GREENVILLE, S.C. — EnerSys, an industrial technology company, has announced plans to develop a new manufacturing facility in Greenville. EnerSys expects to break ground on the $500 million project next year. Upon completion, the facility will total 500,000 square feet on 140 acres within the August Grove Business Park. Operations are slated to begin at the property in late 2027. Reading, Pa.-based EnerSys manufactures batteries, chargers and power systems for use in the telecommunications, broadband, data center, industrial utilities, warehouse, logistics, aerospace, defense and transportation industries. The new operations will focus on producing lithium-ion cells, with a projected annual production capacity of four gigawatt hours (GWh). This will mark the second facility in the state for the company, which operates in 14 other locations throughout North America. AURORA, COLO. — MCA Realty has purchased Commerce Center I, a three-building industrial business park at 15200 E. 33rd Place, 15250 E. 33rd Place and 15201 E. Moncrieff Place in Aurora. Commerce Center I was acquired through the firm’s MCA Realty Industrial Growth Fund. An undisclosed seller sold the asset for $9.2 million. MCA Realty plans to spend approximately $1.2 million on interior and exterior renovations that will include exterior paint, renovations to the parking lot, exterior lighting upgrades, HVAC repair and replacement, upgraded signage and landscaping, new loading doors, a remote monitored security system, and renovations to interior storefronts and warehouse space. Built in 1985, the three-building, 70,301-square-foot industrial business park was fully occupied at the time of sale. T.J. PORTLAND, ORE. — Norris & Stevens has arranged the sale of an industrial building located at 4123 NE Columbia Blvd. in Portland. Creitz Marital Trust sold the asset to an undisclosed buyer for $1.2 million. Greg Nesting, Chase Brand and Gabe Schnitzer of Portland-based Norris & Stevens represented the seller in the deal. Constructed in 1920, the 5,128-square-foot property features a 2,460-square-foot shop and a 2,488-square-foot main office area.
MARTINSVILLE, VA. — An affiliate of Phoenix Investors has purchased an 813,000-square-foot industrial building located at 1 Walker Road in Martinsville, a city in southern Virginia. Resurgence Properties sold the property for an undisclosed price. The facility previously served as a textile plant for Bassett-Walker before shuttering in 2002. Situated on 53 acres, the property is located 10 miles from the Virginia-North Carolina border and less than 12 miles from Blue Ridge Regional Airport. The facility features six dock doors and four grade-level drive-in doors, as well as 200 parking spaces. Grant Bates of Newmark is handling the leasing assignment for 1 Walker Road, which has more than 700,000 square feet of availability at the time of sale.
MENOMONEE FALLS, WIS. — Rexel USA Inc. and Everlight Solar LLC have fully leased a recently completed industrial building in Menomonee Falls. The two tenants are leasing 59,388 square feet and 19,738 square feet, respectively. They will take occupancy in the second quarter following the completion of tenant improvements. Owner Luther Group developed the facility on a speculative basis. Bob Flood, Brian Flood and Derek Yentz of Founders 3 Real Estate Services represented ownership.
ELK GROVE VILLAGE, ILL. — Brown Commercial Group has negotiated the sale of a 23,790-square-foot industrial building in the Chicago suburb of Elk Grove Village. The sales price was undisclosed. The property at 160 Scott St. was originally marketed for lease but received multiple offers from potential buyers. Candace Scurto of Brown represented the seller, a private investor. Mason Hezner of Brown represented the buyer, GP Glass Co., which has two other locations in Elk Grove Village. The company is a custom shower glass and door installation business.
BUFFALO GROVE, ILL. — Illinois Masonry Group has signed a 22,000-square-foot industrial lease at 1025 Busch Parkway in the Chicago suburb of Buffalo Grove. The company will relocate from a nearby location. The building features a clear height of 19 feet, one dock, one drive-in doors and 4,000 square feet of office space. Brian Bocci of Entre Commercial Realty represented the tenant, while Michael Whetstone and Brian Silverman of JBS represented the undisclosed landlord.
HOUSTON — Locally based brokerage firm Finial Group has secured an 18,600-square-foot industrial lease renewal in Houston. The tenant was B&T Rentals, and the space is located within Four Seasons Business Park on the city’s northwest side. According to LoopNet Inc., the single-tenant building at 6826 Bourgeois Road was constructed in 2015. Jack Gaffney and John Buckley of Finial Group represented the undisclosed landlord in the lease negotiations.
AUSTIN, TEXAS — Marcus & Millichap has brokered the sale of a self-storage development site that is located about 6.5 miles south of downtown Austin. The site spans 3.5 acres and can support the development of a facility with up to 73,263 net rentable square feet of space across 786 units. Brian Kelly, Brett Hatcher, Gabriel Coe and Nathan Coe of Marcus & Millichap represented the seller, an undisclosed limited liability company, in the transaction. The buyer was also not disclosed. Tim Speck of Marcus & Millichap assisted in closing the deal as the broker of record.
HUNTSVILLE, ALA. — Ironside Realty has acquired a 7,500-square-foot industrial property located at 376 Dan Tibbs Road N.W. in Huntsville. The property was fully leased to United Rentals at the time of sale. A local broker represented the undisclosed seller in the transaction, and Jimmy Goodman of Chicago-based The Boulder Group represented Ironside. The sales price was not disclosed.
