The property, which was vacant at the time of sale, is located at 6009-6041 South Malt Ave. American International plans to use this facility to expand its operations into Commerce. The company was represented by Jack Cline and Jeff Bethel of Lee & Associates. The seller, Hill’s Pet Nutrition, was represented by Frank Geraci, Walt Chenoweth and Juan Gutierrez of Voit’s Inland Empire office, and Brian McLoughlin and David Fults of the firm’s Commerce office.
EAST MANCHESTER TOWNSHIP, PA. — L'Oreal USA has signed a 12-year lease for 193,000 square feet at 75 Steamboat Blvd. in East Manchester Township. The building was previously used as a material handling facility for Harley Davidson Motor Co. L'Oreal will use the industrial facility for its Salon Centric division, with overnight deliveries to retail locations throughout the Northeast. The facility is scheduled to be fully operational by this fall. L'Oreal plans to expand the building by 92,500 square feet and R.S. Mowery & Sons is serving as construction manager for the building improvements. Ed Dudzinski and Richard Greenberg of Atlantic Real Estate Services represented the tenant in the transaction. NEW YORK CITY — Ford Motors/Bay Ridge Automotive Corp. LLC has signed a 33,000-square-foot lease at 140 58th St. in Brooklyn, for a new Ford Motors service facility. The company will also have access to a 55,000-square-foot yard. Robert Klein of Kalmon Dolgin Affiliates represented the tenant in the transaction. He also represented the owner, the New York City Economic Development Corp.
CHATSWORTH, CALIF. — Earthly Body has purchased a 39,995-square-foot industrial property in Chatsworth for $3.8 million. The company plans to grow its business from three units totaling about 18,000 square feet to the single building. The property is located at 21900-21910 Plummer Street. Earthly Body was represented by John DeGrinis, Patrick DuRoss and Jeff Abraham of Colliers International’s Encino office. The seller, David Shoshan, was represented by Brock Burnett and Jeff Gould, also of the firm’s Encino office, along with DeGrinis, DuRoss and Abraham.

The company utilizes this space at 24225 Garnier Street for its headquarters. It has resided at the building for seven years. Hi-Shear was represented by Adam Deierling of Colliers International. Grice Hunt and Ford Borders of Greenville, S.C.-based NAI Earle Furman represented Bridgeport Properties National, the seller, in the transaction.
DORAL, FLA. — Intcomex has signed a long-term lease extension for its 172,926-square-foot headquarters at the International Distribution Center at Doral, located at 3505 NW 107th Ave. in Doral. Walter Byrd, Ben Eisenberg and Thomas Kresse of Transwestern's Miami office represented the landlord, Clarion Partners, in the transaction.
MONROE TOWNSHIP, N.J. — W.W. Grainger has signed a 101,944-square-foot lease expansion at 16 Applegate Dr. in Monroe Township. The industrial supply company now occupies a total of 187,185 square feet in the building, which is located within the Northeast Business Park. Stephen Salomon of CBRE's San Francisco office represented the tenant in the transaction. The landlord, Matrix Development Group, was represented in-house by James Murray.
SAN ANTONIO — HFF has secured $4.55 million in refinancing for the 560-unit, 90,000-square-foot Austin Highway Self Storage, located west of the intersection of North Vandiver Road and Austin Highway in San Antonio. Colby Mueck and Aaron Swerdlin of HFF's Houston office arranged the 10-year, fixed-rate loan through RiverSource Investments on behalf of the borrower, Austin Highway Self Storage LTD.
