RICHMOND, TEXAS — Texas-based HPI Real Estate has acquired a 745-unit self-storage facility at 10535 Mason Road in Richmond, a southwestern suburb of Houston. Extra Space Storage manages and operates the facility, which spans 93,630 net rentable square feet and was more then 95 percent occupied at the time of sale. The seller and sales price were not disclosed. HPI acquired the asset in conjunction with another Extra Space Storage facility in Naples, Fla.

GRAFTON, WIS. — Yamato Corp., a provider of automatic, commercial and industrial weighing solutions, has purchased a 96,500-square-foot industrial property located at 1272 Dakota Drive in Grafton, about 20 miles north of Milwaukee. The purchase price was undisclosed. Yamato is relocating from a 35,347-square-foot space at 6303 Eastwood Court in Mequon, Wis. Mitchell Starczynski and Curt Pitzen of Newmark represented Yamato in the transaction. Rexnord Industries LLC was the seller.
NOVI, MICH. — Elite Fire Safety has leased 23,000 square feet of industrial flex space at Beck North Corporate Park in Novi. Dan Verderbar of Friedman Real Estate represented the tenant in the lease transaction. The landlord was undisclosed. Based in Southfield, Mich., Elite Fire Safety offers fire alarm, fire extinguisher and fire suppression services.
BETHEL, PA. — Dallas-based Dalfen Industrial has acquired 149 acres in Bethel, located in the Lehigh Valley region, for the development of Central Logistics Park, an industrial facility that will total approximately 1.2 million square feet. Dalfen plans to develop three buildings on the site, which is located just off Interstate 78. Construction is scheduled to be complete in the first quarter of 2023.
FLORENCE, N.J. — Denver-based Black Creek Group will develop Florence Turnpike Crossings – West, a 508,200-square-foot speculative industrial project in the Southern New Jersey city of Florence. The Class A property will feature a clear height of 36 feet, 95 trailer parking stalls and 434 car parking stalls. Peak Construction Corp. will be the general contractor for the project, and Avison Young is serving as construction manager. Other project partners include architect Ware Malcomb and Menlo Engineering Associates Inc. Site work is underway, and the project is slated for a January 2022 completion.

While the last year has been extremely challenging, one bright spot within Pittsburgh’s commercial real estate markets has been the industrial sector, the resiliency of which cannot be overstated. Consistent increases in asking rents, flat vacancy rates and positive levels of absorption have been the norms for the past few quarters. Like many metros, the Pittsburgh industrial market saw very strong absorption in the fourth quarter of last year — about 391,000 square feet, to be exact. Net absorption slid to approximately 92,000 square feet in the first quarter of this year, but there rem ains ample reason to believe that leasing activity will stay steady, if not improve, in the coming months. Much of the new leasing activity has been concentrated within the airport corridor. This region features both considerable land for new development and exceptional access to key pieces of infrastructure, making it popular with tenants and landlords alike. DALLAS — Dogwood Industrial Partners, a division of San Francisco-based TPG Real Estate Partners, has acquired Turnpike 3 and Turnpike 4, two industrial properties totaling approximately 600,000 square feet in West Dallas. The buildings are located along the Interstate 30 corridor. Locally based development and investment firm Billingsley Co. sold the assets to Dogwood Industrial for an undisclosed price. Dallas-based Holt Lunsford Commercial brokered the deal.
HOUSTON — Houston-based Blackline Cold Storage has broken ground on a 300,000-square-foot facility within Cedar Port Industrial Park, a master-planned, rail-served development near Port Houston. The facility will be situated on a 36-acre site near the Barbours Cut and Bayport container terminals and will feature multiple segregated temperature zones, 48-foot ceiling heights, up to 50 truck doors and blast freezing capability. Gordon Reynolds, Brian Myers, Jeff Stein, Brock Hudson, Art Rasmussen and David Norrie of CBRE arranged an undisclosed amount of debt and equity for the construction of the project, which is expected to be complete in the first quarter of 2022.
HEATH, OHIO — VanTrust Real Estate LLC is underway on the development of a 750,000-square-foot build-to-suit warehouse for Owens Corning in Heath, about 30 miles east of Columbus. Completion is slated for the end of the year. The project team includes Pepper Construction Group, RED Architecture, The Kleingers Group and Hull & Associates. AJ Magner, Josh Heiple and Michael Mullady of CBRE represented Owens Corning, which expects to take occupancy in early 2022. Owens Corning, an insulation, roofing and fiberglass composites manufacturer, will consolidate several warehouses currently located throughout the area at the Heath site as part of the new project.
WILMINGTON, MASS. — Natixis has provided a $104.7 million loan for the Boston Infill Portfolio, a collection of industrial buildings totaling 687,000 square feet in Wilmington, located north of the state capital. The portfolio offers proximity to Interstates 93 and 95 and was leased to 20 tenants at the time of the loan closing. Tim O’Donnell and David Douvadjian Jr. of Newmark arranged the five-year, floating-rate loan on behalf of the borrower, a joint venture between Oliver Street Capital and an undisclosed global alternative investment firm. The joint venture originally acquired the portfolio in December 2020.
