SAN ANTONIO — StorageMart, a Missouri-based owner-operator, has purchased a former Life Storage facility in San Antonio that spans 99,833 net rentable square feet across 877 units. The new ownership plans to implement a value-add program that will include the installation of an upgraded security system. StorageMart, which currently operates four self-storage facilities in the San Antonio area, will also turn management of the property over to its in-house team. The seller and sales price were not disclosed.
MELISSA, TEXAS — Marcus & Millichap has brokered the sale of a 459-unit self-storage facility in Melissa, located north of Dallas in Collin County. The Class A property consists of 293 climate-controlled units and 166 non-climate-controlled units across 56,525 net rentable square feet of space. Brett Hatcher, Gabriel Coe and Brian Kelly of Marcus & Millichap represented the buyer and seller, both of which requested anonymity, in the transaction. Tim Speck of Marcus & Millichap assisted in closing the deal as the broker of record.
FAIRFIELD, CALIF. — StoragePRO Management has opened a new multi-level self-storage facility situated on five acres at 475 Lopes Road in Fairfield. The 131,000-square-foot facility offers 930 indoor storage units and a two-story RV, boat and vehicle storage on the ground floor with secure, drive-up access. The property also features a property-wide 24-hour surveillance video system, electronic smart locks on each unit, entry and exit property access keypads, fenced and gated property perimeters, motion-censored interior and exterior LED lighting, fire sprinklers and onsite managers, as well as a leasing office and no-contact online rentals and bill pay. Elk Grove-based GC Construction and Development served as the project’s general contractor.
NEW BRAUNFELS, TEXAS — Marcus & Millichap has brokered the sale of B’s Stor All, a 286-unit self-storage facility in the northeastern San Antonio suburb of New Braunfels. The property consists of 32,320 net rentable square feet of non-climate-controlled space across 237 units, along with 49 outdoor parking spaces. Jon Danklefs of Marcus & Millichap represented the seller, an undisclosed limited liability company, in the transaction. The buyer and sales price were also undisclosed.

WARWICK, R.I. — New Hampshire-based self-storage developer True Storage has completed a 455-unit facility in Warwick. All of the units feature climate-controlled space. CubeSmart manages the 60,000-square-foot property, which formerly served as a manufacturing facility for Interplex, a technology and engineering firm based in Singapore. True Storage purchased the property in September 2021 when Interplex relocated.
CONROE, TEXAS — SurePoint Self Storage will develop a 744-unit facility that will be located within Johnson Development’s Grand Central Park master-planned community in the northern Houston suburb of Conroe. CubeSmart will operate the facility, which will feature approximately 94,000 square feet of net rentable, climate-controlled space. Construction is scheduled to begin this fall and to be complete in May 2023. The facility will be SurePoint’s 14th self-storage development in the greater Houston area.
PORT NECHES, TEXAS — Marcus & Millichap has brokered the sale of Eagle Climatized Storage, a 237-unit self-storage facility in Port Neches, located outside of Beaumont near the Louisiana-Texas border. The facility was built on 3.5 acres in 2003, and all of the units feature climate-controlled space. Dave Knobler of Marcus & Millichap represented the seller, a Georgia-based private investor, in the transaction. Brandon Karr and Danny Cunningham, also with Marcus & Millichap, also procured the buyer, a Texas-based limited liability company. Both parties requested anonymity.
MIAMI — Talonvest Capital has arranged a $21.4 million loan for a new self-storage facility in Miami. Situated near Interstate 95 and Miami’s Wynwood district, the seven-story property spans 106,940 square feet and comprises 1,100 climate-controlled units. An unnamed private investment firm based in New York provided the loan to the borrower, SpareSpace Storage, a locally based owner-operator. The firm will use the three-year loan to refinance construction debt and also finance the phased buildout of the facility. David DiRienzo, John Chase, Jim Davies, Ivan Viramontes, and Thalia Tovar of Talonvest Capital originated the loan, which features interest-only payments for the life of the loan with two 12-month extension options.
ZANESVILLE, OHIO — Marcus & Millichap has arranged the sale of Premier Storage of Zanesville for an undisclosed price. The self-storage facility consists of 102 non-climate-controlled units totaling 14,400 net rentable square feet. Nathan Coe, Brett Hatcher and Gabriel Coe of Marcus & Millichap represented the seller. Zanesville is located about 50 miles east of Columbus. Buyer and seller information was not provided.
