AUSTIN, TEXAS — U.S. Storage Centers has acquired a 379-unit self-storage facility located at 5405 Wasson Road in Austin. With the acquisition of this property, which features climate-controlled units, drive-up access and vehicle storage spaces, U.S. Storage Centers now owns and operates 20 facilities in Texas. Bill Bellomy, Michael Johnson and John Arnold of Bellomy & Co. represented the seller, Move It Self Storage, in the transaction. The buyer was self-represented.

DES MOINES, IOWA — Bellomy & Co. has negotiated the sale of two Class A self-storage facilities in Des Moines. The sales price was not disclosed. One of the properties, Afford It Storage, includes 280 units spread across 36,150 square feet. Country Club Mini Storage features 170 units totaling 22,200 square feet. The facilities, located 5.6 miles apart, both feature a mix of climate-controlled and non-climate-controlled units. Bill Bellomy, Michael Johnson and John Arnold of Bellomy represented the Iowa-based seller. The team also procured the buyer, StorageMart, which operates more than 15 million square feet of storage in three countries.
HOUSTON — Right Move Storage LLC, a Houston-based self-storage firm, is developing a 345-unit self-storage facility at 12121 Westheimer Road in west Houston. The property will span 44,000 square feet and consist entirely of climate-controlled units. The project involves converting an unfinished, two-story medical office building into a self-storage facility, which is scheduled to open this summer. Construction is slated to begin in April.
PHILADELPHIA — US Storage Centers has acquired a 107,606-square-foot facility in Philadelphia from Philly Self Storage. The 1,545-unit self-storage facility is located at 1910 S. Christopher Columbus Blvd. in Pennsport, directly off Interstate 95. The property is the first US Storage Centers location in Pennsylvania and will be rebranded as a US Storage Centers self-storage facility. Terms of the sale were not disclosed.
GLENDALE, ARIZ., AND LITTLETON, COLO. — A joint venture between Advantage Storage and Harrison Street Real Estate Capital has acquired a two-property self-storage portfolio from a partnership between Wasatch Storage Partners and a private real estate fund advised by Crow Holdings Capital – Real Estate. The price was not disclosed. Together the properties total 147,521 square feet and 1,425 storage units. Both assets feature drive-up units, climate-controlled units, secure fencing with electric access control, 24-hour video surveillance and retail-oriented customer service offices. The portfolio includes the 96,950-square-foot, 955-unit self-storage facility located at 7910 E. Beardsley Road in Glendale, a Phoenix suburb; and the 50,571-square-foot, 470-unit facility located at 11645 W. Belleview Ave. in Littleton, a suburb of Denver. Brian Somoza and Steve Mellon of JLL brokered the sale.
DALLAS — Bellomy & Co. has brokered the sale of a CubeSmart self-storage facility located at 5505 Maple Ave. in the Oak Lawn area of Dallas. The Class A facility, which opened in March 2017, consists of 1,111 units across 100,239 net rentable square feet. Approximately 91 percent of the units are climate-controlled. Bill Bellomy, Michael Johnson and John Arnold of Bellomy & Co. represented the seller, Dallas-based Platinum Construction, in the transaction. The Bellomy team also procured the undisclosed buyer.
BRENTWOOD, TENN. — Platinum Storage Group has unveiled plans to develop Brentwood Self Storage, an 828-unit, 120,000-square-foot self-storage facility in Brentwood, roughly 10 miles south of Nashville. The property is situated on 2.8 acres at the intersection of Old Hickory Boulevard and Cloverland Drive. The storage facility will feature climate-controlled units, 24/7 surveillance, automatic door locks, individually alarmed units, electronic secured floor access and Wi-Fi throughout. Construction on the building is scheduled to begin in March.
KATY, TEXAS — Bellomy & Co. has arranged the sale of Saums Road Self Storage, a self-storage facility in the Houston metro of Katy that features 306 units across 27,270 square feet of net rentable space. The sale includes additional land for expansion. Bill Bellomy, Michael Johnson and John Arnold of Bellomy & Co. represented the undisclosed seller and procured the undisclosed buyer, both of which are based in Texas.
LOS ANGELES — The Magellan Group has sold two Los Angeles-area properties for a total of $77.6 million. The transaction includes Commerce Business Center and Magellan Storage – Commerce, both located in the Commerce submarket. Blackstone Property Partners acquired Commerce Business Center, a 290,000-square-foot industrial facility. The project included 90,000 square feet of new construction built by Magellan to meet demand for smaller tenant spaces in the market. U.S. Storage Centers purchased Magellan Storage – Commerce, a 1,348-unit, 144,000-square-foot self-storage facility. Magellan’s value-add strategy for the project entailed the redesign and redevelopment of a former industrial building. NKF represented Magellan on the business center sale, while Cushman & Wakefield represented the seller on the self-storage transaction.
EDINBURG, TEXAS — Bellomy & Co. has arranged the sale of Superior Storage, a 524-unit self-storage facility located in the Rio Grande Valley (RGV) metro of Edinburg. The facility offers a mix of climate- and non climate-controlled units across 70,640 net rentable square feet. Bill Bellomy, Michael Johnson and John Arnold of Bellomy & Co. represented the Texas-based seller and procured the California-based buyer. Both parties requested anonymity.
