BROWNSBURG, IND. — Brennan Investment Group has acquired 68 acres at the intersection of Route 136 and Ronald Reagan Parkway in Brownsburg, a northwest suburb of Indianapolis. Brennan plans to develop two industrial buildings, including a 580,884-square-foot cross-dock facility and a 245,803-square-foot rear-load facility. The site offers close proximity to the Indianapolis International Airport, the FedEx Hub, the UPS Ground Sort Center and the I-465 outer loop. Terms of the transaction and a construction timeline were not provided.
CHICAGO — Sterling Bay has purchased 4510 W. Ann Lurie Place, a 7.5-acre parcel in Chicago’s Archer Heights neighborhood. The developer plans to build a 147,500-square-foot speculative industrial facility. The acquisition was made in partnership with Affinius Capital, along with a construction loan from First National Bank of Omaha. PREMIER Design + Build Group will serve as general contractor. The project will feature 10 loading bays, two drive-in doors and 101 vehicle parking spaces. There will also be electric vehicle charging stations and upgraded steel components for future solar panel integration. Construction is scheduled to begin later this year.
HOUSTON — Ashford Dairy has signed a 52,000-square-foot industrial lease at The Business Center at Five Corners in southwest Houston. The space includes a commissary, test kitchen and a refrigerated storage area. Owned by Levey Group and ANICO Eagle, The Business Center at Five Corners spans 550,000 square feet across five buildings. Nathan Wynne, Joseph Smith and Savannah Smith of CBRE represented Levey Group in the lease negotiations. Will Clay of JLL represented the tenant.
HOUSTON — Porcelanosa USA, a distributor of tile, flooring and other building materials, has signed a 70,000-square-foot industrial lease at The Business Center at Five Corners in Houston. Owned by Levey Group and ANICO Eagle, the 550,000-square-foot development consists of five buildings on a 44-acre site on the city’s southwest side. Buildings range in size from 69,000 to 139,000 square feet and feature a mix of front-load, cross-dock and rear-load configurations and 28- to 32-foot clear heights. BRENHAM, TEXAS — Architecture firm HDA has completed a 28,000-square-foot industrial renovation and expansion project in Brenham, about 75 miles northwest of Houston. The project was a build-to-suit for Mike Hopkins Distributing, which serves the alcoholic beverage industry. The expansion consisted of a new controlled-temperature warehouse with offices and a customer pick-up area. The existing warehouse and coolers were also renovated with updated ancillary and storage areas and a new, enlarged keg cooler. Lastly, HDA designed a connector to link the new and existing facilities.
LUMBERTON, N.C. — Northmarq has arranged the sale of a 387,303-square-foot distribution facility located at the intersection of Interstates 95 and 74 in Lumberton. Situated on 49.7 acres, the single-tenant facility was fully leased at the time of sale to Elkay Plumbing Products Co., an affiliate company of Zurn Elkay Water Solutions. The newly built property is a build-to-suit project for Elkay Plumbing, which has a long-term double-net lease at the facility. Brad Pepin and Jonathan Thompson of Northmarq’s Tulsa office represented the seller, an Atlanta-based developer, in the transaction. The buyer, an individual investor based in California, purchased the facility for an undisclosed price.
RIALTO, CALIF. — Birtcher Development LLC has received $75 million in construction financing for the development of Birtcher Logistics Center Rialto, a Class A logistics facility currently under construction in the Inland Empire city of Rialto. Situated on 21 acres, the 492,631-square-foot property will feature 40-foot clear heights, 62 dock-high doors, 5,642 square feet of ground-floor office space and 5,221 square feet of mezzanine space. Additionally, the site will offer 90 trailer parking spaces and 287 auto parking spaces. Greg Brown, Peter Thompson and Spencer Seibring of JLL Capital Markets’ debt advisory team secured the nonrecourse loan from the lender, Principal Global Investors.
ENGLEWOOD, COLO. — Malman Commercial Real Estate has arranged the acquisition of an 8,050-square-foot industrial building located at 2703 S. Shoshone St. in Englewood, just south of Denver. AMAC Holdings Ltd. purchased the asset from LTW Properties LLC for $1.6 million. Jake Malman of Malman Commercial represented the buyer, while Tim Shay and TJ Smith of Colliers represented the seller in the transaction.
BOSTON — Boston-based investment firm Taurus Investment Holdings has purchased six industrial buildings totaling 589,837 square feet that are located throughout the greater Dallas area. Taurus acquired the buildings, the specific addresses of which were not disclosed, as part of a portfolio sale that also includes six buildings in the Atlanta area totaling 334,863 square feet. The portfolio, which has an average building size of 77,000 square feet, was 99 percent leased to 32 tenants at the time of sale. The seller and sales price were not disclosed.
HOUSTON — Liberty Litigation Support has signed a 4,207-square-foot office lease at 12777 Jones Road in northwest Houston. According to LoopNet Inc., the four-story building was constructed in 1982, renovated in 2021 and totals 119,388 square feet. Chase Mcateer of Oxford Partners represented the tenant in the lease negotiations. Adam Strauss of Belvoir Real Estate Group represented the landlord on an internal basis.
