By Jeff Forsberg, Principal, NAI Puget Sound Properties It has been interesting, to say the least, since our governor issued the stay-at-home order on March 23 and we all started contemplating a future where we’d never have to get out of our pajamas.  Though our market’s industrial sector isn’t immune to disruptions, the immediate fallout from the COVID-19 pandemic is not quite as dire as some might have projected. The Seattle industrial market comprises about 223 million square feet.  This essentially covers the area between the two major ports (Seattle and Tacoma) in our region.  Bolstered by large lease transactions with PCC Logistics (400,000 square feet), Darigold (284,067 square feet), Scotts (245,185 square feet), Ikea (200,000 square feet), Infinity Global Express (203,505 square feet) and Filson (126,028 square feet), our market posted respectable second-quarter lease stats. The current vacancy rate hovers at 5.05 percent, which is great for any market but slightly above average on what we have seen here over the past 10 years.  The average monthly shell rate has remained flat at $0.659 per square foot, but apart from a few subleases, we haven’t seen a dramatic reduction in rent. 3800-Wilson-Ave-Loveland-CO

LOVELAND AND WINDSOR, COLO. — Woodward Inc. has completed the disposition of its research and development campus located at 3800 Wilson Ave. in Loveland. Concurrently, the company purchased a facility located at 753 Champion Drive in Windsor. The new campus is adjacent to Woodward’s existing Rocky Mountain Technology and Innovation Center (RMTIC). Southgate One sold the Windsor property to Woodward and acquired the Loveland facility. Terms of the transactions were not released. Peter Kast of CBRE’s Fort Collins, Colo., office represented Woodward in the trade. Woodward originally purchased the Loveland campus in 1991. Situated on 39.7 acres, the campus features 209,000 square feet of space. The campus was home to Woodward’s Air Valves Engineering & Testing department, which will relocate to the Windsor facility. Woodward is an independent designer, manufacturer and service provider of equipment for the aerospace and industrial sectors.

GARDENDALE, TEXAS — Marcus & Millichap has brokered the sale of a 6,800-square-foot industrial building located at 12030 E. Highway 158 in Gardendale, located outside Midland in West Texas. The property was built on 2.2 acres in 2013. Adam Abushagur and Davis Cagle of Marcus & Millichap represented the seller and procured the buyer in the transaction. Both parties were private investors that requested anonymity.

SECAUCUS, N.J. — Hartford Investment Management Co. has provided a $25 million loan for the refinancing of a 706,487-square-foot distribution center located at 500 Meadowland Parkway in the New York City metro of Secaucus. Built in 1977 and renovated multiple times over the years, the property is situated within the 750-acre Harmon Cove development, about three miles from Manhattan and proximate to Newark Liberty International Airport. Building features include 24- to 26-foot clear heights, 200 loading docks and ample car and trucking parking spaces. Thomas Didio led a JLL team that placed the fixed-rated debt with Hartford on behalf of the borrower, 500 Meadowland Parkway LLC.

MADISON, WIS. — Littelfuse has signed a 7,100-square-foot industrial lease at World Dairy Business Center in Madison. The manufacturer of electric-circuit protection equipment will occupy space at 2821 Dairy Drive. Camp Perret and John Walsh of Lee & Associates represented the landlord, Trowbridge Group. The property is now fully leased and being marketed for sale at an asking price of $3.3 million.

GLENDALE, ARIZ. — Barclay Group and W.M. Grace Cos. have broken ground on 303 Logistics, a 349,663-square-foot speculative industrial building in Glendale. Fronting the Loop 303 freeway, the cross-dock facility will feature 36-foot clear heights, 75 dock-high and four grade-level doors, 52-foot by 50-foot column spacing, clerestory windows, R-30 insulation, and an ESFR sprinkler system. Additionally, the property will offer 89 trailer parking spaces and is expandable to 297 auto parking spaces on a fully graded and secure site. The project will be Foreign Trade Zone capable, offering up to 72 percent reduction in both real and personal property tax, duty deferral or elimination and reduced customs reporting entries. Completion is slated for second-quarter 2021. Butler Design Group is serving as architect and The Renaissance Cos. is serving as general contractor. Riley Gilbert, Anthony Lydon and Marc Hertzberg of JLL serve as the project’s leasing team.

HOUSTON — Houston-based energy firm Max Midstream has acquired land and infrastructure in southeast Texas to develop a pipeline that will connect the Port of Calhoun to both the Eagle Ford and Permian Basin areas, a project that is valued at more than $1 billion. The project is also expected to create nearly 500 new direct jobs and another 600 construction-related jobs over the next 10 years. Max Midstream has entered into a public-private partnership with the Port of Calhoun, located roughly midway between the Ports of Galveston and Corpus Christi, in which Max Midstream will invest $360 million in the widening and deepening of the port’s channels. Exports will begin with completion of the first phase in late 2020. The second phase of the project is expected to be complete by 2023.

BIG SPRING, TEXAS — Marcus & Millichap has brokered the sale of AAA Mini Storage, a 365-unit self-storage facility in Big Spring, located outside of Midland in West Texas. The property is situated on 6.2 acres and spans 73,116 square feet. Sean Delaney, Brandon Karr and Danny Cunningham of Marcus & Millichap represented the seller, a Chicago-based private investor, in the transaction. The buyer was a fund manager that owns self-storage properties in 12 states.

LONG ISLAND CITY, N.Y. — Locally based investment firm Botanic Properties has acquired a 97,047-square-foot flex building located at 24-02 Queens Plaza in the Long Island City area of Queens. Apex Technical School has occupied the entirety of the three-story building since 2012. Christopher Peck, Steve Klein and Thomas Pryor of JLL arranged a $24 million fixed-rate acquisition loan through MSD Partners on behalf of the borrower. The seller was not disclosed.

BLOOMINGDALE, GA. — PCCP LLC and Panattoni Development Co. Inc. have formed a joint venture to develop a 2.4 million-square-foot industrial campus within Savannah Portside International Park in Bloomingdale. The spec project will be built in phases, with Phase I comprising a 518,400-square-foot facility. The building will feature 40-foot clear heights and can be expanded to 1.1 million square feet. A timeline for completion was not disclosed. The developers are targeting tenants seeking anywhere from 200,000 square feet to 2.4 million square feet. Savannah Portside International Park is situated near Interstate 16, 19 miles from the Port of Savannah.
