SADDLEBROOK, N.J. — JA Cosmetics, which manufactures the e.l.f. line of beauty products, is moving from its Patterson, N.J. facility to a 132,000-square-foot industrial site at 45 Mayhill St. in Saddlebrook. The new unit includes an 18-foot ceiling height and 116-car parking. Jeffrey DeMagistris and Thomas Vetter of NAI Hanson represented the landlord, Jos Muscarelle, in the transaction.

LA MIRADA, CALIF. — Ahern Rentals has signed a 10-year lease for a 125,000-square-foot industrial space in La Mirada. The facility is located at 16930 Valley View Ave. The equipment rental company plans to use the facility for its construction equipment rental business. ODENTON, MD. — The ground lease for a 4,000-square-foot, single tenant, net-leased M&T Bank property, located at Annapolis Road and Blair Drive in Odenton, has sold for $4.02 million. Michael Shover, Tom Gorman and Matthew Gorman of Marcus & Millichap's Philadelphia office represented the seller, a Baltimore-based developer, in the transaction. TEMECULA, CALIF. – A 102,566-square-foot industrial building in Temecula has sold to JLNI, LLC and KPN Industrial, LLC for $3.8 million. The buyers subsequently leased the building to Crossroads Church, Inc. and Reliant Food Service. The 60-month lease term is valued at $1.3 million. The seller, U.S. Bank National Association, was represented by Charley Black of Lee & Associates. VIRGINIA BEACH, VA. — Spring Water has purchased the 183,814-square-foot former U.S. Foodservice building, located at the intersection of Diamond Springs Road and Northampton Boulevard in Virginia Beach, from USF Propco II & U.S. Foodservice for $5.2 million. The buyer plans to demolish the industrial property and construct apartments on the site. NORTH JACKSON, OHIO —Marcus & Millichap has brokered the $12.4 million sale of a 307,315-square-foot distribution facility in North Jackson that is net-leased by the Gerdau Corp., a long steel production company.
