MICHIGAN — Prestige Storage, in partnership with Peaceable Street Capital, has acquired a 12-property self-storage portfolio in western Michigan for an undisclosed price. The portfolio totals 490,302 square feet with 2,956 units. The properties are located in Muskegon, Fruitport, Spring Lake, Kent City and West Olive. The facilities, which feature a mix of climate-controlled and non-climate-controlled units, will be rebranded to Prestige Storage. The buyer intends to expand the properties, with initial plans calling for the addition of more than 100 parking spaces for boats, RVs and trucks. Columbus, Ohio-based Prestige maintains a portfolio of more than 50 properties in seven states totaling 2.4 million rentable square feet.

CARLSBAD, CHINO AND NIPOMO, CALIF. — A Covina-based private family office investor has acquired three industrial assets in Southern California for $39.6 million.  The acquisition includes a Class B facility at 2070 Las Palmas Drive in Carlsbad; a 52,000-square-foot, multi-tenant property at 14055 Laurelwood Place in Chino; and Nipomo Self Storage, a self-storage facility at 542 Lindon Lane in Nipomo.  Peter Hauser, Shane Shafer, Matt Hauser and Jordan Hauser of Northmarq represented the buyer. The seller was not disclosed.

AUBURN, N.Y. — Marcus & Millichap has brokered the sale of B&C Storage, a 229-unit self-storage facility in Auburn, about 30 miles west of Syracuse. The facility was originally built on 2.8 acres in 1980 and comprises 24,094 net rentable square feet of non-climate-controlled space. The sale included an adjacent parcel that spans a third of an acre. Luke Dawley, Nathan Coe, Brett Hatcher and Gabriel Coe of Marcus & Millichap represented the buyer and seller, both of which were limited liability companies that requested anonymity, in the transaction. John Horowitz of Marcus & Millichap assisted in closing the deal as the broker of record.

ELBERTA, ALA. — Argus Self Storage Advisors has brokered the $1.9 million sale of a self-storage facility located on a 16.1-acre site in Elberta. The facility comprises 98 climate-controlled units totaling 11,250 rentable square feet and 37 boat and RV parking spaces spanning 19,800 rentable square feet. Texas-based A-Affordable Boat & RV Storage purchased the property from undisclosed sellers. Stuart LaGroue Sr. and Bill Barnhill of Argus represented the sellers in the transaction.

FREDERICK, MD. — Diamond Point Development and The Ardent Cos. have opened a 100,000-square-foot self-storage facility located at 1845 Brookfield Court in Frederick. Formerly the Frederick Indoor Sports Center, the two-story facility comprises 700 climate-controlled units across 74,000 rentable square feet. The property is also fully solar powered, marking the first environmentally friendly self-storage facility in the city, according to the developers. Buffalo, N.Y.-based Life Storage operates the property.

BOSTON — Stuf Storage, a company that converts unused portions of office buildings into self-storage space for tenants, has opened a 2,400-square-foot space at 18 Tremont Street, a 12-story building in downtown Boston. The deal marks the Boston debut of Stuf Storage, which also operates facilities in Los Angeles, New York, San Francisco, Atlanta, Boston, Seattle and Washington, D.C.

WATSEKA, ILL. — Franklin Street has arranged the sale of a 104-unit self-storage facility totaling 12,600 net rentable square feet in Watseka, about 60 miles east of Champaign. The sales price was undisclosed. The value-add property is located at 1090 E. Walnut St. Frank DeSalvo and David Perlleshi of Franklin Street represented the seller, Houston-based Pebble Ridge Capital. Wisconsin-based Just Simple Storage acquired the asset. The transaction marks the entrance into the Illinois market for Just Simple Storage, which currently operates facilities in Michigan and Wisconsin.

AKRON, OHIO — Marcus & Millichap has negotiated the sale of Premier Storage of Akron, a self-storage facility in Akron, for an undisclosed price. Built in 1995, the property features 148 non-climate-controlled units and totals 21,200 net rentable square feet. Nathan Coe, Brett Hatcher and Gabriel Coe of Marcus & Millichap represented the seller, a limited liability company. Buyer information was not provided.

ROLLA, MO. — Marcus & Millichap has arranged the sale of a 221-unit self-storage facility in Rolla, a Missouri city located about midway between Springfield and St. Louis. The sales price was undisclosed. The property includes non-climate-controlled units along with one 400-square-foot office space and eight parking stalls. The facility is 93 percent leased. Marla Čolić and Anne Williams of Marcus & Millichap represented the seller, a limited liability company. A private equity group with storage holdings across the U.S. was the buyer.

PHILADELPHIA — Marcus & Millichap Capital Corp. (MMCC) has arranged an $8.1 million loan for the refinancing of Compass Self Storage, a 1,167-unit facility located on the north side of Philadelphia. Douglas Brooks of MMCC originated the financing, which was structured with a five-year term, fixed interest rate and a 25-year amortization schedule. The borrower and direct lender were not disclosed.
