The property includes two warehouse buildings totaling 149,906 square feet, which are fully leased. STROUDSBURG, PA. — Michael Baxter & Associates Commercial Real Estate and Property Management has closed the $675,000 sale of Lock-Tyte Storage, located on Route 209 in Stroudsburg, Pa. Lock-Tyte includes 130 units with 39,000 square feet of space for residential and commercial storage. Michael Baxter of Michael Baxter & Associates secured the buyer, a private investor. Baxter and Daniel Perich represented the seller.
FORT WORTH — Cushman & Wakefield of Texas has arranged the sale of a 14,674-square-foot industrial property, located at 1315 Riverside Dr. in Fort Worth. Pete Richardson and Drew Richardson of Cushman & Wakefield's Dallas office represented the buyer, Hearthstone Properties, in the transaction. The pair also negotiated the buyer's lease transaction with Houston-based TNT Crane & Rigging, the new tenant. Bob Scully of CBRE's Fort Worth office represented the seller, Bright Truck Leasing.

HOUSTON — Transwestern has brokered the sale of the 315,120-square-foot Satsuma Distribution Center, located at 9020 Jackrabbit Rd. in Satsuma Station Industrial Park in Houston. The property features tenants such as Mahindra USA. John Nicholson of Transwestern's Houston office represented the buyer, KTR Capital Partners, in the transaction. Jeff Everist and Gray Gilbert of CBRE's Houston office represented the seller, an affiliate of Houston-based Pinpoint Commercial.
AUSTIN — ABKOT Properties, a subsidiary of San Antonio-based Kotel Investment, has acquired a 15,900-square-foot industrial facility, located at 13802 Turbine Dr. in Austin, for an undisclosed price. The property is currently occupied by CenTex Door & Frame. Kotel was self-represented in the transaction, and Mark Minchew of RE/MAX's Austin office represented the seller.
CHINO, CALIF. — AMCOR Rigid Plastics USA has subleased a total of 350,660 square feet at two industrial facilities in Chino. NFI Network Logistics Solutionshas agreed to sublease 200,000 square feet at 4281 Edison Ave. for nine months, and 150,660 square feet at 4361-4371 Edison Ave. for 13.5 months. These subleases brought both warehouses to fully occupancy. AMCOR was represented by Walt Chenoweth, Frank Geraci, Patrick Wood and Juan Gutierrez of Voit’s Inland Empire office, along with Greg Kloiber of TG Corporate Real Estate Advisors. STERLING, VA. — Boston-based New Boston Fund has completed a 178,234-square-foot build-to-suit, located in TransDulles Centre at 22640 Davis Dr. in Sterling, on behalf of Cedar Rapids, Iowa-based Rockwell Collins. The building is 47 percent office space and 53 percent manufacturing space. Rockwell Collins will consolidate several of its facilities to the new property, which will serve as its regional headquarters. Brian Coakley of Donohoe Real Estate's Washington, D.C., office represented the tenant in the lease transaction, and Neil Alt of Lincoln Property Co.'s Washington, D.C., office represented the landlord.
BUFORD, GA. — R.N.C. Industries has signed a 192,780-square-foot industrial lease, located at Building I in Hamilton Mill Business Center at 2510 Mill Center Pkwy. in Buford. The lease brings Building I to full occupancy. R.N.C. will relocate to the property from its current 110,000-square-foot space in Lawrenceville, Ga. Trip Ackerman of Lee & Associate's Atlanta office represented the tenant in the lease transaction, and the landlord, Atlanta-based IDI, was self-represented by Lisa Ward.
CUDAHY, WIS. — The Milwaukee office of Opus Development Corp. has completed a 55,000-square-foot dry storage facility and connecting corridor on the site of the fire-damaged Partick Cudahy Inc. plant in Cudahy. Patrick Cudahy, the nation’s largest meat-packing plant, was severely damaged in a fire that took place in July 2009. Although many of the buildings within the Patrick Cudahy campus were salvaged, a major section of the plant required complete demolition and rebuilding. Patrick Cudahy began working with Opus beginning in July 2009 to assess the structural damage and to assist with the implementation of interim building solutions.
