LANSDALE, PA. — Metso Automation USA has signed a 50,000-square-foot lease at 2750 Morris Road in Lansdale. The company supplies technology and services to the process industry, which includes mining and construction. Justin Bell and Neil Shupak of Newmark Knight Frank Smith Mack represented Metso in the transaction. Metso expects to open its new facility in January 2013. 2750 Morris Road is the 650,000-square-foot former Visteon Corp. electronics facility that closed in 2009.

NORTHRIDGE, CALIF. – A 54,171-square-foot industrial property in Northridge has sold to Devarim Investment, LLC for $2.55 million. The four-building property is located at 19015-19031 Parthenia Street. John DeGrinis, Patrick DuRoss and Jeff Abraham of Colliers International’s Encino office represented both the buyer and the seller, OneWest Bank, in this transaction.

OLIVE BRANCH, MISS. — Cushman & Wakefield has arranged the sale of the 1.1 million-square-foot Williams-Sonoma National Distribution Center, located in Olive Branch. The cross-docked facility is leased on a triple-net basis to William-Sonoma Retail Services. Stewart Calhoun and Robert Elms of Cushman & Wakefield, along with Dave Curran of Cushman & Wakefield/Commercial Advisors, represented the seller, a private investor, in the transaction. American Realty Capital was the buyer.

LEMONT ILL. — Unlimited Carrier is moving its headquarters from Lansing, Ill., to Lemont. The trucking company acquired a 33,400-square-foot industrial building for $2.9 million from Interstate Lemont LLC. The facility is located at 13555 Main St. and features 7,400 square feet of office space, three exterior docks and two exterior rail doors. Unlimited Carrier has selected Development Solutions Inc. to upgrade the building. Benjamin Cremer and Michael Robbins of NAI Hiffman represented the tenant in the transaction. Paul Ahern and Tom Barbera of Interstate Holdings represented the seller.

LIBERTY, MO. — LMV Automotive Systems has signed a lease for a 212,500-square-foot build-to-suit manufacturing facility on 45 acres in Liberty. LMV supplies welded body an structural components to the automotive industry. Becknell Industries is developing the facility and expects to complete construction in the first quarter of 2013. The single-story building will feature heavy power, 32-foot clear ceiling heights and 12,000 square feet of office space. The property is located at 3251 Heartland Drive. Olen Monsees and Jack Allen of Karbank Real Estate Co. LLP/CORFAC International represented LMV in the transaction.

COSTA MESA, CALIF. — A 112,296-square-foot, single-tenant distribution center in Costa Mesa has received $17.7 million in first-lien financing. The building is located at 1650 Sunflower Ave. It was renovated in 2008 and is fully leased to Federal Express Corporation. The 10-year, 4.65 percent fixed-rate loan was arranged by HFF’s John Chun on behalf of Daymark Realty Advisors through Allstate Investments, LLC.

TEMPE, ARIZ. – The Elliot Business Park in Tempe is completing its final phase, which includes 316,000 square feet of investment-grade warehouse distribution space. The park will contain 1 million square feet once it’s completed at the end of 2012. The two buildings are the first speculative industrial projects the Southeast Valley has seen since the first quarter of 2008, according to CBRE’s Phoenix office, which is handling the project’s leasing. One of the buildings has been preleased to Clear Energy Systems. The other 158,000-square-foot building, which is also under construction, is the only available space at the business park. The new buildings were designed by Euthenics Architecture and are being built by DL Withers Constructions. The park is owned by Tempe Marketplace Commerce Associates LLP and its affiliate, Transpacific Development Southwest. CBRE’s Jerry McCormick, John Werstler and Cooper Fratt head up the park’s leasing efforts.
