ATLANTA — Atlanta-based Coro Realty Advisors plans to develop four new self-storage facilities in Georgia. The recent developments include Auburn Avenue Storage in Columbus, Lake Lanier Storage in Flowery Branch, Ridgewalk Storage in Woodstock and Georgetown Storage in Dunwoody. Auburn Avenue Storage is a three-story building that adds 57,000 leasable square feet of climate-controlled storage space to Coro’s existing property, which the company has owned since 2018. Lake Lanier Storage is currently under construction. The two-story facility will provide 75,000 leasable square feet of climate-controlled storage and 49,000 square feet for boat and vehicle storage. Coro Realty recently acquired the land for Ridgewalk Storage, with plans to break ground on the 83,000-square-foot, two-story project this fall. Georgetown Storage, a four-story facility that will offer approximately 120,000 leasable square feet of storage space, is in the planning stage.

MIDLOTHIAN, TEXAS — Marcus & Millichap has brokered the sale of Lakeridge Self Storage, a 564-unit facility located in the southern Dallas suburb of Midlothian. The property, which totals 59,517 net rentable square feet, was built in 2005 and expanded by roughly 20 percent in recent years. Danny Cunningham and Brandon Karr of Marcus & Millichap represented the seller, a locally based private investor, in the deal. The duo also procured the buyer, an Austin-based investment group that plans to renovate the facility.
ARGYLE, TEXAS — Storage King USA, the self-storage arm of New York City-based investment firm Andover Properties, has completed a 232-unit expansion of its facility in Argyle, located in Denton County. The project added 38,500 net rentable square feet of climate-controlled and non-climate-controlled space, as well as 5,750 square feet of flex space. The facility, which also offers enclosed and covered storage options for boats and RVs, now totals 865 units.
GREENWOOD, IND. AND COLUMBIA, MO. — StorageMart has acquired two facilities in Indiana and Missouri totaling 550 units. The Columbia, Mo., property is located at 1500 Creekwood Parkway and includes 312 units across 42,200 square feet. The Greenwood, Ind., facility is located at 994 S. State Road 135 and comprises 238 units across 37,475 square feet. The properties will undergo enhancements to align with StorageMart standards.
SIOUX FALLS, S.D. — U-Haul has broken ground on a 1,400-unit self-storage facility located at 3500 Powder House Road in Sioux Falls. Named U-Haul Moving & Storage of Veterans Parkway, the development is slated for completion in early 2025. The eight-acre property will include two three-story buildings with 700 units each. Customers will have 24-hour access, and units will include high-end security features. Plans call for a separate warehouse to hold 1,250 mobile storage containers. Customers will also have access to moving trucks, trailers, boxes and packing supplies, professional hitch installation and towing equipment.
LEHIGH ACRES, FLA. — CBRE has brokered the $4.5 million sale of a self-storage development site located in Lehigh Acres, a city in Southwest Florida’s Lee County. A private investor acquired the 87,813-square-foot property, which is situated at 511 Lee Blvd. Upon completion, the development will feature 971 climate-controlled self-storage units. CBRE’s Self Storage Advisory Group represented the seller, a private investor, in the transaction.
URBANDALE, IOWA — Marcus & Millichap has brokered the sale of an Urban Heights Storage facility in Urbandale near Des Moines for an undisclosed price. The 54,095-square-foot self-storage property, built in 2020, features 257 climate-controlled units, 95 drive-up units, 51 indoor units and 28 parking spaces. George Kondracke, Brian Kelly, Brett Hatcher, Gabriel Coe and Nathan Coe of Marcus & Millichap, in partnership with Brad Vander Linden of The Linden Co., represented the seller, a limited liability company. Buyer information was not provided.
COLORADO SPRINGS, COLO. — The LeClaire-Schlosser Group of Marcus & Millichap has brokered the sale of AC Self Storage, a self-storage facility in Colorado Springs. SmartStop Self Storage REIT acquired the asset from a Southern California-based limited liability company for an undisclosed price. Totaling 77,720 square feet, AC Self Storage consists of 16 single-story buildings comprising 486 non-climate-controlled drive-up units, 105 parking spaces and 30 office spaces. Facility amenities include a leasing office with retail display, security monitoring, perimeter fencing, elevated signage at all ingress/egress point, high-door units, expansion potential and wide-drive aisles. BRYAN, OHIO — SVN Wilson Commercial Group has arranged the sale of a Sheperd Storage facility in Bryan, a city in northwest Ohio. The sales price and buyer were undisclosed. The two-building property features 98 indoor units with four outdoor parking spaces. The 12,000-square-foot facility sits on a five-acre site with room for expansion. HOUSTON — Versal, a self-storage brokerage firm with offices in Austin and Los Angeles, has arranged the sale of A&B Boat & RV Storage, a 279-unit facility located approximately 14 miles southeast of downtown Houston. The facility spans 121,328 net rentable square feet. Bill Bellomy, Michael Johnson, Logan Foster and Hugh Horne of Versal represented the seller, California-based Sunbelt Storage II, in the transaction. The team also procured the buyer, Dallas-based RecNation.
