SAN ANTONIO — Dallas-based investment firm Mohr Capital has acquired Foster Ridge II, a 439,809-square-foot industrial property in San Antonio that is fully leased to electric car giant Tesla. The cross-dock facility was constructed in 2022 and features 36-foot clear heights, 84 dock doors, an ESFR sprinkler system and 2,500 square feet of office space. Dustin Volz, Dom Espinosa and Trent Agnew of JLL represented the seller, Indiana-based Becknell Industrial, in the transaction. Rodrigo Godoi represented Mohr Capital on an internal basis.

TREVOSE, PA. — NAI Mertz has negotiated the sale of a 25,080-square-foot industrial building that sits on a 1.3-acre parcel in Trevose, a northeastern suburb of Philadelphia. Fraser Optics, which manufactures binoculars and associated products, occupies the entirety of the facility at 210 Andrews Road. Jeff Licht and Jared Licht of NAI Mertz represented the seller, a limited liability company, in the transaction.

HUNTINGTON PARK, CALIF. — North Palisade Partners has opened its first self-storage facility, located at 2200 Nadeau St. in Huntington Park, just south of Los Angeles. The three-story, 133,000-square-foot facility sits on two acres and features more than 1,500 units. Extra Space Storage will operate the property, which is named Palisade Nadeau Storage.

HOUSTON — Silver Star Properties REIT Inc., an entity formerly known as Hartman Short Term Income Properties XX Inc., has sold a 12-building, 377,752-square-foot industrial flex property in northwest Houston. Silver Star Properties originally acquired the property, which was built in 1977, in 2014. The property was 95 percent leased at the time of sale. An affiliate of Partners Real Estate, the Houston-based investment and brokerage firm formerly known as NAI Partners, purchased the asset for an undisclosed price. Origin Bank provided financing for the off-market transaction.

CORPUS CHRISTI, TEXAS — Self-storage brokerage firm Versal has negotiated the sale of U Store, a 270-unit facility in Corpus Christi. The property, which comprises 75,835 net rentable square feet of non-climate-controlled space, includes six retail spaces and was fully occupied at the time of sale. Bill Bellomy, Michael Johnson, Logan Foster and Hugh Horne of Versal represented the seller, a Texas-based limited liability company, in the transaction. The team also procured the Texas-based buyer.

SELMA, TEXAS — Westport Axle Co., a provider of automotive assembly services, has signed a 115,760-square-foot industrial lease at Building 2 at Selma Industrial Park, located on the northeastern outskirts of San Antonio. Delivered in July 2022, Selma 2 is a 305,760-square-foot, cross-dock facility that features  36-foot clear heights, 74 dock-high doors and four drive-in ramps. Jon Dandurand with Burr & Temkin represented the tenant in the lease negotiations. John Colglazier, Carlos Marquez and Kyle Kennan of Partners Real Estate represented the landlord, a partnership between Titan Development and Atlanta-based Robinson Weeks Partners.

As the buying community returned to their desks and fastened their seatbelts for another year of fun in 2023, industrial sales brokers across the country are starting the year posed with a question from investors that hasn’t been asked in some time: “What are we going to be able to buy this year?”  It’s easy to assume that investors will remain content to sit out of the turbulent market, but the answer to where we are, and aren’t, seeing liquidity requires a nuanced answer. In order to do that, we must take a quick look at 2022 and what set this uncertain market in motion. After several record-setting years for industrial leasing and sales in 2020 and 2021, accelerated by the COVID pandemic and a historically low interest rate environment, 2022 opened with the same frenzied pace and enthusiasm of 2021.  But as the Federal Reserve pivoted its focus from keeping the economy stable to taming the resulting inflation, rapidly rising interest rates grounded institutional industrial transactions and development deals …

Vault-Distribution-Center-Houston

HOUSTON — Locally based developer Vault Partners has begun construction on a 185,250-square-foot warehouse and distribution center in South Houston. The rear-load building will be divisible up to 40,000 square feet and will feature 32-foot clear heights, 34 dock-high doors, two drive-in ramps, and parking spaces for 137 vehicles and 23 trailers. Stream Realty Partners has been tapped as the leasing agent. Shell delivery of the building is scheduled for the fourth quarter.

NEW YORK CITY — JLL has negotiated the $23 million sale of an industrial property in the Long Island City area of Queens. The site currently houses a 55,000-square-foot warehouse and is zoned for an additional 320,000 square feet of new development. The existing facility features a clear height of 17 feet, three overhead drive-in doors and private office space. Michael Mazzara, Ethan Stanton, Winfield Clifford, Stephen Palmese and Brendan Maddigan of JLL represented the seller, New York City-based Titan Contracting Corp., in the transaction. The buyer was San Francisco-based Terreno Realty Corp. A construction timeline for the next phase of development was not disclosed.

JONESTOWN, PA. — Marcus & Millichap has brokered the sale of a portfolio of two self-storage facilities totaling 266 units in Jonestown, about 23 miles northeast of Harrisburg. The facilities, both of which were recently renovated, offer a total of 42,380 net rentable square feet of non-climate-controlled space. Luke Dawley, Nathan Coe, Brett Hatcher and Gabriel Coe of Marcus & Millichap represented the seller, a limited liability company, in the transaction. Sean Beuche of Marcus & Millichap assisted in closing the deal as the broker of record. Additional terms of sale were not disclosed.
