LAGRANGE, GA. — Farpoint Development and Grandview Partners plan to develop Lafayette Logistics Park, a 134-acre industrial project site located off I-85 in LaGrange. Southpoint Realty Group sold the land to the developers for an undisclosed price. Plans for the site include the development of up to 2 million square feet of industrial facilities across two phases. Phase I, which is scheduled to begin construction in the first quarter of this year, will comprise four buildings ranging from 187,000 to 270,000 square feet. Completion of Phase I is scheduled for the fourth quarter of this year. Phase II will feature up to 1 million additional square feet of industrial space. Wesley Budd of NAI Brannen Goddard represented Farpoint in the land acquisition and will lead leasing efforts at the property.

HALTOM CITY, TEXAS — A partnership between Phoenix-based developer Creation and Crow Holdings Capital has sold Northmark Commerce Center, a 234,475-square-foot industrial facility located in the northern Fort Worth suburb of Haltom City. The cross-dock facility was fully leased to Ryder Integrated Logistics at the time of sale. Completed in 2023, Northmark Commerce Center features 32-foot clear heights, 56 dock doors and parking for 132 cars and 19 trailers. The site also houses a secured drop lot with 104 additional trailer stalls. Jack Fraker, Dustin Volz, Stephen Bailey, Dom Espinosa, Zach Riebe, Taylor Hare and Chloie Mercer of Newmark represented the seller in the transaction. The buyer and sales price were not disclosed.

PEARLAND, TEXAS — EDGE Realty Partners has negotiated the sale of a 14,410-square-foot industrial building located at 14724 Almeda School Road in Pearland, a southern suburb of Houston. According to LoopNet Inc., the single-tenant building was constructed on 2.4 acres in 2019 and features 28-foot clear heights and five dock-high loading doors. Micha van Marcke and Chace Henke of EDGE represented the undisclosed seller in the transaction. The buyer and sales price were also not disclosed.

BAKERSFIELD, CALIF. — Colliers has arranged the sale of Abby’s Mini Storage, a self-storage facility in Bakersfield. Terms of the transaction were not released. Tom de Jong and Jacob Becher of Colliers’ de Jong | Becher Self Storage Group represented the seller in the deal. Situated on seven acres at located at 3311 Truxtun Ave., Abby’s Mini Storage features 22 single-story buildings plus a caretaker’s apartment, 1.1-acre yard for parking and U-Haul truck rentals. The 97,600-square-foot facility offers 927 self-storage units.

DE SOTO, KAN. — Flint Development is nearing completion of the first building at Flint Commerce Center, a $390 million industrial park in the western Kansas City suburb of De Soto. At full build-out, the multi-phased project will include up to six buildings on a 370-acre site. Development of the first building, a 1 million-square-foot distribution center, is slated for completion this summer. Located at 10200 Edgerton Road, the cross-dock distribution center is being constructed with tilt-up concrete panels and 40-foot clear heights. The first facility — which is called Building C — will offer 98 dock doors and four drive-through doors, with the capacity to expand to 168 dock doors. The parking lot can accommodate 515 cars and 251 trailers. In August 2023, Panasonic Energy announced plans to lease half of the facility to support a nearby lithium ion battery manufacturing facility, which is currently under construction. “There is a lot of excitement surrounding the Panasonic factory and we are happy to see the amount of prospect activity for Flint Commerce Center,” says Mark Long, CEO of Newmark Zimmer. The space comprises 23,220 square feet of office space and a 26,850-square-foot warehouse. Hudson Sheets and Andrew Gilbert of Holt Lunsford Commercial represented the tenant in the lease negotiations. FULLERTON, CALIF. — Voit Real Estate Services has arranged the sale of Cedarwoods Business Park, a five-building industrial property located at 2461-2495 E. Orangethorpe Ave. in the Orange County city of Fullerton. Chino Hills-based HK Ventures acquired the asset from a private investor for $19.4 million, or $226.95 per square foot. Situated on 4.8 acres, the 85,700-square-foot distribution buildings offers space for multiple tenants. HK Ventures plans to hold the property for investment and may redevelop the asset in the future. Michael Hefner of Voit Real Estate Services’ Anaheim office represented the buyer and seller in the deal. Barry Walshe of Voit Real Estate Services’ Anaheim office is the leasing agent for Cedarwoods Business Park and acted as local market advisor in the transaction.

DRIGGS, IDAHO — MAG Capital Partners has purchased a 60,056-square-foot agricultural industrial facility in Driggs, a tiny city of fewer than 2,000 residents east of Idaho Falls and near the Wyoming border. Potandon Produce sold the asset for an undisclosed price in a sale-leaseback transaction. Situated on 20 acres at 2540 S. 5000 West, the multi-building site serves as warehouse and storage space for Idaho Falls-based Potandon, the largest marketer of fresh potatoes and onions in North America. Jeff Lizzo and Daniel Macks of STREAM Capital Partners represented the seller.

The 319,336-square-foot industrial facility is located at 6040 Commerce Drive in the Indianapolis suburb of Whitestown. The Class A building is triple net leased to three national companies. The property features a clear height of 28 feet, 61 truck docks and four drive-in doors. Kevin Foley, Anthony DeLorenzo, Andrew Morris and Jeremy Woods of CBRE represented the undisclosed seller. The property sold to a high-net-worth buyer from California.
