WEST CHESTER, OHIO — Stag Industrial Holdings LLC has acquired a 697,500-square-foot facility located on Le Saint Drive in West Chester, a city in eastern Ohio. The purchase price was $49.7 million. Brookfield Property Group sold the asset.

ANN ARBOR, MICH. — Edge Autonomy Energy Systems has signed a lease for an 85,000-square-foot industrial building located at 5775 Interface Drive in Ann Arbor. A producer of solid oxide fuel cells and ruggedized power solutions, Edge Autonomy Energy Systems and its legacy companies have operated in Ann Arbor for 20 years. The property on Interface Drive was originally a high-bay office building and will be converted to meet the tenant’s needs. Kyle Passage, Craig Herschel and Steve Langton of Cushman & Wakefield represented the tenant, while Matt Buslepp of Avison Young represented the landlord, Mansour Cos.
GRAFTON, MASS. — GFI Partners will undertake a 200,000-square-foot life sciences redevelopment project in Grafton, located in Worcester County. The Boston-based developer will convert a 33.2-acre site that was formerly part of the Grafton State Hospital campus into a two-building facility that can also support industrial usage under local zoning laws. MassDevelopment sold the parcel to GFI Partners for an undisclosed price. Construction is set to begin this summer and to be complete in early 2026.
WILMINGTON, MASS. — JLL has negotiated a 111,119-square-foot industrial lease at Upton Crossing in the northern Boston suburb of Wilmington. The lease is for the entirety of the building at 38 Upton Drive, which features a clear height of 32 feet. Joe Fabiano, Jamey Lipscomb, Jordan Yarboro and Brian Tisbert of JLL represented the landlord, locally based developer The Davis Cos., in the lease negotiations. Rachel Marks and Chelsea Andre, also with JLL, represented the tenant, an undisclosed provider of medical devices and equipment.
BOYNTON BEACH, FLA. — Foundry Commercial has purchased 30 acres at 3800 S. Congress Ave. in Boynton Beach, with plans to develop a 457,000-square-foot logistics center at the site. Upon completion, the development — dubbed Egret Point Logistics Center — will feature two rear-load warehouses with 180-foot truck courts, 32-foot clear heights, parking and ESFR sprinkler systems. The Orlando-based developer plans to demolish the existing 126,000-square-foot office and warehouse building currently occupying the site to make way for the new project. Construction is scheduled to be completed in spring 2025.
HOUSTON — Square Robot Inc., a provider of energy equipment and solutions, has signed a 14,200-square-foot industrial lease in northwest Houston. According to LoopNet Inc., the building at 12302 FM 529 was built in 2014 and totals 55,516 square feet. Christian Villarreal and Jack Gaffney of Finial Group represented the tenant in the negotiations for the seven-year lease. Brandon Wuntch and Drew Altmann of Fritsche Anderson Realty Partners represented the undisclosed landlord.
HIGHBRIDGE, WIS. — NAI Pfefferle has brokered the sale of a 135-unit self-storage facility in Highbridge, a city in northern Wisconsin. While the sales price was undisclosed, the asking price was $1.5 million. The 31,040-square-foot property is located at 38147 State Highway 13. Jonathan Glassco of NAI Pfefferle and Scott Rihm of EquiCap Commercial brokered the transaction. Buyer and seller information was not provided.
ROSENBERG, TEXAS — Locally based developer The Signorelli Co. has broken ground on Phase I of Austin Point, a 4,700-acre master-planned community in Rosenberg, located roughly 30 miles southwest of Houston in Fort Bend County. Upon completion, the development will feature 14,000 homes and 17 million square feet of multifamily, office, medical, retail and hospitality space. The project will also include the extension of Fort Bend and Grand parkways at the development site for more convenient access to downtown Houston. Phase I of Austin Point will include the construction of 400 homes that will be built on smaller lots in an alley-loaded format and will range in size from 1,300 to 4,500 square feet.
FORT WORTH, TEXAS — Los Angeles-based development and investment firm CIM Group has sold a 139,502-square-foot cold storage facility in Fort Worth. The site, which CIM Group acquired in 2020, spans 14.4 acres near the junction of Interstates 20 and 35. According to LoopNet Inc., the newly constructed facility features 36-foot clear heights, 34 dock-high doors, an ESFR sprinkler system and parking for 44 trailers (expandable to 101). The buyer and sales price were not disclosed.
TCC, MetLife Investment Near Completion of 702,429 SF Seattle Metro Logistics in South Seattle

SEATTLE — Trammel Crow. Co (TCC) and its joint venture partner MetLife Investment Management are near completion of Seattle Metro Logistics, a two-story industrial facility at 44 S. Nevada Ave. in South Seattle. In 2021, the Port of Seattle Commission approved the long-term ground lease for this portion of Port-owned land — known as Terminal 106 — to TCC, allowing for the demolition of the port’s old warehouse and construction of a new light industrial facility, which started in 2022. Slated for delivery this August, the 702,429-square-foot facility will feature 30-foot clear heights, 50-foot by 50-foot column spacing, 350 pounds per square foot floor loading, ESFR sprinklers, 289-foot warehouse depth and truck court depths ranging from 131 feet to 135 feet. The property is designed to suit a broad range of industrial uses, from last-mile and regional distribution to storage, maritime and manufacturing uses. Seattle Metro Logistics will include a parking garage with 701 spaces and a solar-ready roof. Project partners include Nelson Worldwide as architect of record, Lease Crutcher Lewis as general contractor and Bank OZK as construction lender. Andrew Stark and Andrew Hitchcock of CBRE are handling the marketing and leasing of the facility.
