Private investor Kootenay Holdings (K2H Airpark LLC) purchased the four-building, multi-tenant flex industrial property from Turner Development (TOF Airpark LLC.) Cassidy Turley BRE Commercial’s Bob Buckley, Steve Lindley and Tracy Cartledge represented both parties in the transaction.

RANCHO DOMINGUEZ, CALIF. — Colliers International has completed the $3.5 million sale of a 27,052-square-foot industrial building, located at 18618 S. Ferris Place in Rancho Dominguez. Built in 2007, the property includes 26' clear height and three dock-high doors. Colliers International’s Josh May represented the private-investor seller, Ferris Place LLC, in the transaction, and Terry Reitz of Grubb & Ellis represented the Inglewood, Calif.-based buyer, ILS Inc. The importer will use the facility as its new headquarters.
NORFOLK, VA. — Total Distribution, Inc., d/b/a Terminal Warehouse, Inc. leased 110,000 square feet of warehouse space at 3700 Village Ave. in Norfolk. Michael Myers of S.L. Nusbaum Realty Co.'s Norfolk office represented the landlord, Virginia Holding Corp. Broker information was not provided for Total Distribution. Terms of the lease were not disclosed.
BOLINGBROOK, ILL. — KTR Capital Partners has acquired 605 Territorial Drive in Bolingbrook. The 182,400-square-foot property features 30-foot clear heights, heavy parking, loading and power, flexible office options and a fully air conditioned warehouse space. At the time of acquisition, the property was 50 percent leased and currently offers two contiguous units of 40,181 and 48,101 square feet for lease. BPG Properties sold the facility for an undisclosed price. Terry Grapenthin and Josh Hearne of Cawley Chicago Real Estate represented KTR in the transaction.
CHICAGO — Cleveland-based Euro USA has purchased 4430 South Tripp in Chicago from Protein Solutions for an undisclosed amount. Situated on a 1.4-acre lot, the 35,748-square-foot, Class A food processing facility was renovated in 2004. The facility is USDA and FDA compliant and features three external loading docks. Steve Livaditis of CB Richard Ellis represented both parties in the transaction.
HARTFORD, CONN. — Colliers International has completed the sale of a 119,790-square-foot industrial building located at 231 Weston St. in Hartford. Summit Development purchased the property from NTAA LP for $1.1 million. Nicholas Morizio of Colliers represented both parties in the deal.
HOUSTON — NorthMarq has arranged first mortgage financing of $12.5 million for Corporate Centre Shepherd, a 235,579-square-foot Class A flex industrial project located at 707-767 N. Shepherd in Houston. Major tenants include Harris County, Time Warner Telecom, Tommie Vaughn Motors and Discover Gymnastics. Financing was based on a 10-year term and a 30-year amortization schedule and was arranged for Warehouse Associates Corporate Centre Shepherd, Ltd., through NorthMarq's correspondent relationship with Aetna.
ORLANDO, FLA. — The 83,712-square-foot, Class A industrial building Cypress Lake V, located at 1611 Cypress Lake Dr. in Orlando, was sold to FAAST Leasing of Florida for $1.4 million. The undisclosed seller was represented by Drew Saphos, Paul Vera, Michael Heidrich, Christie Alexander and George Livingston, of Maitland, Fla.-based NAI Realvest negotiated the transaction. The buyer was represented by Nick Sands of Pizzuti's Orlando, Fla., office.
SANTA ANA, CALIF. — Lee & Associates has managed the $3.2 million trade of a 46,417-square-foot industrial building located at 1039/1045 4th St. in Santa Ana. David Williams of Lee & Associates Commercial Real Estate Services – Orange represented the seller, Premier Commercial Bank, in the transaction, and Dylan Gormly of Lee & Associates-Irvine represented the buyer, Manser Family Trust.
BIRMINGHAM, ALA. — Downtown Storage of Birmingham, a 75,897-square-foot, 627 storage unit self-storage facility has sold for $2.5 million to Ala.-based Metro Mini Storage. The seller, a financial institution out of California, was represented by Michael A. Mele of Marcus & Millichap's National Self-Storage Group and Nicholas Walker of Marcus & Millichap's Ontario, Ca., office. The buyer was represented by Edwin Greenhalgh of Marcus & Millichap's Birmingham office.
