RICHARDSON, TEXAS — Lee & Associates has negotiated a 16,875-square-foot industrial lease in the northeastern Dallas suburb of Richardson. According to LoopNet Inc., the building at 301-323 Hilltop Ave. was constructed in 1965. Brett Lewis and George Tanghongs of Lee & Associates represented the landlord, Link Industrial Properties, in the lease negotiations. Trevor Atkins of CBRE represented the tenant, Starwood Distributors.

PHILADELPHIA — Crow Holdings Development will build a 103,500-square-foot speculative industrial project at 2748 Grant Ave. in northeast Philadelphia. The single-story warehouse and distribution building will feature 32-foot ceiling heights, 32 dock positions, two drive-in doors and parking for 65 vehicles. M+H Architects is designing the project, and BH Cos. is providing engineering services. Oline Construction is the general contractor. JLL brokered the land deal, the seller in which was James D. Morrissey Inc. Construction, and has also been retained as the leasing agent. Completion is slated for mid-2026.
WAUKESHA, WIS. — Associated Bank has provided a $6.5 million loan for the acquisition of Ridgeview Industrial Center IV in Waukesha. The 89,405-square-foot building, constructed in 2003 and remodeled in 2023, is fully leased to two tenants. The property is located just off the intersection of I-94 and Redford Boulevard, with logistics access to I-41 and I-43. The borrower, Capital Partners, currently manages 16.2 million square feet of industrial properties. Randy Stille of Associated Bank handled the loan arrangements and closing.
MILFORD, MASS. — Realterm, a Maryland-based investment manager focused on the transportation industry, has acquired a 7.2-acre industrial outdoor storage (IOS) facility in Milford, a southwestern suburb of Boston. The facility features a 14,240-square-foot maintenance building with nine drive-in shop doors, including four drive-through bays, a drive-through wash bay and a fueling station. At the time of sale, the facility was leased to moving company Ryder and trailer rental service PLM Fleet. The seller and sales price were not disclosed.
ELMHURST, ILL. — Related Products, a packaging company, has signed a 4,800-square-foot industrial lease at 736-778 Industrial Drive in the Chicago suburb of Elmhurst. Dustin Albers of Lee & Associates represented the tenant. The property owner, Value Industrial Partners LLC, was self-represented.
HOUSTON — Locally based developer Avera Cos. has broken ground on Baywood Logistics, a 374,297-square-foot industrial project in southeast Houston. Baywood Logistics will be a front-load building that will be situated on a 34-acre site south of the Houston Ship Channel. Building features will include 36-foot clear heights, 235-foot truck court depths, 62 dock-high doors, ample car and trailer parking space, 4,197 square feet of office space and an ESFR sprinkler system. Completion is slated for mid-2026. CBRE has been named the leasing agent.
SALT LAKE CITY — Boston-based Longpoint has purchased two separate industrial portfolios in Salt Lake City — the Mountain West Portfolio and the Salt Lake City Infill Portfolio — totaling just over 1 million square feet. Terms of the transactions were not disclosed. The portfolios are located in Northwest Quadrant submarket, which accounts for 71 percent of Salt Lake City’s industrial base. The Mountain West Portfolio consists of nine shallow-bay properties, totaling over 490,000 square feet, with a combined occupancy level of 85 percent at the time of sale. The buildings were built between 1999 and 2006 and feature dock- and grade-level loading, an average of 23-foot clear heights, 100-foot to 200-foot truck court depths and HVAC systems across most warehouses. The Salt Lake City Infill Portfolio includes seven small- and shallow-bay industrial properties totaling over 531,000 square feet. Built between 1995 and 2022, the buildings, which were fully occupied at the time of sale, feature dock- and grade-level loading, an average of 25-foot clear heights, and 75-foot to 130-foot truck court depths.
DENTON, TEXAS — Lee & Associates has brokered the sale of a 33,758-square-foot industrial building in the North Texas city of Denton. According to LoopNet Inc., the building at 1506 I-35W was constructed in 1979. John Anderson of Lee & Associates represented the buyer, local investment firm CanTex Capital, in the transaction. The name and representative of the seller were not disclosed.
HOUSTON — Colliers has negotiated the sale of an 18,750-square-foot manufacturing building that sits on a 2.3-acre site at 4323 E. Mount Houston Road on the city’s north side. According to LoopNet Inc., the building was constructed in 1981 and features 20-foot clear heights. Jim Pratt of Colliers represented the seller in the transaction. Guy Brown of The Texas Overland Co. represented the buyer. Both parties requested anonymity.
Beacon Partners Breaks Ground on 150,515 SF Spec Industrial Building in Southwest Charlotte

CHARLOTTE, N.C. — Beacon Partners has broken ground on a 150,515-square-foot speculative industrial building located at 13021 General Drive in southwest Charlotte. The project team includes general contractor Choate Construction and Merriman Schmitt Architects. Kleinfelder is providing engineering services, while Fifth Third Bank is providing financing. Additionally, Tim Robertson and Alex Habecker of Beacon Partners are handling leasing internally. The facility is slated to be delivered in shell condition in May 2026. Situated on 12 acres near Charlotte Douglas International Airport, the industrial facility will feature 32-foot clear heights, build-to-suit office space, fenced outside storage, concrete truck courts, ESFR sprinkler systems, side-load accessibility and 30 trailer parking spaces.
