NEW YORK CITY — Developer and operator StorQuest Self Storage has opened a new facility at 155 King St. in the Red Hook neighborhood of Brooklyn. The number of units was not disclosed, but the five-story property spans approximately 84,000 net rentable square feet. Construction began in mid-2020. The property is StorQuest’s second in Brooklyn and 10th in the state of New York.

DXD Capital, InSite Property Group Purchase Land Site in Oahu for 853-Unit Self-Storage Facility

KAPOLEI, HAWAII — A joint venture between DXD Capital, a self-storage investor and developer, and InSite Property Group has acquired a 2.3-acre land site in Kapolei Business Park on Kalaeloa Boulevard in Kapolei. InSite will develop and operate an 853-unit self-storage facility on the property for the partnership under its SecureSpace brand. Construction of the self-storage facility is slated to begin in August 2022, with completion scheduled for September 2023. The property was acquired through DXD Self Storage Fund I, which DXD launched in November 2020. The $50 million fund will be used to primarily invest in ground-up development of Class A, multi-story, climate-controlled self-storage facilities across the United States.
NEW BEDFORD, MASS. — New Hampshire-based developer True Storage has completed a 627-unit self-storage facility in New Bedford, located south of Boston, that will be operated under the Extra Space Storage brand. The facility totals 55,600 net rentable square feet. True Storage acquired the site, which previously housed a recycling distribution center for Parallel Products, in 2020 and converted it to self-storage use.
BAYTOWN, TEXAS — Marcus & Millichap has arranged the sale of Main Plaza Storage, a 554-unit self-storage facility located in the eastern Houston suburb of Baytown. The property spans 66,500 net rentable square feet. Dave Knobler of Marcus & Millichap represented the seller, a private investor, in the transaction. Knobler also procured the New York-based buyer, which plans to implement a value-add program. Both parties requested anonymity.
EVANS MILL, N.Y. — Marcus & Millichap has brokered the sale of Storage Made EZ, a 590-unit facility located in the Upstate New York community of Evans Mill. Built on 10.3 acres in 2006, the property consists of 211 climate-controlled units, 370 non-climate-controlled units and nine retail spaces for a total of 80,004 square feet of net rentable space. Luke Dawley, Nathan Coe, Gabriel Coe and Brett Hatcher of Marcus & Millichap represented the seller and buyer, both of which requested anonymity, in the transaction. Susan Bands of Marcus & Millichap assisted in closing the deal as the broker of record.
MURRAY, UTAH — Marcus & Millichap has negotiated the sale of The Storage Center Salt Lake City, a self-storage facility in Murray. Terms of the transaction were not released. Located at 4317 S. Commerce Drive, the 100,450-square-foot property was constructed in phases from 1976 to 1992. The asset features a leasing office, resident manager’s quarters and 570 units. The buyer plans to complete a large-scale renovation on the property to bring it to institutional standards. Jordan Farrer and Adam Schlosser of Marcus & Millichap represented the undisclosed seller and procured the undisclosed buyer in the transaction.
CHATHAM, N.J. — New Jersey-based Cronheim Mortgage has arranged a $7.8 million loan for the refinancing of a self-storage and retail asset located in the Fort Worth area. The property, formerly a grocery-anchored retail center, consists of a CubeSmart-branded self-storage facility with roughly 1,000 units and a 10,000-square-foot retail space occupied by Goodwill. David Turley, Janet Proscia and David Poncia of Cronheim arranged the nonrecourse, fixed-rate loan on behalf of the borrower, an affiliate of California-based DealPoint Merrill. An undisclosed national bank provided the loan. The address of the property was not disclosed.
MESQUITE, TEXAS — Marcus & Millichap has brokered the sale of The Storage Place, a 553-unit self-storage facility located in the eastern Dallas suburb of Mesquite. The property spans approximately 74,000 net rentable square feet. Brandon Karr of Marcus & Millichap represented the seller, a limited liability company, in the transaction. Karr also procured the buyer. Both parties requested anonymity.
NEW YORK CITY — A partnership between Simi Capital Group, an investment firm with offices in New York City and Miami, global asset management firm Cerberus Capital Management and Atlanta-based Stonemont Financial has purchased a self-storage facility in Staten Island. The sales price was $19 million. The partnership plans to demolish the building at 2577 Forest Ave. and convert the site into an outdoor storage facility that will feature industrial parking space. Construction is expected to begin early next year.
FISHERS, IND. — StorageMart has acquired a 73,183-square-foot CubeSmart Self Storage facility in Fishers, a suburb of Indianapolis. The purchase price was undisclosed. Located at 10415 Allisonville Road, the property features 41 percent drive-up units and 59 percent interior, climate-controlled units. David Paulson, Stephen Lapierre and Wyatt Whitaker of Ackerman & Co., along with Steven Cornblatt and Coleman Tirone of Trout Daniel & Associates, represented StorageMart. Georgia-based York Allison LLC was the seller. This is StorageMart’s third location in Indiana. The property’s lighting, security system and gate entry will be updated.
