ATHENS, ALA. — Marcus & Millichap has brokered the sale of a 460-unit self-storage facility located in Athens. The sales price was not disclosed. The storage facility is located approximately 25 miles from Huntsville. The facility features 356 climate-controlled units and 104 non-climate-controlled units. The 60,234-square-foot facility was recently delivered and is not open for public use as of this writing. Gabriel Coe, Brett Hatcher and Eddie Greenhalgh of Marcus & Millichap represented the seller in the transaction, and the buyer was self-represented. Both the buyer and seller requested anonymity.

GRAPEVINE, TEXAS — Mississippi-based investment firm Eastgroup Properties has acquired DFW Global Logistics Centre, a 611,000-square-foot industrial park located adjacent to Dallas-Fort Worth International Airport in Grapevine, for $89.7 million. The four-building development was fully leased at the time of sale. The deal increases Eastgroup’s total footprint in the metro Dallas market to approximately 4.5 million square feet. The seller was not disclosed.

2400-E-Artesia-Blvd-Long-Beach-CA

LONG BEACH, CALIF. — Bridge Industrial has completed its intensive environmental remediation of 2400 E. Artesia Boulevard and construction of Bridge Point Long Beach, a 415,320-square-foot Class A industrial facility in Long Beach. Bridge acquired the property, the former home of an asphalt refinery, in 2019. Following the purchase, the company replaced the outdated facility with a sustainable, 416,000-square-foot warehouse complex with 21,000 square feet of dedicated office space. The property also features 453 parking stalls, including 104 outfitted with electric vehicle chargers; 61 trailer parking stalls; 36-foot clear ceiling heights; extensive landscaping; a solar-ready roof; and ESFR sprinkler systems. The building was pre-leased prior to its completion in August to a leading transportation and logistics provider of choice for the U.S. Postal Service for its warehousing and distribution operations. The company will begin its occupancy in September. The redeveloped site is part of the continued renewal of the Artesia Boulevard corridor and the project included substantial environmental remediation with oversight by the Southern California Regional Water Quality Control Board and South Coast Air Quality Management District.

HANOVER PARK, ILL. — MSC Industrial Supply Co. has signed a long-term lease renewal and expansion at 1575 Hunter Road in Hanover Park. The company is a distributor of metalworking and maintenance, repair and operations (MRO) products and services. MSC is expanding its current 181,635-square-foot footprint by another 106,731 square feet and will now occupy the entire 288,368-square-foot building. The facility features 36 exterior docks, three drive-in doors, 12,000 square feet of office space and a clear height of 30 feet. It serves as MSC’s Midwest distribution hub. Ron Behm and Ken Enos of Colliers International represented MSC in the lease transaction. Britt Casey, Al Caruana and Jeff Mattella of Cushman & Wakefield represented the owner, Prologis.

CANTON, MICH. — L. Mason Capitani CORFAC International has brokered the sale of a five-building industrial portfolio in Canton, about 30 miles west of Detroit. The sales price and seller were undisclosed. Vail Holdings LLC purchased the properties, which are located within Haggerty II Corporate Park. The sale also included 10 acres of vacant land. Three of the buildings are leased, while two are vacant and currently being offered for lease. Together, the five buildings total 261,241 square feet. Joseph DePonio III and Jason Capitani of L. Mason Capitani brokered the sale. The duo is also overseeing the marketing of the vacant assets.

NEW YORK CITY — Chicago-based investment firm CenterPoint Properties has acquired an 81,000-square-foot warehouse located at 511 Barry St in The Bronx. Earlier this year, CenterPoint purchased an adjacent property at 1080 Leggett Ave; both buildings are occupied by an e-commerce tenant that the New York Business Journal reports is Amazon. The building covers about 32 percent of a 4.6-acre site, providing ample space for employee and trailer parking. Brian Fiumara, Doug Middleton and Ryan Silber of CBRE, along with Rob Kossar, Tyler Peck, Leslie Lanne and Andrew Scandalios of JLL, brokered the deal.

SAN ANTONIO — GFI Realty Services Inc. has arranged the $11.3 million sale of a 151,793-square-foot warehouse located at 7042 Industrial Way in southeast San Antonio. Building features include 24-foot clear heights, 74 dock-high doors and 84 trailer parking spaces. Joshua Peck and Susan Annis of GFI Realty represented the buyer, Atlanta-based investment firm MDH Partners, in the transaction. The seller and sales price were not disclosed. The property was 60 percent leased at the time of sale to tenants such as CEVA Logistics and Glazer’s Beer & Beverage.

ARLINGTON, TEXAS — M2G Ventures, a North Texas-based investment and development firm, has acquired a 141,658-square-foot industrial building located at 3500 Avenue E in Arlington’s Great Southwest submarket. The property sits on 8.6 acres and offers 18-foot clear heights, 148-foot truck court depths and 4,000 square feet of office space. M2G Ventures plans to implement a value-add program that will deliver storefront upgrades, roof repairs, enhanced power, lighting, landscaping and paving, as well as modern paint and exterior updates. The seller was not disclosed.

Sauer Industrial Center

HENRICO, VA. — Becknell Industrial has acquired an 83.4-acre parcel within Sauer Industrial Center in Henrico with plans to construct two Class A facilities totaling more than 725,000 square feet. The sales price and seller were not disclosed. Sauer Properties is partnering with Becknell Industrial to develop the first phase of Sauer Industrial Center. Building 1 will total 446,692 square feet of cross-docked space and Building 2 will be a 279,319-square-foot rear-loaded facility. Both buildings will feature ESFR sprinkler systems, LED lighting with motion sensors and ample dock packages. Both buildings are scheduled for delivery in May 2022. Located on Seven Hills Boulevard in east Henrico County, Sauer Industrial Center is located within one mile of Richmond International Airport. Sauer Industrial Center is a master-planned industrial park spanning 3.3 million square feet. The industrial property will be complete over a span of three phases. Clifford Porter of Porter Realty Co. Inc./CORFAC International is the exclusive leasing agent for the new development and represented Becknell Industrial on the land purchase.

PONTOON BEACH, ILL. — IMC Outdoor Living has leased 325,944 square feet of industrial space in Gateway TradePort Building 2 in Pontoon Beach, just northeast of St. Louis. The tenant will occupy all of the remaining space within the building. IMC Outdoor Living, a division of Liberty Tire Recycling, manufactures landscaping and playground equipment from recycled rubber towers. The company plans to use the new facility for product storage and distribution while continuing to utilize its existing facility in Godfrey, Ill. Steve Stradal and George Convy of Avison Young, along with Tom Schenk of The White Co., represented the tenant in the lease transaction. JLL represented the landlord, NorthPoint Development.
