LOS ANGELES — Gelt Ventures LLC has sold an eight-property self-storage portfolio in Tennessee and Mississippi totaling 3,999 units. The facilities are mostly situated in the metro Memphis market, with five assets in Memphis, two in Olive Branch, Miss., and one in Nesbit, Miss. Canadian-based investor Minimal Storage Properties purchased the 487,000-square-foot portfolio for an undisclosed price. Gelt Ventures originally acquired the portfolio in June 2020 for $41 million. The single-story properties were built between 1972 and 2006 and feature commercial office space, manager’s apartments and a mix of drive-up, indoor and climate-controlled units averaging 141 square feet in size. During its ownership period, Los Angeles-based Gelt Ventures carried out capital improvements on the self-storage assets, improved the tenant mix and implemented a revenue management strategy.

HUGHES SPRINGS, TEXAS — Marcus & Millichap has brokered the sale of a 260-unit self-storage facility in Hughes Springs, about 140 miles east of Dallas. The facility was built in 2019 and totals 54,100 net rentable square feet, including 20 RV/boat storage spaces. Brandon Karr and Danny Cunningham of Marcus & Millichap represented the seller, a local developer, in the transaction and procured the buyer, a Dallas-based investment company.  Both parties requested anonymity.

LYNCHBURG, VA. — Coldwell Banker Commercial Read & Co. has brokered the $6 million sale of Forest Hill Shopping Center, an 82,000-square-foot retail center located at 2820 Linkhorne Drive in Lynchburg. Rick Read and Ricky Read of Coldwell Banker Read represented the seller, an entity doing business as Lynchburg Investment Co. Inc., in the transaction. The brokerage firm has served as the landlord rep for the retail center for the past 20 years. The buyer, Swintstorage Conversion Fund LLC, plans to convert the shopping center’s anchor store into a self-storage facility with some outdoor RV and boat storage space. The new owner will also rehabilitate the balance of Forest Hill’s retail space.

Extra-Space-Storage-Huntington-Station-New-York

HUNTINGTON STATION, N.Y. — Self-storage developer DXD Capital has delivered a 664-unit facility in the Long Island community of Huntington Station. The facility totals 62,125 net rentable square feet of space that will be entirely climate-controlled. Extra Space Storage is the operator of the facility, which will be the first new self-storage project to be built in Huntington Station in nearly three years, according to the development team. DXD Capital developed the property in partnership with Dallas-based investment firm Realty Capital Partners. Century Bank financed the project.

ROLLA, MO. — Marcus & Millichap has brokered the sale of Gateway Storage of Rolla, a 242-unit self-storage property in Rolla, a city in central Missouri. The sales price was undisclosed. Located at 11295 Old Highway 66, the facility offers 132 non-climate-controlled units and 110 climate-controlled units totaling 33,978 square feet across three acres. Built in 2015, the property is situated off I-44. Marla Colic of Marcus & Millichap represented the seller, Gateway Storage Mall, and procured the buyer, an out-of-state investment group.

BILOXI, MISS. — U-Haul has opened U-Haul Moving & Storage of Biloxi, a 344-unit self-storage facility located at 12011 Old Highway 67 in Biloxi. This is the first U-Haul-owned and -operated location in Biloxi and the company’s 14th in Mississippi. The one-story facility was delivered over the summer and purchased/rebranded earlier this fall. U-Haul Moving & Storage of Biloxi is situated at Old Highway 67 and Cedar Lake Road, which is close to exit 44 of I-10 and Miss. Highway 15. The property features indoor climate-controlled units, high-tech security and a retail showroom with boxes and moving supplies. U-Haul plans to implement its suite of moving trucks, trailers, towing devices and propane tank exchange services at the Biloxi location in the near future.

PHILADELPHIA — JLL has brokered the sale of three self-storage facilities in the Philadelphia area. The facilities, which traded as part of a 468,266-square-foot portfolio deal that includes three other facilities in South Florida, are located at 1354 Hook Road in Sharon Hill, 3952 N. Providence Road in Newtown Square and 4440 E. Bristol Road in Trevose. A partnership between Metro Self Storage and Heitman sold the portfolio to Andover Properties, which will rebrand the facilities under its Storage King USA flag. Brian Somoza led the JLL team that brokered the deal.

LOS ANGELES AND MILPITAS, CALIF. — Gantry has secured $18.9 million in permanent loans for three self-storage facilities in California. The Saf Keep-branded properties offer a total of 2,654 units, with two facilities in Los Angeles and one in Milpitas. Tom Dao and Erinn Cooke of Gantry represented the borrower, a private real estate investor. The three 10-year loans were provided by one of Gantry’s correspondent life company lenders and feature 30-year amortization schedules. The loan terms were structured with exact nonrecourse provisions, generous prepayment windows, ease of execution and competitive rates.

ATHENS, TEXAS — Marcus & Millichap has brokered the sale of Sentry Storage, a 316-unit self-storage facility located about 50 miles southeast of Dallas in Athens. Built on 9.1 acres in 1981 and recently expanded, the facility totals 47,356 rentable square feet. Brandon Karr and Danny Cunningham of Marcus & Millichap represented the Dallas-Fort Worth-based seller in the transaction and the locally based buyer. Both parties were private investors that requested anonymity.

BRAINERD, MINN. — U-Haul has acquired five former KO Storage facilities across Cass and Crow Wing counties in northern Minnesota. The properties are all located within the Brainerd metropolitan area and feature 790 drive-up units. Specifically, the facilities are located in Brainerd, Baxter, Nisswa and Pillager. The seller and sales price were not provided.
