WYLIE – Kansas City Southern (KCS) Railway Co. has purchased 28.3 acres of land in the northeast quadrant of Spring Creek Parkway and Centennial Drive in Wylie. It is the last remaining tract of land zoned for heavy industrial around KCS Railway’s existing rail yard, in which it will be incorporated. Pooran, L.P., sold the property and was represented by Tom Grunnah of Henry S. Miller Brokerage. Andrew Ward and Terry Darrow of Jones Lang LaSalle represented KCS Railway.

FONTANA, CALIF. — BlackRidge Real Estate Group LLC has acquired the 402,539-square-foot Jasmine Distribution Center, located at 10721 Jasmine Street in Fontana, from BlackRock for $15.725 million. Colliers International’s Tom Taylor, Steve Bellitti and Summer Coulter represented both the buyer and the seller in the all-cash transaction. Built in 1991, the freestanding, concrete tilt-up, vacant industrial building includes a two-story section containing 15,000 square feet of office space. BlackRidge plans to renovate the building and upgrade the sprinkler system to early suppression fast response.

MIAMI — American Tire Recycling Group has purchased a 75,000-square-foot industrial facility located at 3551 N.W. 116th St. in Miami. Situated within the Gratigny Industrial Park, the building sold for $3.6 million. Nick Wigoda, Steven Medwin and Harry Wardell of Jones Lang LaSalle represented the seller, Forty Seven Avenue LLC, in the transaction.

LAKE WALES, FLA. — Rebman Properties has brokered the sale of four warehouse facilities totaling 74,000 square feet. The buildings are situated on 24.76 acres of rail-served property in Lake Wales. Stephen Baker purchase the buildings for $800,000. Greg Rebman of Rebman Properties represented the seller, Industrias Vassallo, in the transaction. Albert Cross of Cross Realty and Ronald Booth represented the buyer.

GRAND PRAIRIE — Brett Heinen and John Bielamowicz of Henry S. Miller's Dallas-Fort Worth office's office and industrial division have arranged the sale of a 10,232-square-foot industrial facility at 1163 Ruggles St. in Grand Prairie. US Bank Association, a trustee for Lehman Brothers, obtained Henry S. Miller to assist with the sale of the property after a previous owner was foreclosed upon. Grand Prairie-based United Mirror and Glass purchased the property as the office and warehouse facility offers United Mirror remodeled office spaces, a tech area, a new roof and secured outside storage.

HAYWARD, CALIF. — Colliers International, Oakland, has brokered the acquisition of an approximately 58,000-square-foot warehouse facility located at 3532 Arden Road in Hayward. Terms of the deal were not disclosed. A supplier of top-quality meats to restaurants, grocery stores and retailers, Grand Food, the buyer, will be relocating and quadrupling its footprint. Colliers’ Kevin Hatcher, Mark Maguire and Greig Lagomarsino represented the meat wholesaler in the acquisition, and Lee & Associates’ Craig Hagglund and Jesse Lucas represented the seller.

The property is situated on 4 acres at 320 Enterprise St. The buyer plans to use the property for its Central Florida recycling operations. Ray Romano of CB Richard Ellis represented the seller, Cox Lumber Co., in the transaction. Gosselin Realty represented the buyer.

KATY — Josh Lass-Sughrue, John Ferruzzo and Chris Kugle of NAI Houston have facilitated the sale of Westgreen Business Center, located at 1430 Vanderwilt Ln. in Katy. The 88,500-square-foot industrial property consists of eight warehouse buildings that are 98 percent leased. Westgreen Business Center, Ltd. sold the property to Wilsonville Holiday Partners.

RIVERSIDE, CALIF. — Grubb & Ellis has brokered the $10.5 million purchase of a 175,000-square-foot Class A distribution facility, located at 900 S. Dupont Ave. in Riverside. Aviar Investments LLC, dba Innova Champion Discs, plans to immediately begin using approximately 50 percent of the property for its corporate headquarters and distribution needs. Grubb & Ellis’ Roger Rhoades represented Aviar, the buyer, in the transaction, and Jones Lang LaSalle’s Mike McCrary and Ruben Goodsell represented the seller, Principal Life Insurance.
