MARLBORO, N.Y. — Brooklyn Bottling Group has acquired a 113,532-square-foot manufacturing building at Route 9 West and Riverview Drive in Marlboro. Brooklyn Bottling, one of the largest independently owned beverage and food companies in the U.S., plans to use the facility as a warehouse for its finished goods. The building features 9,500 square feet of office space and newly installed loading docks. Jim Panczykowski of Binswanger represented the seller, Chelsea Homes Inc., in the transaction.

WOBURN, MASS. — M&K Engineering has purchased 166 New Boston St., a single-story industrial building in Woburn, for $2.1 million. M&K will use the building to expand its precision machining business. James and David Stubblebine of The Stubblebine Co./CORFAC International represented the seller and procured the buyer in the transaction.
KATY, TEXAS — Panattoni Development Co. has begun construction on a 420,000-square-foot build-to-suit facility for Igloo Products Corp. in West Ten Business Park in Katy. The property will be used as a distribution center for Igloo's line of outdoor cooling products. The facility will be Igloo's third distribution center and is located within two miles of Igloo's headquarters. Bob Hutson of Symmedian Technologies, along with John Nicholson of Transwestern, represented the tenant in the land transaction. Evans General Contractors is the general contractor and Randall-Paulson Architects is the architectural firm for the project.
WEBSTER, TEXAS — Colliers International has arranged the sale of Bay Terrace I & II, two office/flex properties totaling 200,378 square feet in Webster. The properties are located at 17155 Feathercraft and 555 Forge River inside of Houston's NASA/Clear Lake submarket. Dan Braun is the buyer.
NORTH CHARLESTON, S.C. — Charlotte, N.C.-based Beacon Partners has purchased North Rhett Commerce Center, a 511,891-square-foot industrial warehouse on 34 acres at 5801 North Rhett Ave. in North Charleston, for an undisclosed price. The facility houses tenants Husqvarna Professional Products and Integris Logistics. Beacon plans significant renovations and improvements during upcoming months to enhance the property’s functionality, energy efficiency and appearance. Beacon represented itself in the industrial transaction and Hagood Morrison of Colliers International represented the unlisted seller.
JESSUP, MD. — Boston-based TA Associates Realty has purchased a 205,000-square-foot industrial warehouse at 8125 Stayton Dr. in Jessup for $13.7 million. It is fully leased to Capitol Express & Warehousing through 2018. Jonathan Carpenter and James Wellschlager of Cassidy Turley’s Capital Markets Group represented the seller, Stayton Associates.

Holt Ave. The furniture manufacturer and importer will be relocating from nearby Fontana. The facility will serve as CMC’s West Coast distribution center. The company will occupy 80 percent of the building. The remaining space will be leased to Nina Footwear, an existing tenant at the building. CMC was represented by Brian McLoughlin and David Fults of Voit’s Greater Los Angeles office. The seller, CH Realty III, was represented by Frank Geraci, Walt Chenoweth, Juan Gutierrez and Patrick Wood ofVoit’s Inland Empire office.

LEWISVILLE, TEXAS — IDI has closed a 50/50 joint venture with IIT for the development of Valley Parkway Distribution Center, a 529,155-square-foot cross-dock industrial property located in Lewisville. The property will be located in the Dallas-Fort Worth International Airport submarket. Construction is slated for an August 2013 completion.
PARIS, TEXAS — Binswanger has arranged the sale of a single-story, 311,000-square-foot manufacturing and distribution center, located at 2320 Loop Highway 286 NW in Paris.
