ALLEN, TEXAS — Marcus & Millichap has brokered the sale of a 769-unit self-storage facility located at the intersection of Bethany Drive and South Greenville Avenue in Allen, a northeastern suburb of Dallas. Extra Space Storage operates the three-story facility, which was built in 2019 and totals 80,421 net rentable square feet of climate-controlled space. Jon Danklefs of Marcus & Millichap represented the undisclosed buyer in the transaction. The seller and sales price were also not disclosed.

1382-E-Foothill-Blvd-Upland-CA

UPLAND, CALIF. — Buchanan Street Partners has acquired a 2.1-acre site located at 1382 E. Foothill Blvd. in Upland for $6.2 million from a private owner/developer in an off-market transaction. Buchanan Street Partners plans to redevelop the site, which is located approximately 37 miles east of Los Angeles and is currently occupied by a vacant medical office building, into a Class A self-storage facility. The new four-story, 123,000-square-foot property will offer 1,180 self-storage units. Construction will begin immediately, with completion slated for January 2026. DAI General Contracting is the general contractor, and Wintrust Bank is providing construction financing for the project.

Extra-Space-Storage-Denton

DENTON, TEXAS — Marcus & Millichap has brokered the sale of a 493-unit self-storage facility in the North Texas city of Denton. Extra Space Storage operates the property, which was built in the early 1980s. The unit mix comprises 84 interior non-climate-controlled units, 294 drive-up non-climate-controlled units, 13 multi-door interior units and two multi-door drive-up units for a total of 58225 net rentable square feet. Brandon Karr of Marcus & Millichap represented the seller, a locally based investor, in the transaction and procured the buyer, a publicly traded self-storage REIT. Both parties requested anonymity.

CARMEL, N.Y. — Diamond Point Development has broken ground on an 800-unit self-storage facility in Carmel, about 60 miles north of New York City in the Hudson Valley region. The multi-story facility will comprise 81,000 net rentable square feet of climate-controlled space. Diamond Point is developing the facility in partnership with Dallas-based Rosewood Property Co. Extra Space Storage will manage the property, which is expected to be complete in late 2025.

GEORGETOWN, TEXAS — Marcus & Millichap has brokered the sale of Georgetown Mini Storage, a 144-unit self-storage facility located on the northern outskirts of Austin. The facility was built in 1983 and spans 26,400 net rentable square feet of non-climate-controlled space. Jon Danklefs and Douglas Diffie of Marcus & Millichap represented the undisclosed seller in the transaction. Danklefs also procured the buyer, New York-based Merit Hill Capital.

LAS VEGAS — At the September meeting of the Federal Open Market Committee (FOMC), the Federal Reserve lowered the federal funds rate by 50 basis points, which is the first easing of monetary policy in four years. This move lowered the short-term interest rate to a target range of 4.75 to 5 percent. Elevated borrowing costs have stifled commercial real estate transaction volumes the past couple years as buyers and sellers found that values were a moving target. Now with a reduction in interest rates, many real estate professionals expect transaction volume to rebound at least moderately. “In 2025, we expect lower interest rates will reduce borrowing costs, aid in price discovery and ultimately encourage an uptick in [commercial real estate] transactions,” said Angela Cain, global CEO of the Urban Land Institute (ULI). Cain’s comments came in a prepared statement to summarize the findings of Emerging Trends in Real Estate 2025, an annual report jointly produced by PwC US and ULI. The report was published in conjunction with ULI’s Fall Meeting, which is taking place this week at Resort World Las Vegas. Cain said that the real estate professionals surveyed for the report relayed that sentiment is improving, though many remain cautious. …

SAN ANTONIO — Developer DXD Capital has broken ground on an 870-unit self-storage project in San Antonio. The multi-story facility at 11202 Misty Woods St. will feature 80,490 net rentable square feet of climate-controlled space. Reliable Commercial Construction is the general contractor for the project, which is being financed by Illinois-based financial holding company Wintrust. Extra Space Storage will manage the facility, which is slated for a third-quarter 2025 opening.

CONROE, TEXAS — SurePoint Self Storage has delivered a 744-unit facility in Conroe, about 40 miles north of Houston. Operated by CubeSmart, the facility is located within Johnson Development’s Grand Central Park master-planned community and spans approximately 94,000 square feet of net rentable, climate-controlled space. The facility, which was originally announced in early 2022, is SurePoint’s 14th self-storage development in the greater Houston area.

CARBONDALE, ILL. — Marcus & Millichap has arranged the sale of a four-property self-storage portfolio totaling 890 units in Carbondale, a city in southern Illinois. The sales price was undisclosed. There are 834 non-climate-controlled units and 56 climate-controlled units totaling 98,363 rentable square feet. The properties are located at 710 E. Main St., 1535 N. Reed Station Road, 707 E. College St. and 1295 Harmony Lane. Marla Čolić of Marcus & Millichap represented the undisclosed seller. A regional storage investment group purchased the portfolio. Steven Weinstock, broker of record in Illinois, assisted in closing the transaction.
