Marcus & Millichap Negotiates Sale of Scenic Self Storage Property in Littlefield, Arizona

LITTLEFIELD, ARIZ. — The LeClaire-Schlosser Group of Marcus & Millichap has arranged the sale of Scenic Self Storage, a self-storage facility located in Littlefield near both the Nevada and Utah borders. The asset traded for an undisclosed price. Jordan Farrer of Marcus & Millichap’s Salt Lake City office and Adam Schlosser of the firm’s Denver officer represented the seller, a Utah-based investment group. Ryan Sarbinoff of Marcus & Millichap’s Phoenix office served as the broker of record. Marcus & Millichap also procured the buyer, regional storage operators with assets in Utah and Arizona. Located at 3030 S. Scenic Blvd., the 34,770-square-foot Scenic Self Storage consists of eight one-story buildings offering 245 non-climate-controlled units and 109 parking units, totaling 354 units. Amenities include wide-drive aisles, outdoor vehicle parking, drive-up access, online rentals, convenient access and digital surveillance.

Colliers Brokers Sale of 772-Unit StorCo Self Storage Facility in Long Beach, California

LONG BEACH, CALIF. — Colliers has arranged the sale of StorCo Self Storage, a self-storage facility located at 3050 Orange Ave. in Long Beach. The asset traded for an undisclosed price. Situated on 7.5 acres, the nearly 80,000-square-foot StorCo Self Storage features 772 storage units in a mix of container storage, fixed drive-up and fixed interior units. Additionally, the property offers 67 parking spaces, a small billboard, a 3,100-square-foot commercial building and an approximately two-acre industrial outdoor storage parcel located at 1301 E. Spring St., which Rain For Rent occupies. Tom de Jong and Jacob Becher of Colliers’ de Jong | Becher Self Storage Group represented the seller, CREE Investment Co. The name of the buyer was not released.

Colliers Brokers Sale of 927-Unit Abby’s Mini Storage in Bakersfield, California

BAKERSFIELD, CALIF. — Colliers has arranged the sale of Abby’s Mini Storage, a self-storage facility in Bakersfield. Terms of the transaction were not released. Tom de Jong and Jacob Becher of Colliers’ de Jong | Becher Self Storage Group represented the seller in the deal. Situated on seven acres at located at 3311 Truxtun Ave., Abby’s Mini Storage features 22 single-story buildings plus a caretaker’s apartment, 1.1-acre yard for parking and U-Haul truck rentals. The 97,600-square-foot facility offers 927 self-storage units.

StorageMart Opens 785-Unit Self-Storage Facility in Indianapolis

INDIANAPOLIS — StorageMart has opened a new self-storage facility on East Washington Street in Indianapolis. The property offers 785 units with 82,159 rentable square feet of climate-controlled space in assorted sizes. Security features include 24/7 video surveillance, PIN entry access and motion sensor lighting. Founded in 1999 in Missouri, StorageMart operates more than 250 locations across the United States, Canada and the United Kingdom.

StorageMart Acquires Two Self-Storage Facilities in Minnesota

CRYSTAL AND NORTH SAINT PAUL, MINN. — StorageMart has acquired two self-storage facilities in Crystal and North Saint Paul for an undisclosed price. Both properties will undergo comprehensive updates to align with StorageMart’s standards. Together, the facilities offer 1,564 units and 159,282 square feet of rentable climate-controlled space. Unit sizes range from five-by-five units to 15-by-40 units.

Versal Negotiates Sale of 113-Unit Self-Storage Facility in Rockport, Texas

ROCKPORT, TEXAS — Self-storage brokerage firm Versal has negotiated the sale of Paradise Self Storage, a 113-unit facility in Rockport, located outside of Corpus Christi in South Texas. The facility was built in 1994 and spans 23,800 net rentable square feet. Bill Bellomy, Michael Johnson, Logan Foster and Hugh Horne of Versal represented the seller, Iowa-based Elkhorn River Investments LLC, in the transaction. The team also procured the buyer, Corpus Christi-based Preis Investments Inc.

Marcus & Millichap Brokers Sale of 303-Unit Self-Storage Facility in Gonzales, Texas

GONZALES, TEXAS — Marcus & Millichap has brokered the sale of Apache Self Storage, a 303-unit facility in Gonzales, about 75 miles east of San Antonio. The property consists of 50 climate-controlled units, 210 non-climate-controlled units, 24 container units and 19 parking spaces. Jon Danklefs of Marcus & Millichap represented the seller in the off-market transaction and procured a limited liability company as the buyer. Both parties requested anonymity.

Gantry Arranges $18.3M Loan for StorEz Self-Storage Facility in Scottsdale, Arizona

SCOTTSDALE, ARIZ. — Gantry has arranged an $18.3 million loan for StorEz Self Storage, located at 3030 N. 73rd St. in Scottsdale. The 71,000 rentable-square-foot property features 797 self-storage units. The five-year permanent loan was underwritten on the asset’s five-year pro forma as it moves through stabilization. An insurance company provided the financing, which features a fixed rate with an initial interest-only period followed by 25-year amortization. Andy Bratt and Sean Kuang of Gantry’s Irvine, Calif., office secured the loan on behalf of the undisclosed borrower.

NitNeil, Seamless Capital to Develop 923-Unit Self-Storage Facility in East Austin

AUSTIN, TEXAS — A partnership between Atlanta-based developer NitNeil Partners and locally based investment firm Seamless Capital will develop a 923-unit self-storage facility in East Austin. The existing structure on the 1.5-acre site at 853 Airport Blvd. will be redeveloped into a facility that spans 112,000 gross square feet and 83,000 net rentable square feet of climate-controlled space. LifeStorage will operate the property. Completion is slated for late 2024.

Marcus & Millichap Brokers Sale of 204-Unit Self-Storage Facility in Rockford, Illinois

ROCKFORD, ILL. — Marcus & Millichap has brokered the sale of Superior Self Storage of Rockford, a 31,210-square-foot self-storage facility in Rockford. The sales price was undisclosed. Located at 1711 York Ave., the property features 204 non-climate-controlled units, an onsite manager’s office, four rental apartments and one-single family residence. Sean Delaney of Marcus & Millichap represented the seller, a limited liability company, and the buyer, a limited liability company.
