SAN BERNARDINO, CALIF. — Simpson Strong-Tie is relocating to a 396,600-square-foot industrial building in the Agua Mansa redevelopment area in San Bernardino County. The structural product manufacturer is relocating from Brea, Calif., to increase plant capacity and improve efficiency. Simpson Strong-Tie was represented by CBRE’s Erik Wanland and Tom Dorman.

CHARLOTTE, N.C. — EastGroup Properties has purchased two industrial buildings in Charlotte for a total of $22.35 million. The 126,910-square-foot Lakeview Business Center, located off Harris Boulevard, was acquired for $7 million and the 300,000-square-foot Ridge Creek Business Park was purchased for $15.35 million. The properties are both fully leased. David Allen and Dunn Mileham of Trinity Partners' Charlotte office represented the undisclosed seller. The buyer was self-represented.

RACINE, WIS. — Milwaukee-based Grubb & Ellis/Apex Commercial has brokered the sale of a 78,400-square-foot industrial building located at 3911-3931 S. Memorial Dr. in Racine for an undisclosed price. Cumberland Packing Corp. purchased the property from David Kelley. Bill Langhoff of Grubb & Ellis/Apex Commercial represented both parties in the transaction.

CHINO, CALIF. — Selco Associates has signed a new lease for a 93,522-square-foot industrial building in Chino that it had previously been subleasing from Las Vegas Express for the past 15 months. The third-party logistics provider was represented by Jones Lang LaSalle’s Southern California Industrial Tenant Representation Team, which is led by executive vice presidents Mike Fowler and Tim O’Rourke. The building’s owner was represented by Steve Belletti and Josh Hayes of Colliers International.

WARREN, OHIO — A joint venture between Cleveland-based Industrial Commerce, Los Angeles-based Industrial Realty Group and B.J. Alan Co. has purchased a 1.2 million-square-foot industrial park, located on North River Road in Warren, from Delphi Automotive for $2.63 million. No brokers were involved, but the deal was processed through the Western Reserve Port Authority. Additionally, Phantom Fireworks has leased 640,000 square feet on the property. Jeffrey Bilsky of Cleveland-based NAI Daus represented the tenant in the lease transactions.
