FRASER, MICH. — Clinton Township, Mich.-based Complete Prototype Systems has purchased 18,000 square feet of space at 33710 Riviera in Fraser. The company is expanding its presence to accommodate the recent increase in automotive production. This site is the company’s fourth location. Joe DePonio and Jason Capitani of L. Mason Capitani CORFAC International represented the undisclosed seller in the transaction. Terms of the transaction were not released.

HAUPPAUGE, N.Y. — LNK International has acquired a 93,000-square-foot industrial building located at 55 Arkay Drive in Hauppauge for approximately $8 million. The vacant facility was formerly leased to Corwood Laboratories, which ceased business in December following a Chapter 7 bankruptcy filing. LNK plans to use the building to expand its manufacturing and warehousing operations. The property features 40,000 square feet of air-conditioned manufacturing space, 3,000 square feet of office space, ceiling heights that range from 20 to 40 feet and five loading docks. Richard Cohen of Ashlind Properties represented LNK as well as the seller, Lori-Lynn Realty LLC, which is affiliated with Corwood.

PEARLAND, TEXAS — Brask Inc., Neela is constructing a new fabrication facility on 9.45 acres within Pearland's Industrial Park in Pearland. The facility will feature welding, machining and assembly departments as well as a clean room for high-alloy welding. Completion is slated for the third quarter of 2011. Brask received a package of property tax abatements, job creation grants and bond financing to help fund the project. The estimated cost of the project is $6 million.

GRAND PRAIRIE, TEXAS — National Distribution Centers (NDC) has renewed its lease for 242,980 square feet of warehouse space at Regency I in Grand Prairie. The now-fully leased building contains 406,110 square feet and is located at 1029 Post & Paddock Road. As part of the new lease, the building's landlord, Teachers State Retirement Systems of Ohio, will install new levelers on four of NDC's 27 dock doors. Spain Santaularia and Kevin Santalauria of Bradford Commercial Real Estate Services represented the landlord in lease negotiations. Jean Russo of Cushman & Wakefield of Texas represented the tenant.

CARSON, CALIF. — MV Transportation Inc. has a 10-year lease for a 5.5-acre site at 21222 S. Wilmington Ave. in Carson. The lease is valued at $5.5 million. MV Transportation plans to use the property, which includes a 22,000-square-foot maintenance and office building and a 5-acre secured, lit and paved yard, to service the Los Angeles Metropolitan Transit Authority contract for the South Los Angeles region beginning in October. Newport Beach, Calif.-based Hager Pacific Properties and SoCal Industrial Partners own the property. Frank Hillebrand and John Lassiter of Lee & Associates represented Hager Pacific in the transaction; Jeff Smart, Kyle Degener and the Reitz-Biondi-Kim team of Grubb & Ellis represented MV Transportation.

HAZELWOOD, MO. — St. Louis-based Luxco, a producer, bottler, importer and marketer of beverage alcohol products, has inked a deal to lease space at Park 370, a 450-acre industrial park located in Hazelwood. The company will occupy 213,558 square feet of distribution space at 1619 Park 370 Blvd. Luxco plans to relocate a portion of its warehousing operations to the new facility from its main production facility, which is located at 5050 Kemper Ave. in southwest St. Louis. The company is expected to take occupancy in July. Chicago-based HSA Commercial Real Estate developed 1619 Park 370 Boulevard and a 340,000-square-foot distribution center on an adjacent lot following its acquisition of a 30-acre vacant site from TRiSTAR Properties in 2001.

JACKSONVILLE, FLA. — The Paul and Eleanor Sade Trust has purchased a 254,297-square-foot warehouse property from Ascension I Jax for $10.65 million. The property is located at 6831-35 Stuart Ave. and 6830 Highway Ave. in Jacksonville. Miller International's Bob Miller represented the buyer in the transaction. Bobby Gatling, Bryan Bartlett and John Richardson of Grubb and Ellis|Phoenix Realty Group represented the seller.
