ALTON, ILL. — U-Haul plans to acquire an 84,180-square-foot building formerly occupied by Kmart in Alton, about 25 miles north of St. Louis, in August. U-Haul, which currently leases the property, will transform the space into 700 climate-controlled, self-storage units with truck and trailer sharing and towing equipment onsite. The building, which had previously been vacant for eight months, is located within the Seminary Plaza shopping center. Madison Plaza Associates was the seller. U-Haul’s acquisition of the property was driven by its corporate sustainability initiative. The company says the adaptive reuse of existing buildings reduces the amount of energy and resources required for new-building materials and helps cities reduce their unwanted inventory of unused buildings.

Boulevard-26-Storage-Richland-Hills-Texas

RICHLAND HILLS, TEXAS — Karr Self-Storage, a division of Marcus & Millichap, has arranged the sale of Boulevard 26 Storage, a 305-unit facility located in Richland Hills, a northeastern suburb of Fort Worth. The property, which was built in 1950 and repurposed into a self-storage facility in 2007, features a nine-space, 8,500-square-foot retail center that was also included in the sale. Brandon Karr and Danny Cunningham of Karr Self-Storage represented the seller, an Austin-based private partnership, in the transaction. The team also secured the buyer, a Philadelphia-based self-storage owner/operator.

THE WOODLANDS, TEXAS — Bellomy & Co. has arranged the sale of Affordable Self Storage The Woodlands, a 465-unit self-storage facility located on nearly five acres in The Woodlands. The Class A facility spans 90,800 rentable square feet across five buildings. The property includes climate-controlled and non-climate-controlled units and fully enclosed spaces for RVs and boats. Bill Bellomy and Michael Johnson of Bellomy & Co. represented the seller, an undisclosed company based in The Woodlands. Bellomy and Johnson also procured the Houston-based buyer.

WICHITA FALLS, TEXAS — Bellomy & Co. has arranged the sale of Hot Shots Storage, a 198-unit self-storage facility in the North Texas city of Wichita Falls. The facility spans 21,950 square feet of net rentable space. Bill Bellomy, Michael Johnson and John Arnold of Bellomy & Co. represented the Dallas-based buyer in the transaction. Chris Storm of Henry S. Miller (HSM) represented the undisclosed seller.

EaDo-Storage-Houston

HOUSTON — The Jenkins Organization is underway on development of EaDo Storage, an 830-unit self-storage facility that will be located in downtown Houston. The Class A facility will consist of 108,000 square feet and offer both climate- and non-climate-controlled units. Additional features will include gated entry, electronic security monitoring throughout and space for a live-in, on-site manager. Construction began this year and completion is slated for later in the summer.

GARLAND, TEXAS — Bellomy & Co. has arranged the sale of Storage House of Texas, a 480-unit self-storage facility located in the Dallas metro of Garland. The Class A facility is situated on 3.9 acres and consists of 55,000 net rentable square feet. Bill Bellomy and Michael Johnson of Bellomy & Co. represented the Rockwall, Texas-based seller in the transaction. The duo also procured the buyer, Pinnacle Storage Properties. The property will be rebranded as Storage Plus of Garland.

HOUSTON — The LeClaire Group, a division of Marcus & Millichap, has brokered the sale of Ammex Mini Storage, a 353-unit self-storage facility in Houston. The property totals 48,810 square feet and includes climate- and non-climate-controlled units. Dave Knobler and Charles LeClaire of The LeClaire Group represented the undisclosed seller in the transaction and procured the buyer, an out-of-state investment firm.

KEWANEE, ILL. — SVN | Chicago Commercial has brokered the $1.2 million sale of a five-property self-storage portfolio in Kewanee in northwestern Illinois. The portfolio spans 300 units and 47,000 square feet. The properties are located at 1313 W 6th St., 817 Lake St., 604 N. Tremont St., 1103 N. Main St. and 514 N. Spring St. (Atkinson, Ill.) The property mix includes four MidState Mini Storage buildings and one Pay & Store Self Storage building. David Coupe of SVN represented the undisclosed seller. A regional self-storage operator completing a 1031 exchange was the buyer.

EDMOND, OKLA. — SkyView Advisors, a Florida-based self-storage brokerage firm, has arranged the sale of MidAmerica Self Storage, a 613-unit facility in Edmond, a northern suburb of Oklahoma City. The facility is situated on 4.5 acres and totals 68,427 net rentable square feet. Ryan Clark of SkyView represented the undisclosed seller in the transaction. New York-based investment firm Merit Hill Capital acquired the asset for an undisclosed price.

NUTLEY, N.J. —HFF has arranged $10.2 million in financing for the development of a 925-unit, CubeSmart-branded self-storage facility at 10 Kingsland St. in Nutley. The three-story, 125,000-square-foot facility will contain 765 climate-controlled and 160 non-climate-controlled units in a variety of sizes. HFF represented the developer, Tulfra Real Estate, in securing the construction loan with Bank of New Jersey. Loan proceeds will be used for acquisition costs, site improvements, construction and facility lease up.
