BESSEMER, ALA. — Marcus & Millichap has brokered the sale of Second Attic Storage, a 302-unit self-storage facility located on a three-acre site at 1760 4th Ave. SW in Bessemer, about 19 miles southwest of Birmingham. Eddie Greenhalgh, Jake Payne and Lee Thornton of Marcus & Millichap’s Birmingham office represented the seller and procured the buyer, both limited liability companies that requested anonymity, in the transaction. The sales price was also not disclosed.

Marcus & Millichap Closes Sale of 314-Unit Self-Storage Facility in Columbus, Mississippi

COLUMBUS, MISS. — Marcus & Millichap has closed the sale of Friendly City Mini Warehouses, a 314-unit self-storage property located on a 3.3-acre site at 7627 Highway 45 N in Columbus. Phase II of the property is currently in lease-up. Matthew Porter of Marcus & Millichap’s Memphis office represented the seller, Peter Imes, in the sale. The buyer and sales price were not disclosed. Mickey Davis, Marcus & Millichap’s broker of record in Mississippi, assisted in closing the transaction. Built in 2022 and expanded earlier this year, Friendly City Mini Warehouses features 163 climate-controlled units and 145 non-climate-controlled units across 47,720 net rentable square feet. The facility, which was 91 percent leased at the time of sale, features 24-hour digital surveillance and gated entry with coded access.

Go Store It, Snapbox Merge, Creating 10 MSF Self-Storage Giant
CHARLOTTE, N.C. AND PHILADELPHIA — Go Store It Self Storage and Snapbox Self Storage have merged. The combined company is now one of the largest private self-storage operators in the United States, according to a press release issued by the companies. Operating under the Go Store It Self Storage brand name, the new entity will oversee a portfolio totaling more than 10 million square feet of storage space across 145 locations in 23 states. Executive leadership will include Ryan Hanks and Jake Ramage as chief executive officers (CEOs), with Matt Lang serving as president. The merger is designed to enhance operational efficiency as well as stimulate growth in the areas of acquisition, development and third-party management. Founded in 2013 in Charlotte, N.C., Go Store It is a subsidiary of Madison Capital Group Holdings. Philadelphia-based Snapbox was also founded in 2013. Both companies are FrontRange Capital portfolio companies. FrontRange has invested roughly $100 million in Madison Capital and its affiliates, including Go Store It, and is making a co-general partner (co-GP) commitment to the new entity. — Hayden Spiess
OGDEN, UTAH — The LeClaire-Schlosser Group of Marcus & Millichap has negotiated the sale of Vault Storage, a storage facility in Ogden, approximately 35 miles north of Salt Lake City. Mountain West Self-Storage acquired the asset from the original developer for an undisclosed price. Jordan Farrer and Adam Schlosser of The LeClaire-Schlosser Group represented the seller in the deal. Located at 1506 Gibson Ave., Vault Storage consists of eight one-story buildings offering a total of 371 climate-controlled and non-climate-controlled units. The facility has all metal buildings, metal interior walls, standing seam metal roofs, roll-up doors and asphalt driveways.
INEZ, TEXAS — Marcus & Millichap has brokered the sale of a portfolio of two self-storage facilities totaling 483 units in Inez, located in southeast Texas. Inez Storage and Beck Road Storage span a combined 11 acres and consist of 10 buildings that house 214 climate-controlled units, 258 drive-up non-climate spaces and 10 covered parking spaces. Dave Knobler and Mixson Staffel of Marcus & Millichap represented the seller, a private investor, in the transaction. The duo also procured the buyer, a California-based family trust. The sales price was not disclosed.
OLATHE, KAN. — StorTropolis Self-Storage has opened a new facility in Olathe at 601 N. Millridge St. The property features 113,010 square feet of leasable storage space divided into 867 units. Alongside indoor units with temperature control, the facility also offers indoor drive-up units. The property utilizes StorageDefender, a motion-sensing technology that alerts tenants by text of any activity in their storage unit. Additional security features include a gated and fenced property with keypad access, 24/7 recording cameras and onsite management. Storage Asset Management will oversee daily operations. StorTropolis is a Hunt Midwest self-storage platform.
PALM COAST, FLA. — Andover Properties has opened a new self-storage facility at 5622 State Highway 100 E in Palm Coast, a city on Florida’s Atlantic Coast midway between St. Augustine and Daytona Beach. Operating under the company’s Storage King USA brand, the 105,330-square-foot property totals 656 units, 564 of which are climate-controlled. The facility also features a 5,400-square-foot covered drive-thru canopy and 38 outdoor parking spaces.
IOWA CITY, IOWA — Marcus & Millichap has brokered the sale of Oak Crest Storage, a 261-unit self-storage facility in Iowa City. The sales price was undisclosed. Built in 1999 and located at 4942 Oak Crest Hill Road SE, the property features 27 climate-controlled units, 101 non-climate-controlled units, 22 enclosed parking spaces, 109 uncovered parking spaces and two leasable offices. Overall, the asset totals 34,397 rentable square feet. George Kondracke, Brian Kelly, Gabriel Coe, Nathan Coe and Brett Hatcher of Marcus & Millichap represented the undisclosed seller and procured the buyer, Streamlined Storage, which now maintains four locations in Iowa. Jon Ruzicka, broker of record in Iowa, assisted in the transaction.
BRISTOL, R.I. — Developer DXD Capital has completed a 750-unit self-storage facility in Bristol, about 20 miles south of Providence. Extra Space Storage will operate the facility at 180 Mount Hope Ave., which has a gross square footage of 88,620 square feet and a net rentable square footage of 61,600 square feet. In addition, the property’s design elements mimic those of New England townhomes. Jayeff served as the general contractor for the project, which was financed by Centreville Bank. DXD Capital acquired the site in November 2022.
INDIANAPOLIS — Cronheim Mortgage has arranged $14 million for the acquisition and conversion of a vacant retail center in Indianapolis into a 116,000-square-foot self-storage facility under the JustStorage brand. A bridge lender provided the nonrecourse, floating-rate loan, which features a 70 percent loan-to-cost ratio. DealPoint Merrill is developing the property, while its affiliate management company, JustStorage, will operate the asset. Plans call for both climate-controlled and non-climate-controlled offerings.
