SPRINGFIELD, MASS. — Inland Private Capital Corp. and Devon Self Storage, which are both part of The Inland Real Estate Group of Cos., have completed a 601-unit self-storage redevelopment project in the western Massachusetts city of Springfield. The project converted a historic former factory building in the downtown area into a facility with three interconnected buildings totaling 59,837 net rentable square feet of climate-controlled space. The facility also features drive-thru unit capability and a 24-hour security system.

HUMBLE, TEXAS — SurePoint Development, a self-storage owner-operator based in San Antonio, will develop an 687-unit self-storage facility in Humble, a northeastern suburb of Houston. The site is located at the intersection of Sam Houston Tollway and Mesa Drive at the entrance to Johnson Development’s Fall Creek master-planned community. CubeSmart will operate the new facility, which will comprise 120,000 net rentable square feet of climate- and non-climate-controlled space. The facility will also feature boat/RV storage space and 10,000 square feet of mini-offices. Construction is set to begin before the end of the year. A tentative completion date was not announced. SurePoint is also planning a 761-unit facility in Missouri City.
EAST PROVIDENCE AND HOPE VALLEY, R.I. — JLL has arranged the sale of two self-storage facilities totaling 721 units in Rhode Island that are operated under the Go Store It brand. The properties are located at 3346 Pawtucket Ave. in East Providence and 1115 Main St. in Hope Valley and offer climate- and non-climate-controlled space. Matthew Wheeler, Adam Roossien, Brian Somoza and Steve Mellon of JLL represented the seller, a partnership between Madison Capital Group and affiliates of Cerberus Capital Management, in the transaction. Griffin Guthneck, also with JLL, led a team that arranged an undisclosed amount of acquisition financing for the purchase, which was part of a larger, 2,327-unit portfolio deal that included three facilities in Houston. The buyer was not disclosed.
Marcus & Millichap Arranges Sale of 364-Unit RightSpace Storage Facility in Spanish Fork, Utah

SPANISH FORK, UTAH — Marcus & Millichap has arranged the sale of RightSpace Storage, a self-storage facility in Spanish Fork. Charles LeClaire and Adam Schlosser of The LeClaire-Schlosser Group of Marcus & Millichap, along with Jordan Farrer of Marcus & Millichap, represented the seller and secured the New York-based buyer. Terms of the transaction were not released. Situated on 5.1 acres, RightSpace Storage offers 364 units and 47,900 net rentable square feet. Built in 2001, the property contains four single-story self-storage buildings with 313 outdoor drive-up units and 49 surface parking spaces. The facility also features a gated entry with digital keypad, a freestanding building with leasing office and onsite manager quarters, 24/7 video surveillance, asphalt driveways and units with metal roll-up doors.
NORTH PLATTE, NEB. — Matthews Real Estate Investment Services has negotiated the $15.5 million sale of a four-property self-storage portfolio in North Platte, located in the west-central part of Nebraska. The facilities are located at 3109 S. Willow St., 2020 E. Philip Ave., 2505 W. Rodeo Road Ave. and 214 N. Lakeview Road. The portfolio totals 208,083 net rentable square feet across 1,142 units. Mason Gates of Matthews brokered the transaction. The seller, Matthew Ackerman of ASONP LLC, sought to divest the portfolio after years of building one of the largest self-storage footprints in Nebraska. The buyer, HAN Capital LLC, is a property investment company based in Chicago looking to expand its self-storage footprint across Nebraska and the broader Midwest. The transaction marked the largest broker-facilitated self-storage deal in the state by price and square footage, according to Matthews. The deal was structured with a blend of conventional and seller financing.
MISSOURI CITY, TEXAS — SurePoint Development, a self-storage owner-operator based in San Antonio, will develop an 761-unit self-storage facility in Missouri City, a southwestern suburb of Houston. The site is located along FM 521 just south of Sienna Parkway near Johnson Development’s Sienna master-planned community, where SurePoint opened another self-storage facility in 2021. CubeSmart will operate the new facility, which will comprise 95,000 net rentable square feet, inclusive of climate-controlled space. Construction is set to begin this summer. A tentative completion date was not announced.
HUFFMAN, TEXAS — Marcus & Millichap has brokered the sale of Huffman 2100 Storage, a 451-unit self-storage facility located northeast of Houston. Built in 2018 and expanded in 2023, the six-building facility totals 48,550 net rentable square feet of space across 264 climate-controlled units, 172 non-climate-controlled units and 15 outdoor parking spaces. Dave Knobler, Charles LeClaire, Mixson Staffel and Adam Schlosser of Marcus & Millichap represented the seller, a local limited liability company, in the transaction and procured the buyer, an Arizona-based REIT. Both parties requested anonymity.
SAN ANTONIO — A partnership between San Antonio-based Bakke Development Corp. and Atlanta-based Batson-Cook Development Co. (BCDC) has broken ground on Talleybak Storage, a 744-unit self-storage facility in San Antonio. The three-story facility will be located in the Alamo Ranch submarket on the city’s west side and will span 82,938 net rentable square feet of space. Project partners include Alamo Architects, MBC Engineers and Independent Contractors. Completion is slated for early 2026. The project marks the eighth self-storage collaboration between Bakke and BCDC, including a 751-unit facility at the corner of SW Loop 410 and Palo Alto Road in San Antonio that is nearing completion.
MIDDLEBOROUGH, MASS. — Marcus & Millichap has brokered the sale of Everett Street Storage, a 181-unit self-storage facility in Middleborough, located south of Boston in Plymouth County. Built on 2.5 acres in 2017, the property includes 21 climate-controlled units, 140 non-climate-controlled units, two offices and 18 parking spaces across 18,710 net rentable square feet of space. Nathan Coe, Gabriel Coe and Brett Hatcher of Marcus & Millichap represented the seller and procured the buyer, both of which requested anonymity, in the transaction.
Spartan Purchases Three Northwest Arkansas Self-Storage Facilities Totaling 1,890 Units

SPRINGDALE, ARK. — Spartan Investment Group has acquired three self-storage facilities totaling 1,890 units in Northwest Arkansas for an undisclosed price. The purchases include a 39,450-square-foot facility in Bentonville, a 158,630-square-foot facility in Rogers and a 125,70-square-foot facility in Springdale. Spartan plans to invest more than $1 million in renovations to the portfolio, including improvements to security, signage and operational systems.
