LIVONIA, MICH. — Longacre LLC has purchased a 14,600-square-foot industrial building in Livonia, a Detroit suburb, for $435,000. Located at 11965 Brookfield, the facility was built in 1973 and remodeled in 2000. The building includes 1,800 square feet of office space. Tony Avendt of Grubb & Ellis represented the seller, First Industrial LP, in the transaction.

CARROLLTON — Brook Furniture Rental has moved its metropolitan Dallas showroom to a 43,000-square-foot facility, located at 2100 Luna Rd., Ste. 100 in Carrollton. The new property is twice as big as the original location. Conrad Madsen of Lee & Associates represented the tenant in the multi-year lease transaction. The landlord, Billingsley Co., was self-represented by Carter Crow.

OCEANSIDE, CALIF. – The remaining 24 office/industrial/flex condos inside the Venture Commerce Center, a distressed, fractured condo project in Oceanside, have sold for $6.25 million. The center is located at 3600-3682 Ocean Ranch Blvd. The condos, which total 65,000 square feet, were sold to mostly owner-users, according to Todd Holley of Voit’s San Diego office. Holley represented the seller, LAMCO LLC, a subsidiary of Lehman Brothers Holdings, along with Voit’s Randy LaChance and Rusty Williams of Lee & Associates.

CARSON, CALIF. — 3PL Global has leased a 270,764-square-foot industrial building at 2211 E. Carson Street in Carson. The company plans to turn the new space into its corporate headquarters. Chris Jimenez of Feinberg Group represented 3PL Global in this transaction. The landlord, Prologis, was represented by Sam Foster and Barry Hill of Jones Lang LaSalle Los Angeles.

HAYWARD, CALIF. — Kortick Manufacturing has purchased a 142,372-square-foot industrial property in Hayward. The firm had been leasing 82,000 square feet in the multi-tenant facility, which is located at 2230-2242 Davis Court. Kortick will look to expand its occupancy in the future. Tom Damaschino and Sam Higgins with Cassidy Turley represented the now owner-user in this transaction.

CHARLOTTE, N.C. — LKQ Corp. has signed a 156,000-square-foot lease to occupy the former FedEx facility, located at 1001 Carrier Dr. in Charlotte. The facility will serve as the company's base operations for the Carolinas and will allow LKQ to increase product offerings to the Charlotte Metropolitan area while also expanding its team of employees to support its growth strategy. Bill Mowry of Prime Equities represented the tenant in the lease transaction. Lester Osborn of Piedmont Properties/CORFAC International represented the landlord, NATMI National Truck Terminals, in the transaction.
