OLYMPIA, WASH. — Marcus & Millichap has brokered the sale of Arts Industrial Park, an industrial property in Olympia, about midway between the Seattle/Tacoma area and the Pacific Coast. A partnership sold the asset to a value-add syndicator buyer for $4.8 million. Located at 6221 Rich Road SE, Arts Industrial Park features 63,500 square feet of industrial space. RINCON, GA. — Aertssen Logistics USA Inc. has unveiled plans to open a 380,800-square-foot equipment processing center at Savannah Gateway Industrial Hub (SGIH) in Rincon near the Port of Savannah. Broe Real Estate Group is the developer of the larger, 2,600-acre industrial park. Aertssen specializes in the transportation, handling, final assembly and management of construction, agriculture and aerial lift equipment. The new 35-acre facility marks the Belgian company’s first U.S.-based operation. Aertssen Logistics is a division of Aertssen Group NV. The property will provide comprehensive logistics services, indoor and outdoor storage, and various tailor-made technical services. Aertssen says it selected the location due to land to expand on, a strong local labor market, strategic highways and quick access to the Port of Savannah’s 35-plus weekly services to world markets. To catalyze its expansion in the U.S., the company established Aertssen Logistics USA as a separate entity that aims to double the current number of machines it processes annually by 2030. SAN ANTONIO — U.S. Foods has signed a lease to occupy space at Riggy’s Foster Ridge, a 10-acre industrial outdoor storage (IOS) facility in San Antonio. The newly developed facility is located at 6600 Lancer Blvd. on the city’s east side and features a seven-acre truck parking and trailer storage area with 140 demarcated tractor trailer spaces, as well as a 2,000-square-foot common area office and lounge. Ty Bragg of Cavender & Hill represented the landlord, Texas-based real estate and logistics firm DryPort Capital, in the lease negotiations. Rob Burlingame of CBRE represented the tenant.
BRISTOL, R.I. — Developer DXD Capital has completed a 750-unit self-storage facility in Bristol, about 20 miles south of Providence. Extra Space Storage will operate the facility at 180 Mount Hope Ave., which has a gross square footage of 88,620 square feet and a net rentable square footage of 61,600 square feet. In addition, the property’s design elements mimic those of New England townhomes. Jayeff served as the general contractor for the project, which was financed by Centreville Bank. DXD Capital acquired the site in November 2022.
INDIANAPOLIS — Cronheim Mortgage has arranged $14 million for the acquisition and conversion of a vacant retail center in Indianapolis into a 116,000-square-foot self-storage facility under the JustStorage brand. A bridge lender provided the nonrecourse, floating-rate loan, which features a 70 percent loan-to-cost ratio. DealPoint Merrill is developing the property, while its affiliate management company, JustStorage, will operate the asset. Plans call for both climate-controlled and non-climate-controlled offerings.
WAUKESHA, WIS. — Founders 3 Real Estate Services has negotiated the sale of a 115,500-square-foot industrial property in Waukesha for $6.6 million. The asset is located at 21027 Crossroads Circle. Bob Flood of Founders 3 represented the seller, Kalmbach Media Co. Silgan Containers was the buyer.
ELMHURST, ILL. — DarwinPW Realty/CORFAC International has brokered the sale of a 37,136-square-foot industrial building in the Chicago suburb of Elmhurst for an undisclosed price. Located at 737 N. Oaklawn Ave., the property features 13,920 square feet of office space, a clear height of 14.5 feet, two exterior docks, one drive-in door, 60 parking spaces and a fenced outdoor storage yard. George Cibula and Luke Ferzacca of DarwinPW Realty/CORFAC International represented the undisclosed seller. Joe Bronson of NAI Hiffman represented the buyer, Haskris, which is a manufacturer and distributor of engineered chillers and heat transfer systems. Haskris owns a building across the street and is planning to expand to the new facility.

Portland is frequently praised as the most affordable city on the West Coast, offering lower average home prices compared to its northern and southern counterparts, while providing a high quality of life for its residents. From 2017 to 2022, Portland’s average annual industrial sales volume was $810 million, with institutional funds accounting for 20 percent of the total sales volume during that time. This represented the highest average industrial volume for the city, with early 2022 boasting nearly $1.4 billion in total sales volume. Then Portland experienced its wake-up call. Ill-conceived legislation, poor leadership and damaging national media coverage caused the city’s reputation to decline. This, in turn, led to a significant drop in the city’s industrial sales volume. From 2022 to 2023, the volume fell by almost $500 million. Despite hopes of stabilization in 2024, sales volume dropped further by nearly $150 million. Glenstar Logistics Begins Vertical Construction on 550,520 SF Industrial Facility in Gaffney, South Carolina

GAFFNEY, S.C. — Glenstar Logistics has begun vertical construction on a 550,520-square-foot warehouse in Gaffney. Dubbed CCC-85 Building 2, the development marks the first building within Glenstar’s Cherokee Commerce Center 85. Scheduled for completion in the fourth quarter of this year, the building is being developed on a speculative basis, with the capability to expand to 1.3 million square feet. The property will feature 40-foot clear heights, column spacing of 56 feet by 50 feet, 60-foot speed bays, 232 dock doors, four drive-in doors and up to 604 car parking spaces and 388 trailer spaces. Partners on the project include Creek Lane Capital, general contractor The Conlan Co., architect Ware Malcomb and civil engineer SeamonWhiteside. CrossHarbor Capital Partners is providing $38.2 million in construction financing. Byline Bank Provides $18.3M Acquisition Financing for Industrial Property in Metro Atlanta

SUWANEE, GA. — Byline Bank’s Commercial Real Estate Group (BCREG) has provided an $18.3 million loan for the acquisition of a warehouse and distribution facility located at 460 Horizon Drive in Suwanee, roughly 30 miles northeast of Atlanta. High Street Logistics Properties is the borrower. Situated on 18.5 acres, the property totals 230,530 square feet and can be configured for one or three tenants. The seller was not disclosed. The loan marks the fifth transaction Byline Bank has funded for High Street Logistics to date, with previous loans funding industrial properties in Georgia, Texas and Illinois.
