SAVANNAH, GA. — The Home Depot has acquired its own 1.4 million-square-foot The Home Depot Distribution Center (DC) from the Savannah Economic Development Authority (SEDA). The facility is situated near the Port of Savannah. The sales price was not disclosed. SEDA has leased the center to The Home Depot since 1995. The acquisition includes 100 acres of adjacent land. The Home Depot DC supports hundreds of The Home Depot stores and typically employs around 250 associates. “This sale signals a significant, long-term commitment by The Home Depot to our region and the Georgia Ports Authority,” says Trip Tollison, president and CEO of SEDA. “We are honored that they continue to have great confidence in the Savannah region.”

PENDERGRASS, GA. — A joint venture between Trammell Crow Co. and CBRE IM has delivered Phase I of Jackson 85 North Business Park in Pendergrass, about 60 miles northeast of Atlanta. Situated on 215 acres, Phase I comprises two Class A warehouse buildings totaling 1.5 million square feet. Building 1 totals 538,450 square feet and Building 2 totals roughly 1 million square feet. The warehouses feature 40-foot clear heights, 185-foot concrete truck courts, parking space for vehicles and trailers, more than 290 dock door positions and four drive-in ramps. Additionally, the facilities include electrical service, an ESFR fire protection system, watertight roofing systems that can accommodate solar panels and 3,900 square feet of interior office space for each building. Phase II, which is currently underway, will include two warehouses spanning 210,080 square feet and 524,160 square feet. Phase II will also include a build-to-suit project up to 750,000 square feet. Wilson, Hull & Neal Real Estate is leading the marketing and leasing efforts for the project.

TITUSVILLE, FLA. — Cushman & Wakefield has arranged the $42.2 million sale of Titusville Logistics Center, a Class A warehouse in Titusville. Located at 7700 US Highway 1 roughly 35 miles east of Orlando, the facility totals 247,069 square feet and was fully leased at the time of sale. The facility features a tilt-wall construction design with dock-high and drive-in loading doors, 30-foot clear heights, a 130-foot truck court and the potential for rail-side access. Houston-based Hines acquired the property via its core-plus fund, Hines U.S. Property Partners, from Reich Brothers. Mike Davis, Rick Colon, Rick Brugge and Dominic Montazemi of Cushman & Wakefield represented the seller in the transaction. Hines has retained Mike Moss and Michael Moss II of Lightle Beckner Robison Inc., who also assisted in brokering the sale, to continue leasing the property.

BUENA PARK, CALIF. — CBRE has negotiated the sale of an industrial building located at 8401 Page St. in Buena Park. Products Go LLC acquired the asset for $18.1 million. Situated on 2.7 acres, the 55,362-square-foot building offers abundant parking and quick access to Interstate 5 and State Route 91. Keith Greer, Ben Seybold and Sean Ward of CBRE represented the seller, a private investor, in the deal.

ESCONDIDO, CALIF. — Storm Properties has purchased a self-storage and retail asset in Escondido for $10.5 million. Located at 510 and 520 W. Valley Parkway, the property features 37,125 square feet of storage buildings, a 7,000-square-foot retail strip building and a 5,900-square-foot pad for future retail development. The self-storage facility offers 262 storage units, while the retail space consists of four in-line suites and a single-tenant retail building. One of the retail suites serves as the onsite management for the self-storage facility. The retail is 100 percent occupied, while 97 percent of the self-storage units are currently rented. Storm Properties, a subsidiary of Torrance, Calif.-based Storm Industries, currently manages a diverse portfolio of multifamily, industrial and retail properties.

CAROL STREAM, ILL. — Brown Commercial Group has negotiated the sale of a 50,632-square-foot industrial building in the Chicago suburb of Carol Stream for an undisclosed price. IP Automation Inc. purchased the facility at 400 E. Fullerton Ave. for its new headquarters. The company plans to relocate from its existing location in Downers Grove this year. Mike Antonelli of Brown represented the buyer as part of a two-year site selection and market analysis that included evaluating existing buildings as well as new construction opportunities throughout the Chicago market. Savills represented the undisclosed seller.

SOUTHFIELD, MICH. — Dominion Real Estate Advisors LLC has arranged the sale of an 11,010-square-foot warehouse in the Detroit suburb of Southfield that was previously owned by the Motown Museum. The asset was sold as part of the museum’s strategic growth plan to support its ongoing expansion efforts in Detroit. Hitzville USA recently completed its $75 million museum expansion in Midtown Detroit. Eric Banks and Alex Tokarz of Dominion represented the Motown Museum in the sale. Chris Secontine of Signature Associates represented the buyer, Lucent Surgical.

ARLINGTON, TEXAS — Provident Industrial, a division of locally based firm Provident, will develop A20 Logistics Center, a 161,408-square-foot project that will be located at 5000 E. Bardin Road in Arlington. The development will feature 32-foot clear heights, 34 dock doors, two oversized drive-in doors with ramps, 130-foot truck court depths and 2,100 square feet of speculative office space. Construction will begin in the coming days and is expected to be complete in the first quarter of 2026. Provident Industrial is developing A20 Logistics Center in partnership with Humphreys Capital and Farmers Bank & Trust. JLL will market the property for lease.

FORT WORTH, TEXAS — Paragon Furniture has signed a 121,740-square-foot industrial lease in Fort Worth. The local manufacturer and distributor of flexible school furniture will occupy the entire building at 3253 Boswell Drive, which is located in the Handley neighborhood on the east side, for its new distribution center. Langston Sutcliffe of Partners Real Estate represented Paragon Furniture in the lease negotiations. Brian Gilchrist of CBRE represented the undisclosed landlord.

OWINGS MILLS, MD. — Go Store It company Snapbox Self-Storage has opened its newest facility, a 79,710-square-foot building in the Baltimore suburb of Owings Mills. The four-story building comprises 776 units and includes 300 feet of road frontage, 24-hour video surveillance, electronic access controls and security lighting. The facility — which was designed and constructed by ARCO/Murray — will serve residents and businesses in Owings Mills, Reisterstown, Pikesville and Randallstown, Md.
