SOUTH PLAINFIELD, N.J. — A partnership between two investment firms, New York-based Ridgecut Road and Boston-based Marcus Partners, has acquired an industrial outdoor storage site in South Plainfield, about 40 miles south of New York City. The site at 250 Mack Road spans 3.6 acres and houses two buildings totaling 13,500 square feet that are leased to an undisclosed waste management company. The seller and sales price were not disclosed.

DES MOINES, IOWA — Houghton Properties LLC has completed development of a new 15,000-square-foot flex warehouse in Des Moines. Located at 4410 E. 50th St., the property features a clear height of 20 feet, two drive-in doors and 2.5 acres of outdoor storage. Mick Grossman of KW Commercial is the leasing agent for the building.

SCOTTSDALE, ARIZ. — Creation has broken ground on Thunderbird Commerce Park, a $60 million industrial center in Scottsdale. Situated on 18 acres within Scottsdale Airpark, Thunderbird Commerce Park will feature 243,360 square feet of Class A industrial space. The asset will offer 51 truck doors, 32-foot clear height, 3,000A power, four electric vehicle charging pedestals, a 130-foot truck court depth and 322 car spaces. LGE Design Build is general contractor and LGE Design Group is architect for the project. Completion is slated for late 2024.

CHARLOTTE, N.C. — CBRE has arranged the $11 million sale of Scarlet Oak, an office/industrial flex building located at 8700-8702 Red Oak Blvd. in southwest Charlotte. A joint venture between Somerset Properties and ABR Capital Partners acquired the property. Built in 1981 and renovated in 2022, the property comprises 81,118 square feet and was 84 percent leased at the time of sale. Part of Griffin Partners’ The Oaks, a four-building industrial portfolio, the building features 245 parking spaces and 17 dock-high, drive-in doors. Recent upgrades to the property include a new outdoor amenity space, exterior improvements, new paint, a new backflow preventer and a newly resealed and restriped parking lot. Patrick Gildea, Robert Hardaway and Matt Smith of CBRE represented the seller in the transaction. Prior to the sale, Alek Salfia, Joe Franco and Kris Westmoreland of CBRE managed leasing at the property on behalf of the seller.

LAREDO, TEXAS — A joint venture between Connecticut-based Grandview Partners and Chicago-based Brennan Investment Group will develop a 393,796-square-foot industrial project in the Rio Grande Valley city of Laredo. The site spans 24 acres within the 1,390-acre Pinnacle Industry Center development. Building features will include 32-foot clear heights, 195-foot truck court depths and parking for 152 cars and 199 trailers. Construction is expected to begin in the coming weeks and to last about 12 months.

ELMWOOD PARK, N.J. — Crow Holdings has completed a 207,000-square-foot industrial project in the Northern New Jersey community of Elmwood Park that is a redevelopment of the former Marcal Paper factory site. Crow Holdings acquired the 11.8-acre site in 2022, three years after a fire destroyed the majority of the historic structure. The new building features a clear height of 40 feet, 32 loading docks, two drive-in doors and parking for 56 trailers and 198 cars. Crow Holdings developed the facility in partnership with Atlas Holdings. JLL is marketing the property for lease.

ELGIN, ILL. — Seefried Properties has sold a 144,414-square-foot industrial building in Elgin for an undisclosed price. Jason West and Doug Pilcher of Cushman & Wakefield represented Seefried in the sale. Noel Liston of Core Industrial Realty represented the buyer, a custom plastic molded parts manufacturer. Located at 1705 Madeline Lane, the property features a clear height of 32 feet, 19 dock doors, two drive-in doors and 205 car parking stalls. The facility is part of a two-building campus totaling 465,360 square feet. The second building is under construction, and Seefried is actively seeking users to lease or purchase the property.

JENISON, MICH. — Coldwell Banker Commercial has arranged the $6.1 million sale of a 64,035-square-foot manufacturing facility in Jenison near Grand Rapids. The property is located at 2206 Pine Ridge Drive within Georgetown Industrial Center. The building features a clear height of 25 feet, cranes, four docks and four overhead doors. Jim Edewaard of Coldwell Banker Commercial Woodland-Schmidt represented the seller, Altron Automation. The company manufactures automated tooling and equipment and continues to operate two facilities in Hudsonville, Mich. Pleotint, a glass fabrication company, was the buyer.

MCALLEN, TEXAS — A partnership between San Antonio-based Bakke Development Corp. and Atlanta-based Batson-Cook Development Co. (BCDC) has broken ground on an 762-unit self-storage facility in the Rio Grande Valley city of McAllen. The site on South McColl Road spans roughly two acres, and the building will rise three stories and house 85,825 net rentable square feet of climate-controlled space. Project partners include Alamo Architects, civil engineer Halff, general contractor Independent Contractors and construction lender Security State Bank. Completion is slated for the first quarter of 2025. The project marks the fourth self-storage collaboration between the two firms, with the most recent project, an 802-unit facility also in McAllen, beginning in early 2023.
