HARRISBURG, PA. — Dallas-based investment firm Rosewood Property Co. has acquired a 342-unit self-storage facility at 5700 Linglestown Road in Harrisburg. The property, which spans 35,430 net rentable square feet of primarily climate-controlled space, was converted from a warehouse into a self-storage facility in 2019. The seller and sales price were not disclosed.

HOUSTON — NAI Partners has brokered the sale of Sunny’s Self Storage, a 622-unit facility located at 1555 W. Grand Parkway N. in West Houston. The facility sits on a 2.5-acre site and spans 93,455 net rentable square feet. Ryan DeGennaro of NAI Partners represented the seller, Hetsun Partners, in the transaction. DeGennaro also assisted the buyer, an undisclosed regional investment firm, in closing the deal.
MIDLOTHIAN, TEXAS — Marcus & Millichap has brokered the sale of Midlothian Self Storage, a 714-unit facility located on the southern outskirts of Dallas. The property spans 94,385 net rentable square feet. Brandon Karr of Marcus & Millichap represented the seller, a private owner, and procured the buyer, a 1031 exchange investor. Both parties involved in the transaction requested anonymity.
HOUSTON — Marcus & Millichap has brokered the sale of Barker Cypress Self Storage, a 469-unit facility in Houston. Built on 2.9 acres in 1996 and expanded in 2003, the property consists of 130 climate-controlled units totaling 15,800 net rentable square feet and 339 non-climate-controlled units totaling 40,250 net rentable square feet. Dave Knobler and Charles LeClaire of Marcus & Millichap represented the seller, a family partnership, in the transaction. The buyer was not disclosed.
NEWCASTLE, OKLA. — Marcus & Millichap has brokered the sale of Riverside Boat & RV Storage, a 492-unit facility in Newcastle, a southern suburb of Oklahoma City. The property spans 161,316 net rentable square feet of space. Bryan Quaschnick, Brandon Karr and Danny Cunningham of Marcus & Millichap represented the seller, a private owner who developed the facility, and procured the buyer in the transaction. The property encompasses 83,960 net rentable square feet of climate- and non-climate-controlled space. OKLAHOMA CITY — Tampa-based brokerage firm SkyView Advisors has negotiated the sale of the Shepherd & Mustang Portfolio, a self-storage portfolio in the Oklahoma City area that consists of two properties totaling 145,115 net rentable square feet across 978 units. Scott Schoettlin and Ryan Clark of SkyView Advisors represented the seller, a locally based limited liability company, in the transaction. The buyer is a Texas-based developer that is considering vertically expanding the facilities with climate-controlled space.
HOUSTON AND DALLAS — Simply Self Storage, an Orlando-based owner-operator whose holdings total roughly 80,000 self-storage units across 23 states, has acquired a portfolio of eight facilities totaling approximately 4,200 units in Houston and Dallas. Seven of the properties spanning about 620,000 net rentable square feet and 3,600 units are located in Houston, with a roughly a third of that inventory being climate-controlled space. The Dallas property spans 65,950 net rentable square feet and 600 units. The seller and sales price were not disclosed.
NEW YORK CITY — The Davis Cos., a Boston-based development and investment firm, will build a 17-story self-storage facility at 155-165 W. 29th St. in Manhattan’s Chelsea District. The property will span approximately 180,000 square feet and feature more than 6,300 units of various sizes. Davis, which is developing the project in partnership with Highland Development Ventures LLC, has completed demolitions of the existing structures on the site and expects to open the facility in spring 2023. Mancini Duffy is the project architect, and Cauldwell-Wingate Construction is the general contractor. Santander Bank and United Overseas Bank provided construction financing.
IRVINE, CALIF. — Talonvest Capital Inc., a California-based boutique financial advisory firm, has arranged a $118.2 million bridge loan for the refinancing of a portfolio of four self-storage facilities located in and around New York City. The properties, which total 320,819 net rentable square feet across 5,148 units, are located in Brooklyn, Long Island City (Queens), Yonkers and White Plains. The portfolio also included 12,380 square feet of commercial space. An undisclosed global investment management firm provided the nonrecourse, floating-rate loan to the borrower, self-storage owner-operator Clutter Inc. Jim Davies, Kim Bishop, Eric Snyder, David DiRienzo and Tom Sherlock of Talonvest handled the debt placement.
