TETERBORO, N.J. — Locally based mortgage banking firm G.S. Wilcox & Co. has arranged an $8.5 million loan for the refinancing of an 86,150-square-foot industrial building located in the Northern New Jersey community of Teterboro. The building was constructed in the 1960s and was leased to 21 tenants at the time of the loan closing. Gretchen Wilcox and Al Raymond of G.S. Wilcox arranged the debt through Mutual of Omaha on behalf of the borrower, The Hampshire Cos.

HUNT VALLEY, MD. — St. John Properties has purchased a 17-acre parcel at the corner of York Road and Wight Avenue in Hunt Valley, about 18 miles north of Baltimore. The locally based developer purchased the land from Noxema for an undisclosed price. Jay Wellschlager of JLL represented the seller in the transaction, and Sean Doordan and Alex Lyons represented St. John Properties internally. On the site, St. John Properties plans to build Hunt Valley Exchange, a 110,000-square-foot mixed-use complex that will feature flex and research-and-development buildings, inline shops and restaurants and retail pad sites. Construction is expected to commence immediately.

RIDGELAND, S.C. — Friedman Real Estate has arranged the sale of a 98,000-square-foot industrial property located at 4427 Grays Highway in Ridgeland, approximately 32 miles north of Savannah, Ga. Marc Hames of Friedman represented the undisclosed seller in the transaction. The buyer and sales price were also not disclosed. The property comprises three buildings, including an 87,000-square-foot manufacturing facility, according to LoopNet Inc. The campus is situated on 27.1 acres within Cypress Ridge Industrial Park and offers access to I-95 via U.S. Highway 278.

WESLACO, TEXAS — ARCO Beverage Group, a division of St. Louis-based general contractor ARCO National Construction, has broken ground on a 253,200-square-foot distribution center for Glazer’s Beer & Beverage in the Rio Grande Valley city of Weslaco. The wholesale alcoholic beverage distributor will be the anchor tenant of Mid Valley International Industrial Park, a 122-acre master-planned development that is owned by Weslaco Economic Development Corp. Building features will include 210,000 square feet of temperature-controlled space, 36-foot clear heights, 27 dock positions and 25,000 square feet of office space. Completion is slated for the first quarter of 2024.

TOMBALL, TEXAS — Charlotte-based energy equipment provider Ameresco Solar has signed a 41,080-square-foot industrial lease renewal at South Live Oak Business Park in Tomball, a northwestern suburb of Houston. The property comprises two buildings on a 6.2-acre site in the downtown area. Tom Condon Jr. and John Grimsley of Colliers represented the landlord, Tomball Economic Development Corp., in the lease negotiations. Ameresco was self-represented.

HOUSTON — Partners Real Estate has negotiated the sale of a 23,100-square-foot industrial facility that sits on a 1.3-acre site within the three-building Intercontinental Crossing Business Park in North Houston. According to LoopNet Inc., the building was completed in 2022 and features 28-foot clear heights. Clay Pritchett and Zane Carman of Partners represented the seller, TNRG Development, in the transaction. The name and representative of the buyer were not disclosed.

BEDFORD PARK, ILL. — Atlanta-based MDH Partners has completed the lease-up of 7447 S. Central Ave., a 118,218-square-foot industrial facility in the Chicago suburb of Bedford Park. Better Earth, a sustainable food service packaging company, has leased 55,718 square feet. Calvin Gunn of Lee & Associates represented the tenant, while Steve Connolly and Chris Gary of NAI Hiffman represented MDH. The property features four interior truck docks, 1,517 square feet of office space and a clear height of 21 feet. The building is one of six in the Chicago Infill Net Lease Portfolio, which MDH purchased in October 2021.

GLENDALE, WIS. — Founders 3 Real Estate Services has negotiated the $5.4 million sale of an 86,750-square-foot industrial building in the Milwaukee suburb of Glendale. The property sits on 3.5 acres at 6100 N. Baker Road. Scott Revolinski and Brett Deter of Founders 3 represented the seller, Grandview Park Partners LLC. The buyer was an entity doing business as 2022 Florist LLC.

ROMEOVILLE, ILL. — Schwab Paper Products has renewed its 55,000-square-foot industrial lease at 636 Schwab Circle in the Chicago suburb of Romeoville. The manufacturer and converter of packaging materials previously owned the building, so the new five-year lease was structured in a sale-leaseback transaction. Terri Alexander of Transwestern Real Estate Services represented Schwab. Ryan Earley of Lee & Associates represented the buyer, Link Logistics.

APOPKA, FLA. — JLL has arranged the $40.2 million sale of Crossroads 429, a two-building industrial property in Central Florida spanning 280,437 square feet. The 52.1-acre site is located at 2800 General Electric Road in Apopka and features rear-load configuration, 32-foot clear heights, 67 dock-high doors, 198 parking spaces and 93 trailer spaces. Drake Street Partners and Whalley Capital Group purchased Crossroads 429 from Summit Real Estate Group. Luis Castillo, Cody Braiz and Dennis Mitchell of JLL represented the seller and procured the buyers in the transaction.
