SECAUCUS, N.J. — Locally based financial intermediary G.S. Wilcox & Co. has arranged a $23 million permanent loan for an industrial property located in the Northern New Jersey community of Secaucus. The 200,000-square-foot facility, which was fully leased at the time of sale, includes 19 loading docks, one drive-in door and office space. Gretchen Wilcox and Al Raymond of G.S. Wilcox arranged the five-year, fixed-rate loan through an undisclosed life insurance company. The borrower was also not disclosed.

NEW YORK CITY — Cushman & Wakefield has secured a 25,000-square-foot industrial lease near JFK International Airport in Queens. The tenant, pastry producer Pidy Gourmet Inc., will occupy space at Inwood Logistics Center, a 10-building development. Rico Murtha, Helen Paul, Sonny Singh, Thomas Deluca, David Frattaroli, John Giannuzzi and Joseph Hentze Jr. represented the landlord, a partnership led by Onyx Equities, in the lease negotiations. The tenant representative was not disclosed.

ALPHARETTA, GA. — Newmark has brokered the $40.2 million sale of a 251,729-square-foot industrial facility located at 3000 Marconi Drive in Alpharetta. Casey Keitchen, Collin BeVier, Barry Gabel, Chris Marchildon and C.J. Osbrink of Newmark represented the seller, JDM Partners, in the transaction. The buyer was not disclosed. The property offers 10 megawatts of power and was fully leased at the time of sale to a national property and casualty insurance provider, serving as one of the company’s national printing and imaging centers.

DENVER — Unique Properties/TCN Worldwide has arranged the $2.2 million sale of an industrial building located at 5101 Columbine St. in Denver. Sam Leger, Jack Gitlin and Graham Trotter of Unique Properties/TCN Worldwide represented the undisclosed seller in the deal. The name of the buyer was not released.

JOLIET, ILL. — Peak Construction Corp. will complete two tenant improvement projects at NorthPoint Development’s Third Coast Intermodal Hub Building 1 in Joliet. The first build-out totals 303,053 square feet and features a clear height of 40 feet, 25 dock doors, one drive-in door, 59 trailer stalls, 164 car spaces, 2,500 square feet of office space and two remote restrooms. The second project is an expansion for an existing tenant for whom Peak previously built out its space. The expansion adds 431,627 square feet with a clear height of 40 feet, 49 dock doors, one drive-in door, 97 trailer stalls, 204 car spaces, 5,500 square feet of office space and a remote restroom. Both projects are slated for completion in fourth-quarter 2025. The architect is studioNorth. Peak completed construction of the 1 million-square-foot building in 2024.

PAPILLION, NEB. — Darland Construction Co. has completed a nearly 60,000-square-foot industrial facility for Mid-States Utility Trailer Sales in Papillion. The project is located just off Highway 50 and I-80 and serves as a regional hub for the semi-trailer dealer. The development features a trailer shop, parts warehouse, driver’s lounge and administrative offices. A notable aspect of the project includes more than 11 acres of exterior paving designed to accommodate the extensive inventory and traffic flow of large semi-trailers. Mid-States Utility operates four locations across Nebraska, Iowa and South Dakota.

SAVANNAH, GA. — GTIS Partners LP has acquired a 24-acre industrial site located within the Highway 21 corridor of Savannah, situated less than 10 miles from the Port of Savannah’s Garden City Terminal. GTIS will develop 297,163 square feet of Class A industrial space across two buildings at the site. This development marks the New York-based company’s 16th industrial investment.

CARLSBAD, CITY OF INDUSTRY AND REDONDO BEACH, CALIF. — MetLife Investment Management has completed the sale of the Golden Coast Portfolio, an industrial portfolio totaling 600,000 square feet in Southern California. The portfolio includes three buildings in Carlsbad, City of Industry and Redondo Beach that were acquired by three separate buyers for a total price of $165.5 million. Jeff Chiate, Rick Ellison, Matt Leupold, Bryce Aberg, Aubrie Monahan, Jeff Cole and Charlie Jacobs of Cushman & Wakefield represented the seller and procured the buyers in the transactions. TA Realty acquired The Concourse, a 420,697-square-foot industrial business park in City of Industry. The property offers 69 dock-high doors, nine grade-level doors and a 160-foot truck court. Terreno purchased The Redondo Beach Two Pack, a 99,340-square-foot property that features 16 dock-high doors, three grade-level doors and a clear height of 16 feet. GID acquired Carlsbad Oaks Business Park, a 78,143-square-foot property with clear heights ranging from 22 to 26 feet, grade and dock loading capabilities, and an efficient warehouse and office layout.

CHANDLER, ARIZ. — Essex Real Estate Capital Advisors has secured a $46 million construction loan for Chandler Innovation Park, a Class A speculative industrial development in Chandler. The sponsor is Colorado-based DPC Development Cos. The loan was secured through Principal Asset Management. Situated on 21.3 acres, Chandler Innovation Park will feature a 39,387-square-foot building, a 99,222-square-foot building and a 189,167-square-foot asset. The three buildings will be front-park, rear-load facilities designed for manufacturing and logistics users. Construction began in July 2025, with completion scheduled for August 2026. Alcorn Construction is serving as general contractor. Lee & Associates is handling leasing for the project.
