BETHEL, PA. — Dollar General Corp. and PetSmart will build their first Pennsylvania distribution centers at Berks Park 78 in Bethel. Dollar General acquired 109 acres from Berks County Industrial Development Authority (BCIDA) for $12.5 million, which will accommodate a 906,919-square-foot regional distribution center. Set to open in 2014, the operation will employ 500 people. Jack Shepley of NAI CIR represented Dollar General in the transaction. PetSmart purchased 87.8 acres at Berks Park 78 for $9.7 million. The company will construct an 870,000-square-foot distribution center that can be expanded by 200,800 square feet. The center will also open in 2014 and employ 500 people. ALLENTOWN, PA. — EcoTech Marine, a company that designs and manufactures reef aquarium equipment, has signed a lease for 35,465 square feet of warehouse space at 999 Postal Road in Allentown. The company plans to use the building for distribution and assembly. Michael Adams of NAI Summit represented the tenant in the transaction.
LYNDHURST, N.J. — Machioro USA has renewed its 17,790-square-foot lease at 1050 Valley Brook Ave. in Lyndhurst. The company manufacutures and distributes pet supplies. Louis Tapia of NAI Hanson represented the tenant in the transaction.
SIMPSONVILLE, S.C. — STAG Industrial has purchased two industrial properties, located in Simpsonville, for $9.2 million. The buildings total 411,994 square feet and are primarily leased to Lanxess Corp. with more than four years remaining on the lease term.
AUSTELL, GA. — Duke Realty Corp. has acquired the 569,674-square-foot Hartman Business Center V, a warehouse and distribution building located at 7545 Hartman Industrial Way SW in Austell. The property is located within the 150-acre Hartman Business Park, a master-planned development. The property is fully leased to Czarnowski. Chris Riley, Frank Fallon and Brian Budnick of CBRE Group represented Opus Group, the seller, in the transaction.
LEXINGTON, NEB. — BD Construction has broken ground on a 115,000-square-foot manufacturing facility for Orthman Manufacturing in Lexington. Orthman, a firm that produces heavy duty agricultural equipment, plans to hire an additional 100 employees. The new building will operate alongside the company's existing facility in northeast Lexington. Once the facility is completed in 2013, the company will move some of its operations to the new site. Orthman is receiving funding assistance on the project through the Nebraska Advantage Act, which offers tax incentives for companies willing to expand and create new jobs.
HOUSTON — The McShane Development Co./MetLife Real Estate Investments industrial development alliance has sold the 253,838-square-foot Guhn Road Distribution Center, located at 6535 Guhn Road in Houston. The facility is fully leased to Forum Energy Technologies. Rusty Tamlyn and Trent Agnew of HFF, along with Justin Robinson and Kyle Valentine of Stream Realty Partners, represented the seller in the transaction. The buyer is a commingled fund advised by Clarion Partners.
RANCHO CUCAMONGA, CALIF. – A 180,035-square-foot industrial building in Rancho Cucamonga has sold to DCT Industrial Trust for $11.04 million. The building is located at 11167-11177 White Birch Drive. It is fully occupied by Steelscape and Puratos Bakery. DCT was represented by Mark Zorn, Richard Schwartz and Brad Yates of Colliers’ Ontario office. The seller, Quagletti M J & P Trust, was represented by Mike Quagletti with Industrial Realty.
ANAHEIM, CALIF. – A single-tenant industrial building in Anaheim has received $3.5 million in permanent financing. The 32-year-old building contains 74,000 square feet. The 10-year loan with a 25-year amortization period was arranged by Carl Fuller of the Alison Company through a correspondent life insurance company.
LOVES PARK, ILL. — Woodward Inc., an energy and aerospace company, plans to build a $200 million manufacturing campus in Loves Park, just north of Rockford, Ill. The campus will include a 300,000-square-foot production plant and office center on 60 acres. The site will house Woodward's aircraft turbine systems business, and the facility is expected to create 660 jobs over the next five years. Woodward is expected to break ground later this year.
