SAN ANTONIO — CBRE has negotiated a 73,142-square-foot industrial lease at 4829 Eisenhauer Road in San Antonio. Josh Aguilar and Rob Burlingame of CBRE represented the tenant, Millennium Distribution, a supply chain operator that serves the food and sanitation industries. Ty Bragg of Cavender & Hill represented the landlord, EastGroup Properties Inc. Millennium Distribution will assume occupancy of the space in May.

FORT WORTH, TEXAS — Mid-States Distributing Co. Inc., which serves the agriculture industry, will relocate its corporate headquarters from Minneapolis to a 40,000-square-foot space within Mercantile Center in Fort Worth. More than 100 employees will work at the property, which Mid-States Distributing purchased from the American Paint Horse Association (APHA). Colt Power of NAI Robert Lynn represented both parties in the sale.

MT. JULIET, TENN. — Fortress Investment Group LLC and Sansone Group have acquired a 709,651-square-foot industrial building in Mt. Juliet for $23.6 million. The property is located along Interstate 840 at 245 Couchville Industrial Blvd., about 32 miles east of downtown Nashville. The buyers also finalized a five-year, more than 237,000-square-foot lease with Superior 3rd Party Logistics Inc. The asset underwent a multimillion-dollar capital improvement project completed in 2018. Terry Smith and Max Smith of Colliers International will handle leasing efforts for the new ownership.

MEDFORD, MASS. — Burgess Properties has arranged the $25 million sale of a 287,570-square-foot industrial facility in Medford. Located at 970 Fellsway, the seven-acre property was the former longtime home of Medford Self Storage. Steve Nohrden of Burgess Properties represented both the buyer, The Davis Cos., and the seller, Fellsway Realty, in the transaction. The Davis Cos. plans to invest capital into the multi-tenanted facility, which dates back to the early 1900s.

Home-Chef-Western-Distribution-San-Bernardino-CA

SAN BERNARDINO, CALIF. — McShane Construction Co. has started construction on the Home Chef Western Distribution Center in San Bernardino. The 107,134-square-foot property will support Home Chef’s growth and is scheduled to open in third-quarter 2019. Chicago-based Home Chef is a meal kit company that offers subscription meal kits online and retail meal kits at more than 700 Kroger stores in the United States. The warehouse facility will include 79,642 square feet of food preparation space, 17,907 square feet of office space and on-site parking for 208 vehicles. Additionally, the property will feature a vestibule, conference rooms, locker rooms, bathrooms, frock room and break room. Harris Architects is the architect of record for the project.

VISTA AND SANTA CLARITA, CALIF. — Rexford Industrial Realty has acquired two industrial properties located in Southern California for a total of $12.2 million. Rexford purchased 2455 Ash St. in Vista within the North San Diego County submarket for $6.7 million, or $157 per square foot. Situated on 3.4 acres, the 42,508-square-foot property is fully leased to a single tenant. The building features dock-high loading, 22-foot clearance and a private yard. Additionally, the company acquired 25413 Rye Canyon Road in Santa Clarita within the San Fernando Valley submarket for $5.5 million, or $115 per square foot. Situated on 2.6 acres, the 48,075-square-foot property was currently 40 percent leased at the time of sale.

STURTEVANT, WIS. — Nordic Realty Partners has purchased a 19,500-square-foot industrial building located at 9900 Durand Ave. in Sturtevant, about 30 miles south of Milwaukee, for an undisclosed price. The property includes 5,000 square feet of office space and 14,500 square feet of warehouse space. Nordic plans to make capital improvements and lease the space to one or more tenants. Titan Inc., a machinery manufacturing and testing firm recently acquired by Burke Porter Group, formerly occupied the building. The company is relocating to a larger facility. NAI MLG Commercial represented the seller in the transaction.

SAVANNAH, GA. — Duke Realty is developing a 194,120-square-foot build-to-suit facility for Schilli Distribution Services, a logistics services provider, in Savannah. Schilli has entered into a long-term lease for the facility, which will sit on 12.1 acres at 276 Jimmy Deloach Parkway, about four miles west of Port of Savannah. Delivery is expected by this summer. Accessible via a CSX rail spur, the facility will include 32-foot clear heights, 43 nine-by-10-foot dock doors and two 12-by14-foot drive-in doors. Bob Luttrell and Ken Boyd with Newmark Frank Knight represented Schilli in the lease transaction while Duke Realty was represented internally by Brian Sutton.

SEATTLE — Seattle-based Avenue 55 is developing Track 6, a multi-story industrial space located in the SoDo submarket of Seattle. Situated on 2.4 acres, Track 6 will include a four-story, 212,516-square-foot building with dock-high and grade-level loading into forklift freight elevators, 54,000-square-foot floor plates, a ground-floor with 24-foor clear heights and 108 surface parking stalls. Construction is slated to begin later this year with delivery scheduled for fourth-quarter 2020. The project team includes Nelson, formerly Craft Architects; Sierra Construction; and Barghausen Consulting Engineers. Thad Mallory of Newmark Knight Frank’s Bellevue, Wash., office and Evan Lugar of Kidder Mathews are handling preleasing for the property.
