a four-building industrial park located at 3702 and 3704 Hilltop Drive in Conroe. The property is currently 74 percent leased. Jason Tangen of BANDIER represented the seller, Chrisman Properties, in the transaction. Bill D'Amico of D7 Properties represented the buyers, Hilltop I Rentals and Hilltop II Rentals.
WILMINGTON ISLAND, GA., AND MYRTLE BEACH, S.C. – Strategic Storage Trust, Inc. (SSTI), a publicly registered non-traded REIT investing in self storage, has acquired two properties in Georgia and South Carolina consisting of approximately 1,050 self storage units for a total of $11.4 million. The sites add approximately 142,690 square feet to SSTI’s rental storage space and will be rebranded under the SmartStop Self Storage name. The acquisitions are Phase II of a three-phase acquisition of a 16-property portfolio that contains more than 1.1 million square feet and approximately 8,560 self storage units in South Carolina, Florida and Georgia. These two properties include 570 units at 4777 Highway 80 in East Wilmington Island and 480 units at 3015 Ricks Industrial Park Dr. in Myrtle Beach.
MONTGOMERY, ALA. – An 843,715-square-foot industrial building on 78 acres in Montgomery’s Westport Industrial Park has sold to HRE Montgomery 2, LLC, which will redevelop and offer space for lease in the property. Located at 4919 Westport Blvd., it is situated just off U.S. Highway 80 between Interstate 65 and the Montgomery Regional Airport.
