MICHIGAN AND WISCONSIN — NAI Pfefferle has negotiated the sale of a five-property self-storage portfolio in Michigan and Wisconsin. The assets total 355 units across 73,358 square feet. The sales price was undisclosed, but the asking price was $3.9 million. Jonathan Glassco of NAI Pfefferle brokered the sale. Buyer and seller information was not provided.

SAN ANTONIO AND AUSTIN, TEXAS — Marcus & Millichap has arranged the sale of two self-storage facilities totaling 2,473 units in Central Texas. The properties are part of a portfolio of self-storage assets that also includes a 907-unit facility in Glendale, Ariz. The San Antonio property spans 88,325 net rentable square feet across 940 units, and the Austin property totals 147,200 net rentable square feet across 1,533 units. All three properties in the portfolio were constructed between 2020 and 2023 and predominantly feature climate-controlled space. Jon Danklefs of Marcus & Millichap represented the seller and original developer, Brookwood Properties, in the transaction and procured the buyer, UTEX Storage Partners.
ROUND ROCK, TEXAS — Matthews Real Estate Investment Services, a California-based brokerage firm, has negotiated the sale of a 270-unit self-storage facility in the northern Austin suburb of Round Rock. Life Storage operates the facility at 506 McNeil Road, which was originally constructed in 1980 and totals 28,450 square feet of net rentable space. Austin McLeod of Matthews represented the undisclosed seller in the transaction. The buyer and sales price were also not disclosed.
Storage Acquisition Group Purchases 911-Unit Self-Storage Facility in Conyers, Georgia

CONYERS, GA. — The Storage Acquisition Group (TSAG) has purchased a 911-unit self-storage facility located at 4489 McDonough Highway in Conyers, about 30 miles southeast of Atlanta. The 76,125-square-foot asset was the final facility of TSAG’s 18-property portfolio purchase from True Self Storage that spans 13,714 units across 10 states. The sales price was not disclosed. Bill Sitar Jr., John Cranley, Andrew Burachinsky and Monty Spencer led TSAG’s acquisition team on an internal basis.

C-PACE Maintains Appeal in Lower Interest Rate Environment
The Federal Reserve’s decision to begin aggressively hiking the federal funds rate in 2022 threw the commercial real estate market into turmoil. Property investors found it difficult to refinance much cheaper short-term loans that were often used to renovate or develop properties. However, the interest rate spike greatly enhanced the viability of commercial property assessed clean energy (C-PACE) financing, a type of loan that becomes an assessment that borrowers pay along with their tax bill. U-Haul Acquires 3,345-Unit Self-Storage Portfolio in Midwest, Plans New 1,150-Unit Project in Twin Cities

PHOENIX — U-Haul (NYSE:UHAL.B), a national provider of moving and storage services, has acquired a four-property portfolio of self-storage facilities in the Midwest totaling 3,345 units. NexPoint Storage Partners, the self-storage arm of Dallas-based NexPoint, sold the portfolio for an undisclosed price. Three of the facilities are concentrated in the Twin Cities region of Minnesota, and the fourth is located in Kansas City, Kan. The properties include 101 American Blvd. W and 3216 Winnetka Ave N in Minneapolis; 631 Transfer Road in St. Paul, Minn.; and 500 Southwest Blvd. in Kansas City. U-Haul has begun operating the assets under its own brand of self-storage and moving services. Extra Space Storage formerly operated the facilities. The portfolio totals 327,791 net rentable square feet of climate-controlled space. Overall, the portfolio was 88 percent occupied at the time of sale. JLL represented NexPoint Storage Partners in the transaction. NEW HARTFORD, CONN. — Marcus & Millichap has brokered the sale of All Star Storage, a 350-unit self-storage facility in New Hartford, located west of the state capital. Built on 8.9 acres in 2016 and renovated in 2023, the seven-building property offers a mix of climate- and non-climate-controlled units. Nathan Coe, Gabriel Coe and Brett Hatcher of Marcus & Millichap, in conjunction with Patrick Lemp with Ascendant Valuation Advisors, represented the undisclosed seller in the transaction. The buyer and sales price were also not disclosed. John Krueger of Marcus & Millichap assisted in closing the deal as the broker of record.
NAPERVILLE, ILL. — Hernandez Development and XSITE Real Estate have received the site plan approval from the Planning and Zoning Department of DuPage County for a Class A self-storage facility in the Chicago suburb of Naperville. Plans for the 120,300-square-foot project include a three-story, climate-controlled self-storage facility with 882 units as well as a one-story Little Sunshine Playhouse & Playschool and a drive-thru-only Scooter’s Coffee. CubeSmart will manage the self-storage portion. According to the development team, the Naperville area currently offers 6.07 square feet of self-storage per person, while the average utilization rate as an indicator of equilibrium is 8.44 square feet. DXD Capital Starts Construction of 706-Unit Self-Storage Facility in Scottsdale, Arizona

SCOTTSDALE, ARIZ. — DXD Capital has broken ground on a self-storage facility totaling 66,750 rentable square feet in Scottsdale. Located at 8888 E. Desert Cove Ave., the four-story property will offer 706 individual storage units and two basement levels. Extra Space Storage will manage the facility, which is slated to open in fourth-quarter 2025. The project team includes TLW Construction as general contractor and Southwest Capital Bank as construction lender. DXD Capital acquired the site in July 2024. To date, DXD has invested in 19 self-storage developments and one seven-facility portfolio acquisition across the United States.
TUTTLE, OKLA. — Marcus & Millichap has brokered the sale of Premium Storage, a 375-unit self-storage facility in Tuttle, a southwestern suburb of Oklahoma City. The site spans seven acres, and the property features 107,330 net rentable square feet across 37 climate-controlled units, 334 non-climate-controlled units and four commercial spaces. Bryan Quaschnick, Danny Cunningham and Brandon Karr of Marcus & Millichap represented the Dallas-based seller in the deal and procured the buyer, an out-of-state, privately held investment group.
