HUNTERSVILLE, N.C. — A 559,750-square-foot industrial facility, located at 12801 Jamesburg Dr. in Huntersville, has sold for $22 million. An affiliate of AREA Property Partners purchased the property from an undisclosed seller, represented by David Allen and Dunn Mileham of Trinity Partners. National credit tenants Aaron's, Inc. and Pactiv Corp. fill the 89 percent occupied building, which was originally built to serve as the distribution facility for Philip Morris' Cabarrus manufacturing facility.

CORAL SPRINGS, FLA. — Tremblay Properties has purchased a 46,752-square-foot warehouse, located at 4150 N.W. 120th Ave. in Coral Springs, from Commerce Center of Coral Springs for $3 million. Les Byron of Sperry Van Ness' Fort Lauderdale, Fla., office represented the buyer in the transaction, and Tim Cross of Coral Springs-based Syndicon Realty represented the seller.
CANTON, MASS. — Boston-based Eagle Bridge Capital has arranged $2.7 million in permanent mortgage financing for 115 Shawn Rd. in Canton, Mass. Located in Shawmut Industrial Park, the building is a 55,000-square-foot multi-tenant warehouse/distribution building. The property is fully leased to Analog Devices, Delta Beckwith and Akers Industries. The mortgage financing was arranged for JPerll Associates by Ted Sidel and Brian Sheehan and was provided by a regional financial institution.
FORT WORTH — Harvey, La.-based Hydradyne Hyrdraulics has purchased a 171,065-square-foot industrial building, located at 4301 Empire Rd. in Fort Worth. Tom Walrich, Mark Graybill and Donnie Rohde of Lee & Associates' Dallas office represented the seller, Scottsdale, Ariz.-based Harmony Asset Management, in the transaction. Dave Anderson of CBRE's Dallas office represented the buyer.
HAYWARD, CALIF. — The 214,172-square-foot Whipple Industrial Center in Hayward has sold to LBA Realty, LLC from WP Investments for an undisclosed sum. The institutional-quality manufacturing/warehouse facility is fully occupied by Morgan Technical Ceramics, which holds a long-term lease at the center. Whipple was built in 1972 and renovated in 2002. The sale was executed by Greig Lagomarsino and Mark Maguire of Colliers International’s Oakland office, along with Greg Cioth and Edmund Najera of Eastdil Secured.
EL SEGUNDO, CALIF. — Net2EZ has signed a long-term lease expansion for more than 24,000 square feet of space at Digital Realty's El Segundo data center facility. This brings the data center service provider’s total space at the facility to more than 40,000 square feet.
GARLAND — Vu Investments has acquired the 145,171-square-foot USDA processing plant, located at 209 Range Dr. in Garland. Vu Investments plans to use the facility as a printing and paper recycling operation. Kipp Collins of Binswanger's Dallas office represented the seller, Cincinnati-based Advance Pierre Foods.
HOUSTON — NorthMarq Capital has arranged $4.3 million in first mortgage financing for the 140,000-square-foot McCoy showroom/warehouse, a building occupied by McCoy Workplace Solutions, located at 6869 Old Katy Rd. in Houston. Kerry French of NorthMarq's Houston office arranged the financing based on a 10-year term with a 20-year amortization schedule through UnumProvident on behalf of the borrower, a joint venture between a regional development company and a national real estate fund.
GERMANTOWN, WIS. — KitPackers LLC, an adhesive company, has leased 4,881 square feet of industrial space at the Alpine Business Center on Maple Road in Germantown, Wis. Ryan Kopp and Steve Stewart of Milwaukee-based Inland Cos. brokered the deal.
WEST CALDWELL, N.J. — New Jersey-based Plumbers Local 24 has purchased a 22,000-square-foot industrial building, located at 20 Fairfield Place in West Caldwell, N.J. Bonni Heller of Cushman & Wakefield's East Rutherford, N.J. office represented the buyer. The seller, 20 Fairfield Place Associates LLC, was represented by Stephen Sander of CB Richard Ellis. Plumbers Local 24 will relocate its administrative and training facilities to the new site.
