PHOENIX — Taiwan Semiconductor Manufacturing Co. Ltd. (TSMC) has announced plans to build a second plant in North Phoenix. The move will increase the company’s investment at the Arizona manufacturing site from $12 billion to $40 billion and create 4,500 permanent jobs, in addition to 10,000 construction jobs. The expansion represents the largest foreign direct investment in Arizona history and one of the largest foreign direct investments in the history of the United States, according to TSMC. Semiconductors, or computer chips, are an essential element of most all electronic and computing devices, including electric vehicles, phones, tablets, TVs, home appliances, solar panels and gaming consoles. The company is also in the planning stages for an onsite water reclamation plant that, when finished, will allow the TSMC Arizona site to achieve near-zero liquid discharge. The announcement was made yesterday at the opening of TSMC’s first semiconductor factory. President Joe Biden, Arizona Gov. HAMMOND, IND. — Marcus & Millichap has arranged the sale of the Alpha Storage facility in Hammond for an undisclosed price. The multi-story self-storage property, located at 252 Wildwood Road, spans 68,277 rentable square feet and features 595 units along with parking for recreational vehicles and boats. Jeffrey Herrmann and Sean Delaney of Marcus & Millichap represented the seller, a local limited liability company. The duo also secured and represented the buyer, a Chicago-based limited liability company.
ELLABELL, GA. — CRG has signed a subsidiary of Rooms To Go to a full-building lease at The Cubes at Interstate Centre II, CRG’s 300-acre development within the broader Interstate Centre industrial park in metro Savannah’s Bryan County. The Orlando- based furniture retailer will fully occupy the 465,250-square-foot Building E, which CRG completed on a speculative basis in October. Jason Ovadia of JLL represented Rooms To Go in the transaction, while Chris Tomasulo, Ryan Hoyt and Bennett Rudder, also with JLL, represented CRG. Located at 1393 Interstate Blvd. in Ellabell, the warehouse is situated 30 miles west of the Port of Savannah and within two miles of I-16. Building E features 36-foot clear heights, 80 dock doors, four drive-in doors, an ESFR sprinkler system and ample parking for vehicles and trailers. CRG’s parent company, Clayco, served as the builder for the project, and Clayco subsidiary Lamar Johnson Collaborative was the architect. The project was developed through CRG’s GP Fund I, which participated as the general partner. Inclenberg Investments was CRG’s limited partner.
FORT WORTH, TEXAS — Samsung has signed a 670,941-square-foot industrial lease in South Fort Worth. The Korean tech and electronics giant will occupy Building 1 at Fort Worth Logistics Hub, a 1.3 million-square-foot development by VanTrust Real Estate. Designed by Alliance Architects and built by Bob Moore Construction, the building was completed in the first quarter of this year. Construction on the second phase of Fort Worth Logistics Hub is underway, with a 607,074-square-foot building set to be delivered in the first quarter of 2023. Mark Becker of Cushman & Wakefield represented Samsung in the lease negotiations. Scott Moore of CBRE, along with Nathan Lawrence and Krista Raymond of KBC Advisors, represented VanTrust.
HOUSTON — A partnership between two locally based developers, Griffin Partners and Pinto Realty Partners, has sold Pinto 23, a 282,190-square-foot industrial facility in North Houston. The partnership completed the cross-dock property, which is located within a larger 5.3 million-square-foot development, in October 2022. Building features include 36-foot clear heights, 76 dock doors, 112 trailer parking spaces that can be expanded by 44 additional spaces and 4,604 square feet of office space. Hines purchased the asset for an undisclosed amount and has tapped CBRE to oversee leasing efforts. Trent Agnew of JLL brokered the deal.
CARROLLTON, TEXAS — Lee & Associates has negotiated a 157,979-square-foot industrial lease at 1800 Kelly Blvd. in the northern Dallas suburb of Carrollton. According to LoopNet Inc., the property was built in 1970 and totals 315,000 square feet. Ken Wesson and Phil Rosenfeld of Lee & Associates represented the landlord, Link Industrial Properties, in the lease negotiations. The representative of the tenant, paper distributor Western-BRW, was not disclosed.
BORDENTOWN, N.J. — JLL has arranged a $40 million acquisition loan for a 274,197-square-foot warehouse located at 201 Elizabeth St. in the Northern New Jersey community of Bordentown. The facility sits on 34 acres and features clear heights of 22 to 24 feet, 16 dock-high doors, 215-foot truck court depths, 116 car parking spaces and 67 trailer parking spaces. Michael Klein, Max Custer and Ryan Carroll of JLL arranged the three-year, floating-rate loan through First Citizens Bank on behalf of the borrower, an affiliate of Connecticut-based Penwood Real Estate Investment Management. The new ownership plans to implement a value-add program.
LEBANON, TENN. — CRG has acquired a 200-acre site in Lebanon, roughly 30 miles outside of Nashville, to accommodate a 2.8 million-square-foot industrial park. Upon completion, the project — dubbed The Cubes at Sparta Pike — will comprise four buildings ranging in size from 250,000 to 1.4 million square feet each. Jim Rodrigues of Lee & Associates will handle leasing and marketing of the property on behalf of CRG.
MESQUITE, TEXAS — Arizona-based Coleman Powersports has signed a 379,620-square-foot industrial lease at Mesquite Airport Logistics Center, located on the eastern outskirts of Dallas. The tenant will occupy the entirety of Building 1, which was part of Phase I at the 2.3 million-square-foot development. Construction of the two-building second phase is underway and expected to be complete next year. SAN ANTONIO — Marcus & Millichap has brokered the sale of Noah’s Ark Self Storage, a 477-unit facility located in the Stone Oak neighborhood of San Antonio. The facility was built on 1.2 acres in 2013 and spans 57,219 net rentable square feet. Dave Knobler and Charles LeClaire of Marcus & Millichap represented the seller, a locally based limited liability company, in the transaction. The duo also procured the buyer, a publicly traded REIT. Both parties requested anonymity.
