CHICAGO — DarwinPW Realty/CORFAC International has brokered the sale of a 14,000-square-foot building and 3.3 acres of industrial outdoor storage at 4150 S. Packers Ave. in Chicago’s Stockyards neighborhood. The sales price was undisclosed. The property is situated within an Enterprise Zone and is zoned for industrial use. Ed Wabick and Terry Lynch of DarwinPW Realty/CORFAC International represented the seller, Stockyard Bricks. The buyer, Midwest Trailer Repair, intends to use the site and building to expand its business. Humberto Garcia of Realty at Home represented the buyer.

HOUSTON — MS Warehousing has preleased 212,280 square feet of industrial space in northeast Houston. The local freight management firm will be the lead tenant at First Liberty Logistics Center, a 424,560-square-foot building that is being developed on a speculative basis by Chicago-based First Industrial Realty Trust. The site spans 26.6 acres, and the building will feature 40-foot clear heights. Grant Hortenstine of CBRE and Bob Berry of Savills represented MS Warehousing in the lease negotiations. David Munson and Garrett Thomas of Cushman & Wakefield represented the landlord. OneFourTwo Design Group is the project architect, and ARCO Design/Build is the general contractor. Completion is slated for fall 2025.
A&A Transfer Signs 173,800 SF Industrial Lease at Ashton Creek Distribution Center Near Richmond

SOUTH CHESTERFIELD, VA. — Industrial rigging solutions company A&A Transfer has signed a full-building, 173,800-square-foot lease at Ashton Creek Distribution Center in South Chesterfield. Located at 1611 Ashton Park Drive, the newly delivered building is situated roughly 20 miles south of Richmond. Ryan Hays of Armour Realty represented the tenant in the lease negotiations, and Chris Avellana, Jimmy Appich and Charlie Polk of JLL represented the landlord, Lingerfelt. Designed and constructed by ARCO Design/Build, the facility was delivered in the first quarter of 2024.
Libitzky Property Cos. Buys 224,471 SF Parc Germann Industrial Campus in Chandler, Arizona

CHANDLER, ARIZ. — Libitzky Property Cos. has acquired Parc Germann, a two-building industrial campus in the Phoenix suburb of Chandler, for an undisclosed price. Built in 2020, Parc Germann offers a total of 224,471 square feet of Class A industrial space that was 100 percent leased to three tenants at the time of acquisition. Situated on 16 acres, Parc Germann features a 92,261-square-foot building at 2215 E. Germann Road and a 132,210-square-foot warehouse at 2225 E. Germann Road. The buildings feature 28-foot clear heights and the campus offers 62 dock-high doors, 14 drive-in doors, 262 parking spaces and ideal ingress/egress. TEMPE, ARIZ. — Newport Beach, Calif.-based BKM Capital Partners has purchased Ash Business Center, a nine-building, small-bay light industrial asset in Tempe, for $17.4 million. The name of the seller was not released. Located at 4666-5010 S. Ash Ave., the 89,728-square-foot Ash Business Center features 16 units averaging 5,608 square feet with 16- to 18-foot clear heights, 16 grade-level doors and ample parking.
Swire Coca-Cola to Build 570,000 SF Bottling Plant Near Denver International Airport Campus

DENVER — Swire Coca-Cola USA, a prominent Coca-Cola bottler in the Western United States, has confirmed plans for a new bottling plant near Denver International Airport. According to the project’s website, Swire Coca-Cola plans to invest between $350 million and $500 million to construct the facility, which will be located at the airport’s Second Creek Campus. According to Denver Business Journal, the new facility will span 570,000 square feet. The project website estimates that Swire Coca-Cola will break ground in third-quarter 2025 and hold a grand opening in first-quarter 2027. Additionally, equipment is scheduled to be installed and commissioned in third-quarter 2026. Swire Coca-Cola plans to use the property to replace both an existing production center at 3825 York St. and a sales center at 2145 E. 40th Ave., which are located within a half-mile of each other and about 17 miles southwest of the airport. The new Swire Coca-Cola plant, which will be used for the bottling of both Coca-Cola plastic bottles and aluminum cans, will sit on 97 acres at the northeast corner of Tower Road and Pena Boulevard. Pearlmark, Seastone Capital Acquire 433,039 SF Industrial Building in Harrisonburg, Virginia

HARRISONBURG, VA. — A partnership between Pearlmark and Seastone Capital has purchased 1433 Pleasant Valley, a 433,039-square-foot industrial building located off I-81 in Harrisonburg. The seller and sales price were not disclosed. The property was fully leased at the time of sale to two tenants: Marshalls and DRiV Automotive. Built more than 20 years ago on a 30.2-acre site in Virginia’s Shenandoah Valley region, the building is partially cross-docked and features 35-foot clear heights. A major life insurance company provided acquisition financing for the transaction, which represents the fourth investment for Pearlmark’s latest equity fund, Pearlmark Equity Partners II LP.
DETROIT — Columbia Construction Services has signed a 6,145-square-foot industrial lease at 2633-2637 Russell St. in Detroit. Zach Cummings of Friedman Real Estate represented the tenant, which plans to renovate the space and utilize it as a central storage facility. The landlord was undisclosed.
DENVILLE, N.J. — Cushman & Wakefield has brokered the $2.5 million sale of 1 Stewart Court, a 14,100-square-foot industrial flex building in Denville, about 40 miles west of New York City. The building is located on a 2.2-acre site within Bridge View Business Park and features a clear height of 16 feet and two loading docks. Andy Schwartz, Jordan Sobel, Andre Balthazard and Dan Bottiglieri of Cushman & Wakefield represented the seller, an entity doing business as One Stewart Court LLC, in the transaction.
