AUSTIN, TEXAS — Stream Realty Partners has negotiated a 120,440-square-foot industrial lease in southeast Austin. The tenant, shipping logistics company Hotline Delivery Systems, is taking space at ATX 130, a four-building, 602,4000-square-foot development. Lena Thomas and Ryan Boozer of Stream represented the tenant in the lease negotiations. AQUILA Commercial represented the landlord, North Texas-based Jackson-Shaw, which broke ground on ATX 130 in spring 2023.

SPARKS, NEVADA — EQT Exeter has acquired USA Parkway Distribution Center I and II, an industrial park totaling 1.1 million square feet within Tahoe-Reno Industrial Center in Sparks, from an institutional investor for an undisclosed price. Situated on 45.9 acres at 3300 Waltham Way and 201 Ireland Drive, USA Parkway Distribution Center I and II are cross-dock distribution buildings that offer a total of 135 dock-high doors, nine grade-level doors and 120- to 130-foot truck courts with four 60-foot concrete dock aprons. The asset was fully leased to five tenants at the time of sale, including Tesla and The Tire Rack, which occupy 70 percent of the property. SAN DIEGO — GID Industrial Acquisition has purchased Trolley Industrial Center, a multi-tenant, light industrial property in the San Ysidro submarket of San Diego, for $27.2 million. Bryce Aberg, Jeff Chiate, Jeffrey Cole, Matthew Leupold and Ryan Demerest of Cushman & Wakefield represented the seller, Washington Capital Management, in the deal. Originally built in the mid-1980s, Trolley Industrial Center has since been renovated and now offers 105,469 square feet of industrial space that is fully leased to three tenants. The building features a variety of bay sizes, 24-foot clear heights and grade-level and dock-high doors. The property is situated on 5 acres at 1330 30th St.
CONROE, TEXAS — BroadRange Logistics has signed a 1.2 million-square-foot industrial lease in Conroe, about 40 miles north of Houston. The third-party freight company is taking the entirety of Northport Logistics Center, which features 40-foot clear heights, 190-foot truck court depths, 273 trailer parking stalls and 224 loading dock doors. J.R. Wright and Russell Hofstetter of Atlanta-based Strategic Real Estate Partners represented the tenant in the lease negotiations. Nathan Wynne, Jason Dillee and Ed Frantz of CBRE represented the landlord, a partnership between locally based developer Lovett Industrial and private investment firm Cresset Partners. Construction of Northport Logistics Center began in September 2022.
NANTUCKET, MASS. — DXD Development has broken ground on a 667-unit self-storage facility on Nantucket, an island located off the coast of Massachusetts. SmartStop will manage the facility, which will span 96,238 net rentable square feet, including climate-controlled and vehicle storage spaces. Park East Construction Co. will serve as the general contractor for the project, which is being financed by Centreville Bank. Completion is scheduled for the third quarter of 2025.
ASHLAND, VA. — NEFCO Construction Supply has signed a 163,853-square-foot lease expansion at Lingerfelt’s Northlake Distribution Center industrial development in Ashland, roughly 20 miles north of Richmond. NEFCO will occupy additional space at Building C, which is situated at 11800 N. Lakeridge Parkway. Jason Hetherington, Brad Lowry, Doug Tice and Mike Puzzo of CBRE represented the tenant in the lease negotiations. Matt Anderson and Harrison McVey of Range Commercial Partners represented Lingerfelt. Northlake Distribution Center totals 293,187 square feet. Lingerfelt acquired the property in March 2023 and has executed a capital improvement program including roof replacements, asphalt replacements, building painting and LED retrofits.
WEST WINDSOR, N.J. — Brookfield Properties will develop a 326,087-square-foot industrial project in West Windsor, a northeastern suburb of Trenton. Known as Windsor 8 Logistics Center, the building will feature a clear height of 37.5 feet, 57 dock doors, two drive-in doors and parking for 163 cars and 73 trailers. Macgregor Associates Architects is designing the project, and Peak Construction Corp. is serving as the general contractor. Completion is slated for late 2025.
TUALATIN, ORE. — Gantry has arranged a $7.2 million permanent loan for the acquisition of a single-tenant warehouse building within Franklin Business Park in Tualatin, approximately 12 miles southwest of Portland. Blake Hering and Keegan Bridges of Gantry represented the borrower, a private real estate investor, in the financing. The 12-year loan was secured from one of Gantry’s correspondent insurance company lenders, with terms including a fixed rate, 25-year amortization and nonrecourse provisions. The 60,405-square-foot property was acquired vacant with a lease for the entire building in place for a long-term single tenant. The building includes 20,521 square feet of office space.
PHOENIX — Dallas-based Stonelake Capital Partners has purchased two small-bay industrial buildings in Phoenix’s Deer Valley submarket. At the time of sale, the 80,030-square-foot portfolio was fully leased to two single tenants. Terms of the transaction were not released. The portfolio includes a 34,248-square-foot building at 22200 N. 7th Ave. and a 45,782-square-foot building at 21605 N. Central Ave. Developed in 2000 on 10 acres, the buildings feature gated and secured yards, 24-foot clear heights, grade-level loading and LED lighting. SPARTA, N.J. — Admiral Metals has signed a 12,290-square-foot industrial lease in Sparta, about 50 miles west of New York City. The processor and distributor of various metallic elements will relocate to a newly constructed, 27,000-square-foot building within White Lake Commerce Park. John Schilp of NAI James E. Hanson represented the owner, Berardi Building Co., and Admiral Metals in the lease negotiations.
