SAN ANTONIO — Marcus & Millichap has brokered the sale of a 694-unit self-storage facility in San Antonio that is operated under the Life Storage brand. The property consists of 571 climate-controlled units and 123 non-climate-controlled units that range in size from 50 to 300 square feet. Jon Danklefs of Marcus & Millichap represented the undisclosed seller and procured the buyer, a joint venture between Montfort Capital Partners LLC and Blue Vista Capital. Life Storage will continue to manage the property.

MIDDLETOWN, PA. — Marcus & Millichap has brokered the sale of Londonderry Storage, a 371-unit self-storage facility in Middletown, a suburb of Harrisburg. Built in 1999 and expanded on an adjacent parcel in 2003, the property consists of 49,250 net rentable square feet of non-climate-controlled space. Nathan Coe, Brett Hatcher and Gabriel Coe of Marcus & Millichap represented the seller, a limited liability company, in the transaction. The buyer and sales price were not disclosed. Sean Beuche of Marcus & Millichap assisted in closing the deal as the broker of record.

CEDAR HILL, TEXAS — Colliers International has arranged the sale of Allsafe Self Storage, a 599-unit facility in Cedar Hill, a southern suburb of Dallas. The 85,550-square-foot property was built in 2000 and expanded in 2011. Kyle Newswanger of Colliers represented the seller, a private developer and investor, in the transaction. Newswanger also secured the buyer, an out-of-state private investor.

HUBBARDSTON, MASS. — Marcus & Millichap has brokered the sale of a self-storage development site in Hubbardston, about 45 miles west of Boston. The site is zoned for the development of 288 non-climate-controlled units totaling 47,800 net rentable square feet. Nathan Coe, Brett Hatcher and Gabriel Coe of Marcus & Millichap represented the seller and the buyer, both of which requested anonymity, in the transaction. John Horowitz of Marcus & Millichap assisted in closing the deal as the broker of record.

Valley-Ranch-Self-Storage-Porter

PORTER, TEXAS — The Signorelli Co., the locally based developer behind the 1,400-acre Valley Ranch master-planned community, has opened Valley Ranch Self Storage, a 750-unit facility located in the northeastern Houston suburb of Porter. The three-story property has a gross square footage of 100,000 square feet and offers climate-controlled space. Units range in size from five-by-five feet to 10-by-30 feet, with units on higher levels accessible by elevator.

Quinlan-Self-Storage-Fair-Lawn-New-Jersey

FAIR LAWN, N.J. — Quinlan Development Group LLC has broken ground on a 1,084-unit self-storage facility in Fair Lawn, located across the Hudson River from The Bronx. Upon completion, which is slated for summer 2022, the $17 million facility will have a gross square footage of approximately 123,000 square feet. Bank OZK provided construction financing for the project, which is the fourth self-storage facility that Quinlan has developed from the ground up since 2018.

CubeSmart-Bee-Cave

BEE CAVE, TEXAS — JLL has negotiated the sale of CubeSmart – Bee Cave, a 645-unit self-storage facility located on the western outskirts of Austin. The property opened in September 2019 and consists of 590 climate-controlled units and 55 non-climate-controlled drive-up units. Brian Somoza and Steve Mellon of JLL represented the seller, an affiliate of locally based developer Endeavor Real Estate Group, in the transaction. The buyer, New York City-based investment firm The Pegasus Group, will manage the property under its Central Self Storage flag.

All-Stor-South-Congress-Austin

AUSTIN, TEXAS — New York City-based investment firm The Pegasus Group has acquired All Stor South Congress, a 575-unit self-storage facility in South Austin. The property opened in July 2018 and consists of 298 climate-controlled and 227 non-climate-controlled drive-up units, in addition to four parking spaces for rent. Brian Somoza and Steve Mellon of JLL represented the seller, an affiliate of locally based development firm Endeavor Real Estate Group, in the transaction. Pegasus Group will manage the property under its Central Self Storage flag.

LINDALE, TEXAS — Terrydale Capital, a Dallas-based financial intermediary, has arranged a $1.2 million acquisition loan for a self-storage asset in Lindale, located outside of Tyler in East Texas. Cody Baker of Terrydale Capital arranged the loan, which carried a fixed 4.25 percent interest rate for five years, a 25-year amortization schedule and one year of interest-only payments, through an undisclosed bank. The borrower was also undisclosed.

Extra-Space-Storage-Richmond

RICHMOND, TEXAS — Texas-based HPI Real Estate has acquired a 745-unit self-storage facility at 10535 Mason Road in Richmond, a southwestern suburb of Houston. Extra Space Storage manages and operates the facility, which spans 93,630 net rentable square feet and was more then 95 percent occupied at the time of sale. The seller and sales price were not disclosed. HPI acquired the asset in conjunction with another Extra Space Storage facility in Naples, Fla.
