SOUTH PASADENA, CALIF. — Gelt Ventures has completed the disposition of South Pasadena Storage, a self-storage facility located at 919 Mission St. in South Pasadena. An institutional buyer acquired the 677-unit asset for an undisclosed price. Built in 1986 on 1.8 acres, the six-building property includes 642 indoor storage units, 34 outdoor rental spaces and a live/work unit, as well as a site office. ExtraSpace Storage provides third-party management of the property. Adam Schlosser, Chico Le Claire and Keith Phillips of Marcus & Millichap represented the seller in the transaction. The buyer was self-represented.

AURORA, COLO. — Marcus & Millichap has arranged the sale of a StorQuest-managed self-storage facility situated on the southeast side of the E-470 loop in Aurora. A local private equity group sold the asset to an out-of-state firm for an undisclosed price. The 79,605-square-foot asset features a multi-story, climate-controlled building and 11 single-story buildings offering a total of 261 climate-controlled units and 353 non-climate-controlled units. The facility offers 24-hour video surveillance, interior and exterior lighting, secure digital keypad ingress/egress, a leasing office with conference room, prominent storage and wide drive aisles. Adam Schlosser and Charles LeClaire of Marcus & Millichap’s Denver office represented the seller and procured the buyer in the deal.
FULSHEAR, TEXAS —SurePoint Development, a self-storage owner-operator based in San Antonio, has agreed to purchase an 651-unit facility that is under construction in Fulshear, a western suburb of Houston. The site is located near the intersection of Texas Heritage Parkway and FM 1093, and the single-story facility will span 83,000 net rentable square feet of predominantly climate-controlled space. Completion is slated for next spring. The seller was not disclosed.
SANTA FE, TEXAS — Marcus & Millichap has brokered the sale of a portfolio of four self-storage facilities totaling 682 units in Santa Fe, located southeast of Houston in Galveston County. The Santa Fe Storage Portfolio spans 4.3 acres and consists of 17 single-story buildings and one two-story building that house 654 non-climate-controlled units and 24 outdoor parking spaces. The portfolio also features two office spaces, a billboard and an efficiency apartment for a total of 682 rentable spaces. Dave Knobler and Charles LeClaire of Marcus & Millichap represented the Texas-based seller and procured the Delaware-based buyer in the transaction. Both parties were limited liability companies that requested anonymity.
Rosewood Property Receives $31.9M Acquisition Loan for Self-Storage Portfolio in the West

VISTA, CALIF.; TEMPE, ARIZ.; AND LAS VEGAS — Talonvest Capital has arranged a $31.9 million loan for the acquisition of a three-property self-storage portfolio in Vista, Tempe and Las Vegas. The borrower is Rosewood Property CO. The portfolio offers 2,010 units, including 238 climate-controlled units, 1,772 non-climate-controlled units and 90 parking spaces. Kim Bishop, Tom Sherlock, Philippe Castillo and Lauren Maehler of Talonvest secured the 10-year loan that provides seven years of interest-only payments with the ability for full-term interest-only payments.
WINDSOR, COLO. — The LeClaire-Schlosser Group of Marcus & Millichap has arranged the sale of a 7.5-acre parcel in Windsor. The city has already approved plans for a 78,550-square-foot storage facility on the site. A local land developer sold the asset to a local investment group for an undisclosed price. The purchase includes a fully entitled, light industrial-zoned site at 340 Crossroads Blvd. with plans for an enclosed single-story self-storage facility. Thomas Parsons and Adam Schlosser of Marcus & Millichap’s Denver office represented the seller and procured the buyer in the transaction.
OLATHE, KAN. — Hunt Midwest is building its sixth and largest StorTropolis self-storage facility in Olathe, a southwest suburb of Kansas City. The project is located at 601 N. Millridge St. next to Walmart and Aldi stores. The development will total 112,987 leasable square feet across 867 climate-controlled units with a variety of sizes. Completion is slated for September 2024. With this sixth location, StorTropolis will offer more than 4,000 self-storage units in Clay County, Platte County, Blue Springs, Shawnee, Lenexa and Olathe. Hunt Midwest partnered with Strickland Construction and Storage Asset Management to build and operate the facility in Olathe. Both partners also built and operate the existing StorTropolis locations across the metro area.
TEMPLE, TEXAS — Self-storage brokerage firm Versal has arranged the sale of a 257-unit facility in Temple, about 70 miles north of Austin. The facility spans 81,840 net rentable square feet and is located at the intersection of State Highway 36 and Moffat Road. Bill Bellomy, Michael Johnson, Logan Foster and Hugh Horne of Versal represented the buyer and seller, both of which requested anonymity, in the transaction. The sales price was also not disclosed.
ABERDEEN, WASH. — Marcus & Millichap has negotiated the sale of ABC Mini Storage, a self-storage facility at 6221 Olympic Highway in Aberdeen, a coastal city approximately 100 miles southwest of Seattle. Two limited liability companies traded the asset for $2.2 million. Built in 1997, the 20,714-square-foot property features 172 units. Christopher Secreto of Marcus & Millichap represented the seller and buyer in the deal.
CHICAGO — Gantry has arranged an $8 million permanent loan to refinance existing debt on a self-storage facility in Chicago’s South Loop. The property at 605 S. Wabash Ave. was formerly a parking structure, but now encompasses 1,184 self-storage units across five stories and 95,000 square feet. The property is under new management, operating as Extra Space Storage. Andy Bratt and Sean Kuang of Gantry arranged the loan on behalf of the borrower, a private real estate investor. An insurance company provided the five-year, fixed-rate loan.
